We initially chose this property because it's size accommodated all 20+ family members convening in Branson for our family reunion. All of us ended up loving our time. The pictures don't quite do the massive size of the house justice - our whole family was flooded on entrance. The grounds of the property are gorgeous - with a beautiful view of the lake we enjoyed every evening. One of our family members said she loved how much this property felt like a "home" compared to other cookie cutter places we've stayed before. Overall, our stay was excellent because of the home's: - Great location: close to everything in Branson (a 10 min drive), including the lake, stores, Branson Strip, etc. - Onsite amenities: our family used the tennis courts more than we expected! Awesome place to keep kids busy (our 3 yr old). The walking paths were enjoyed by everyone. The pool is awesome. - Responsive Management: our water went out briefly twice during our stay - but management was on it as soon as we let them know. Almost every rental property we've stayed in tends to have some small issue during our weeklong stay, but it's responsive management that makes a difference. Thanks for having our large family - we made some wonderful, lifelong memories at the Bella Estate!

What an amazing, beautiful home! It was perfect for our large family with so many bedrooms, living space both indoors and outdoors, amazing kitchen, large indoor pool, tennis courts, fire pit and gorgeous views. And besides all that, the home is simply beautiful with amazing architecture, decor, and a water feature in the home. The young adults loved the tennis courts; we all loved the game room. The property itself is also beautiful and private. We hope to be back next year!

We celebrated over 8 family members July birthdays in this beautiful, spacious, entertaining and accommodating home with 24 family members. All age groups were entertained with the pool, game room, theatre, tennis court, balconies and walking trails. The young children loved the fishing within easy walking distance and they caught their first ever Fire Flies! We cooked all 5 days in the well equipped kitchen with more than enough seating for everyone even a high chair which came in very handy for the youngest member who was 8 months old. Having 2 well stocked laundry rooms for pool towels, etc. was a blessing. The only recommendations we have are: 1. An outdoor trash can and bigger kitchen trash can would have been helpful 2. Bring your own ice Other than that, it was perfect!

There was something for everyone to do. A few questions were quickly responded to. We would definitely come again.

Family vacation celebrating our 50th anniversary. Great location and accommodations but property needs some TLC. Ice maker in the kitchen fridge didnt work, ovens wouldnt get very hot, fryer didnt work, broken chair in pool area, outdoor cushions need cleaning really bad. A lot of scuff marks on walls that needed painting. Tennis court cracked and needs some painting/crack filling, the cement railing on the patio was loose and if leaned on the person could fall. I called maintenance on some items and they were very snarky on the phone, I didnt call them back! When you're paying this much for the week you would expect better service and items in better repair. Otherwise the family had a great time and spent majority of the time in the indoor pool and outdoor patio!

Rented the Bella Vista estate for a family reunion and it was everything that we expected and more. Great location, amazing amenities, and a great view the lake. The property is conveniently located close to Branson, but with 9 acres of property it felt remote and secluded. As with about any rental property we've ever rented there were a couple of issues we contacted Faria Resorts about. Steve and his team at Faria were extremely responsive and did everything they could to resolve the issues as quickly as possible. They care about their client's experience, and it shows!

I hosted a group of 20 friends. Everyone absolutely loved this house. It looked exactly like the pictures. It was very clean and filled with everything we needed. We did have a small hvac issue but the property manager helped us get it taken care of that same evening. I would recommend this place to anyone looking to host a large group. It truly has everything you need. Also, the location is perfect. Close to the strip and a lot of activities. If you're looking for a sign to book, consider this your sign. Book it!!! You won't be disappointed.

We would rent this property again. The rooms were far apart that we never heard the one and three year old. Loved all the seating areas. We enjoyed the heated pool and the theater room.

This house exceeded our expectations for our vacation. The pool room was amazing and the kids spent hours swimming on a daily bases. There was plenty of space for our friends/family of 23. We would definitely return to this same location.

