We have stayed on St John 7 times and these were the best views yet! The house was as listed, though could have had a more thorough cleaning for the cleaning fee. There were plenty of towels but some of the beach towels could use replacing. The air conditioners were very quiet and more than enough on warm nights. Loved having the donkeys visit in the evening. There were plenty of kitchen supplies. My main issue was with the condition of the beach chairs , there were only 2 that were usable and those had broken straps . As a group of 6 we had to take turns sitting in the chairs at the beach. I was also surprised with covid around that the hand soaps has been watered down. Overall we had a great time just a bit of upkeep needed.

We have been visiting St. John for 20+ years and this was our first time in staying in Coral Bay, I was not disappointed. The veiw from this villa is one that shouldn't be missed!! It's the perfect place to stay on the quiet side during busy season. The driveway was about what we expected for being in Coral Bay and no more adventurous than driving on St John anywhere else. I wouldn't plan on using the house beach chairs again as they where rusty and only half working I definitely would not call that a deal breaker. We thoroughly enjoyed our time and would stay here again. Thank you for the chance to share your house in paradise.

I’ll start with the best parts….. the VIEW was GORGEOUS once we got to the house. The house was well stocked with any necessary kitchen dishes, pans, appliances, etc. Beds were comfortable. There were coolers and beach chairs (several old and a couple newer ones). Restaurant choices were minimal in Coral Bay, they were closed some days and closed early on the days open (by 8pm so go to dinner early). There is a nice grocery store very close by. Prices are high but as expected. We had 7 adults in our party (my parents in their late 70’s and our 3 grown daughters). The guest cottage was a great addition to the property, however was not cleaned and ready upon our arrival around 8pm. We had to sweep and put clean sheets on the bed. The owner had a hard time finding anyone to clean and it took 3 days for someone to come clean, however he did text us every day about the situation and felt bad. We managed but it was very disappointing to not have that space clean, especially during Covid. The 3 girls stayed in the guest cottage due to the walk up to the main cottage. It would have been a lot for my parents. I read all of the reviews about the driveway, but it was steeper and more rugged than I expected. With that said, the entire island is more mountainous that I knew, so be prepared. (We rented 2 four door jeeps and wouldn’t have it any other way). It was truly gorgeous though. The drive from the airport was a challenge in the dark. The manager did not meet us at the car rental so we were on our own for the 30 minute drive to Coral Bay. Every VRBO that I have rented in the USVI’s had scheduled the property manager to meet and lead us to our house. If you’ve been to St. John before it may not be a big deal, but if it’s your first time, I would be sure they meet you at the car rental and lead the way, especially in the dark. Do not take Highway 10, take Highway 20 on the north side. The view is much better and the roads are much smoother (it’s only about 5 extra minutes…… wish we had known that ahead of time). The pool was very pretty but only gets morning sun. Not a big deal for us since we went to beaches every day, but didn’t relax at the pool before dinner, like we usually do. Overall, house was as expected and beaches were beautiful. We loved St. John and hope to return again!

What a great house and wonderful location! We enjoyed our 12 days stay in this lovely Coral Bay property. The house did not disappoint and was very comfortable! We loved drinking our coffee on the spacious deck with the wonderful views! The only disappointing factor of our trip was that Coral Bay restaurants were very sporadic with being open and hours. We loved the adventurous road up to the house and seeing all the donkeys and goats on our way.

You Definitely need a 4wheel vehicle to get up and down to the house and really most of the roads in St John. The house was clean, very comfortable, and very well stocked with almost any kitchen item you would need ! The view was amazing from the top deck and living room area and the pool! The layout of the house worked well for multiple Couples (3) to enjoy their own space.

Beware that you absolutely need a 4x4 to get up to this house. Make sure you confirm rental first. The description should be more clear and I have suggested that to the owner. We could only get a regular SUV (not 4x4) and it was not able to get up even the first section of hill. We had to leave our rental at bottom of hill. We would hike down in the morning to our rental with whatever we could carry and needed for the day and then paid the greeter to drive us up every day. Huge thank you to the greeter for working us into her schedule. It was definitely an adventure . House has great views, feels islandy and was as shown in pictures but we ended up leaving early to a hotel due to the inconvenience of not having a our car. I would also note that the second bedroom is on lower level and accessed from walking outside and down a flight of steps. My kids (10, 12) would not sleep down there alone and it also has a strong musty smell from being subterranean. The Cottage and Master BR are nice. House is located right in Coral Bay area with restaurant options, a market and access to great snorkeling nearby.

We had a great vacation at this home, other reviews stated that the road up was treacherous, but we found that it was typical of many roads in St John and never felt it was dangerous! We ha d a few issues during our stay but our property manager and the homeowners were very helpful and in constant communication! We will definitely stay here again, ohhh and I forgot to mention that the views are spectacular!!

Some wifi and power issues - a couple of us planned to wanted to work during the week, and there were 2 power cuts and frequent wifi issues (could be due to the altitude at which this property is located)

The view here was amazing but the driveway was treacherous-We didn't eat dinner out at all because we feared driving up the driveway in the dark- and wouldn't do it after drinking for sure. It would have been nice to know about the driveway in advance. If we had not had a brave driver and I had to do it I wouldn't have stayed. That said the house was comfortable and a fabulous view to look at. There was a smell from outdoors on the kitchen side-maybe from the goats? Not sure but when it wafted in it was pretty bad. The beaches are beautiful and the people are friendly. A beautiful island.

