Perfect spot for a River trip. Right next to tube rentals with an easy float back to house.

Went on vacation for spring break with my whole family. The place was awesome and clean. it is a gated area with about 10 houses around. And no one can come in unless they have the code. Therefore, it is super safe and the direct access to the Guadalupe river was excellent. This is definitely a place we would come back to. (:

House was a great size for our Christmas get together. It is in a beautiful area. The access to the river is smaller than we expected.

House was very nice and was super easy to check in and get there. We thought the house would be directly in-front of the river which it wasn’t. Some of the houses are and it’s a very short walk to the river inside a nice gated community which was nice! Plenty of room for our family of 11. Kids had a blast. Would definitely stay there again in the future.

We rented the house for Monday through Friday in July. We had six adults and one infant traveling with us. There was plenty of seating area both inside and out. The house had been freshly cleaned prior to arrival. It was very well stocked with everything we needed, including movies and board games for rainy days. The only negative we had during our trip was a group of tent campers that moved in the the adjacent location and the noise was close to the master bedroom. Overall a great trip, and we will definitely return.

House was nice, no towels what so ever, had to go down the street and buy towels, and then there was a rave at mount breeze the first night that went till 6am the next morning. Didn’t get any sleep.

Great stay for our family. Tidy neighborhood along the river and friendly fellow vacationers. The huge front porch was wonderful. No river view but the view of the hills across the river was pretty and river access was very close down the hill to the right and simply walking next door through a gate to CaPs Crossing to go tubing was a bonus. ($20/person cash only) House had everything we needed for a comfortable stay . There were linens and pillows on each bed, extra pillows in closets, kitchen has towels too - just bring any bathroom towels and washcloths you’ll need and food to cook. All appliances worked well. We found Camp chairs in the ping pong room, games in the family room, grills, a picnic table and even one river tube to use. Decent yard space outside for corn hole, etc. Summer weekends are noisy- the campgrounds on both sides have music going into the wee hours. If you want a quiet stay, book Sunday-Wednesday. 4 stars only because some areas like the front porch really need a good scrubbing and little things like batteries missing from remotes and smoke detector, missing lightbulbs, master shower getting tepid but not hot, couch’s left recliner being broken and not being able to get the TV or surround sound speakers to work (which stimulated more family time and conversation and we didn’t miss it) were minor drawbacks. On the whole we really really enjoyed our stay and would recommend this property!

We would definitely come back to stay again. The place was clean and in a pretty decent location. It is not on the river, nor can you see the river from the place, but river is just a short walk away. It worked out well for our big group. The only complaint that we had was that the shower in the master bath did not have hot water...although the other 2 showers did.

I rented this home and one that was river front in same neighborhood for a family reunion.

The property is near the river, but does not have a view of the river. It’s balcony overlooks other houses and driveway/parking. Management was kind to alert us to an heirloom quilt that our party left behind, and to return it to us. Sadly, this property is in much need of a deep clean and kitchen inventory refresh and restock. The larger sofa is broken, and an additional sofa would be great for large groups. Not all the lamps had lightbulbs. Over all we enjoyed our get together.

We will not stay here again - it is not clean and severely lacking in hospitality. The downstairs bathroom and shower were obviously not cleaned at all before we arrived. There was trash still on the downstairs bedside table. Despite the rule of taking everything with you when you leave, there was crap left everywhere in the cupboards. ALL of the mattress covers were seriously disgusting (we noticed because you have to strip your bed in a very strict way according to their rules). They only supply "linens"; you can't use the comforters or pillows in the pictures - from the state of the place, we guessed this is because they do not wash them. "Linens" is a loose term because there were no top sheets on ANY of the bunk beds. The kitchen floor was dirty and crusty around the stove. No hot water in the master bathroom. No batteries in the master bedroom tv remotes. Overall, this place was a big disappointment. They have an extensive rule book that contradicts itself. You have to have your sound off by 11am, but neighbors partied til the late hours. The location close to the river (a short walk away, NOT in the backyard) is good, but it does not make up for a place being dirty, during COVID-19!! I guess it is fine for college students, but not families or professional adults looking for a nice getaway. There are better, cheaper places on the river.

All the check-in information was clear and exact. The property was well appointed and clean, clean, clean! The neighborhood is nice, and the neighbors were respectful of noise levels, so it was a fantastically relaxing get away!

We enjoyed family time in the large kitchen n around the island while cooking n visiting with family. Our lil ones had room to play card games while they waited. We enjoyed our family time together!

Great experience!!! Everything we needed was right there. We walked up to a shuttle next door. Floated the river 2 days in a row! House was very well kept and clean! Made our vacation time away from home definitely worth it! Will definitely go back as a family again!!

A group of my friends and myself came down for a fun weekend on the river. The house was nestled in a great location with an awesome layout. The house was very clean and had everything we needed for a weekend on the river. The community was very lively as well which made the weekend a lot of fun!

This house has plenty of room for everyone to sleep especially when the downstairs suite is used. River access is close by, but 0 river views. Tube rental place right next door. Check out instructions are not consistent and the dishes floors could have been a little cleaner, but all in all an ideal property for a great weekend at the river!

This is a great house to stay at to float the river. You can walk a very short distance down to the water and the tube rental place is right next door. Everything in the house was in great shape. Other reviews had some complaints of the beds but we did not have any issues and everyone thought they were comfortable. We all had a blast and already started talking about next years trip! Awesome house! Highly recommend.

Just finished up our trip this past weekend. I have stayed at numerous houses over the years on river road, but this little community of houses might be the best yet. Having the tube rental place connected to the property with 14 people in your group makes everything hassle free. Saturday we just rented from Gilligan's Island and hung out on the river. I highly recommend this place with a large group of people. Keep in Mind that if you do have Children, the noise never really dies down till the next morning. But the quality of the house and convenience is well worth it.

There were parties going on all around, but when we went inside, we couldn’t hear a thing! Plenty of sleeping provisions, the kitchen was large enough for us to all move around. Overall the house has a GREAT layout. Very comfortable.

This was a great place to stay for our trip to the river! Everything was as advertised and very clean! We had several people from out of the state who have already asked about this place in the future! Thanks for making this trip amazing!

Loved that the property is next to a tube rental place. Tubing with no hassle. Water front is a short distance and we had plenty of room. Only thing we noticed was a strong odor when we arrived. I believe from septic system but we aired out the house and was gone by the second day. I would definitely recommend for any type of trip or group.

We had a great time. Daughter with baby stayed downstairs. Gave them great privacy. Kitchen had everything we needed. Loved having washer and dryer. Movies and games were a nice touch. You can't see the river but only 4 of the 16 houses can. But a very short walk around one of the houses. Owners are very easy and nice to work with. Would definitely recommend.

Lowest quality mattresses and pillows. Guest complained of restless sleep. Dead small roaches in the kitchen cabinets. On the positive side gated community.