House was amazing with great view of lake. Beautiful 10 bedroom home with 10 baths and indoor pool and jacuzzi. Everything was simple and easy. Highly recommend this house and owners.

This house is over the top beautiful. All the bedrooms are huge, as are the bathrooms. The kitchen has everything you could need and then some. Definitely the most stocked kitchen I have experienced at any rental property. The property is gorgeous. We saw three deer on the property every day. The pool and hot tub are amazing. Would come back and stay here again for sure!

Great place for a large group

We use the home for team training. Tremendous experience with the team in the home setting could not have been better.

Every year, At least Twice a year, we find places to meet for our organization. One will be a retreat, the other will be our Annual Meeting location; this one happened to be the latter. We've been to some very nice locations, and boy, this one was MOST CERTAINLY in line with what were accustomed to!! The rooms were spectacular, showcasing all of the amenities the house had to offer, the theater room was comfortable and accommodating to all [9] of us, and the pool area was a spectacle of its own, replete with a separate, large jacuzzi tub that made the evenings relaxing enough to hear up for the next day!! Starting the mornings in the Open Concept kitchen space that flows into the living room area with the proper amount of access and privacy - someone really did their homework when it comes to quiet comfort!! There were a few things that could've been better managed, from an all around cleanliness perspective, but all-in-all, it was a fantastic spot for our meeting, and we'll definitely bring our wives/significant others to hang out and relax!!!

House was PERFECT for our family of five adult children, all married with 6 grandchildren. Something and someplace for EVERYONE. Loved the walk to the lake, tennis courts, theatre, game room and especially the pool! I cooked all weekend and had everything I needed.

Total of 11 adults stayed nights. Plenty of room for our group. Paid the $50.00 per night to heat pool which was well worth the investment. All greatly enjoyed the trip!

My family and I came here for a getaway and Bella Vista did not disappoint!! We had a blast!! The home was emasculate and every amenity we could ask for was there. We will be definitely returning!!!

Let me start by saying our family was really looking forward to this reunion. We had been planning this trip for at least a year as we are all active/retired/disabled military and properly coordinating was important for all involved. There is significant neglect throughout the property to include all game devices are pretty much unusable and was a huge reason we chose this property. Pool table carpet was all ripped up and had been for months as the maintenance manager was called. The shuffle board table was raw wood and the pucks wouldn’t slide as the protective coating on the wood was gone and significant grooves had actually been formed from the sand. Roof leaks are in every room of the house and the master bathroom has so much water damage the insects are crawling through the damaged wall. The second master bathroom has the exhaust fan hanging from the ceiling and water damaged sheetrock is falling into the shower. When raining you cannot sit under the rear patio as the water is actually pouring through the ceiling above and all light fixtures. Water leaks are everywhere. Maintenance man said the owner doesn’t care and has asked to fix certain items but has been turned down every time he asks to give the property any TLC. SHAMEFUL! Lastly, I informed the property manager of my intent to order over $800 worth of gourmet prepared meals for the 10 adults staying and asked the property manager for the mailing address prior to arriving, they provided me with an address that doesn’t exist. After three days of trying to locate the meals and why they weren’t being delivered I sent another email to the property manager asking about the address as the delivery service said the address was wrong and wasn’t a legal mailing address. The manager essentially responded and said yes that address doesn’t exist. You need to use this address. Obviously, the food was damaged and the delivery service refused to cover the damage as the address given by the property manager was knowingly incorrect. This was not the only issue I had with this management company. I own 16 rentals and if I had a management company who treated their guests this way, I can assure you I’d fire them immediately. I can only assume this disrespect for the guests is a reflection of the direction given by the owner who clearly doesn’t care about anything but $$$. No apology was even given by the management company for their blatant mismanagement and providing an incorrect address.

The place is unbelievable and we were all ready to move there! Great location.

The owners of this property have gone to great lengths to make renters comfortable. They thought of everything right down to the nice little skewers by the fire pit for making s'mores. Was super impressed with the whole house. My family is large (18 adults and 4 littles) and we were able to eat together as one.