There were six of us there celebrating my birthday and it was roomy enough (with the cottage) to not get in each others way but to enjoy our company. House is terrific; kitchen fairly well equipped and master bedroom especially roomy. My only issues were that none of the TV's worked for the entire week and all of us would have like to have more than our phones to keep up with coronavirus news and to watch the Democratic debate. The owners tried to get them going but it wasn't possible (they use DISH satellite, not cable). The owners were also very on top of our request to address the mouse smell in the kitchen although they couldn't get anyone there to fix it. I've had a similar problem in my home last year so wasn't mistaken; also everyone there smelled it every time they opened the dishwasher or was at the sink. Needless to say, we didn't let it keep us from having a wonderful time. I would definitely recommend this house if you don't need a reliable tv.

We enjoyed our stay. The property is in a great location in Coral Bay. It is just above the hub of restaurants and shops in Coral Bay so it was easy to go down for dinner and cocktails. It was very private and the views were breathtaking. The home itself was very comfortable. The large master bedroom and master bath were luxury. The kitchen was well equipped. The pool was clean and because it was in the sun most of the day it warmed nicely. It was a great place to hang out in the afternoon and evening. We had some evening and morning rain which made the covered deck a haven to sit and watch the storm clouds come across the bay. Very relaxing. The drive up to the property was a bit bumpy at the bottom and quite steep at the top but we easily traversed it in our Jeep. It was only my husband and my self but we checked out the additional accommodations. To access the the downstairs bed room you need to use the outside stairs which are not covered. A consideration for families with young kids. The separate cottage was well appointed and private with its own covered deck and more great views. It would be a great options for couples that want a bit of separate space. We loved our stay and would rent this cottage again!

We had an absolutely fabulous time in St. John. The entire process from booking, to check in, to response to questions asked, to check out was flawless. The home was perfect for the 4 of us and the view was second to none! The ride up the hill was an adventure every time but the location was quiet, close to yummy restaurants and really a quick trip to the beaches. We will definitely return.

We loved Coconut Breeze! Plenty of space for our family of four. My teenagers liked the property set up with guest house because it gave them some private space to relax. But by far the BEST part was the pool with the amazing views of Coral Bay ... it was just absolutely incredible!!! I can't say it enough ... so beautiful! The house was clean and comfortable and the property had really nice landscaping. Fred and Eileen were very responsive with any questions I had and Melissa was very helpful at check in and guiding us to the house. The only reason I gave it four stars for location and neighborhood was the road to the house. It's a crazy bumpy steep drive but my husband and kids loved it ... I found it a little scary but don't let this take away from the adventure. I would stay here again in a heart beat! Coral Bay was quiet, beautiful and perfect for a relaxing vacation, even the week after Christmas which is one of their busier times. Some excellent choices for restaurants and the people were really friendly. We enjoyed the Coral Bay side of the island and found it convenient to some amazing beaches and hiking. This was our first time to St. John and my family loved it. We would absolutely return and stay at Coconut Breeze again ... a week is not long enough!

We stayed at this property over Christmas break. The view is simply amazing!!! Owners and property manager are super helpful. House is very well equipped. Everything we needed was in the kitchen. Beds were comfy. AC worked excellent in the bedroom. The drive up is crazy! We absolutely loved it! A 4WD is a must, but totally worth it. We would definitely return.

We love this home. The view is spectacular and the home is an oasis! We love the grill and sitting on the back porch to have our coffee and breakfast! The kitchen is very well equipped and great nightlife and restaurants within 10 mins! We’ll be back soon!

Such an incredible slice of paradise! Driveway was scary and the bedrooms not in the same home (locked our kids in upstairs) so not good for little kids, but the view and breezes and perfect accommodations were amazing. I would totally come back- and it would be perfect for grandparents in the little cottage down the walkway. Sunrise was extraordinary!!

Estate Carolina lived up to its expectations. We had a wonderful and relaxing vacation! Fred and Eileen along with the management team were responsive and made for a stress-free vacation. The views are remarkable and we will definitely be back.

This home is well maintained, beautifully furnished, and the perfect place to stay in Coral Bay! Everything you could ever want in a vacation home!! I would wake up each morning run to the window to make sure I was not dreaming. The bed in the master guest room was very comfortable my husband said I slept so soundly I forgot to snore.:) I will cherish the sweet memories my family made at Coconut breeze. Incredible!

This property is perfect for so many reasons. The view off the back deck is unlike anything I have ever seen. Waking up to this every morning is heaven. Great location in Coral Bay. There are a hand full of restaurants and bars within a few minutes of the house. There are also two markets to purchase food to cook in also within a few minutes. The house has a great kitchen for making meals and the pool with the view is so relaxing. This property is perfect for a family or a few couples. Best snorkeling spot on the island is 10 minutes from the house, salt pond. It is nice to stay over in Coral Bay and be out of the busy Cruz Bay part of the island. I found it much more laid back. 20 minute drive to Cruz if you want to do dinner there or want to hit the beaches on the other side of the island. Best of both worlds. I will be back to this property in the future if it is available.
