Only issue is the distance from beach access but it'a a nice walk for those in shape and the beach access with parking is not far. Lots to see and do in the area and the beach is not too crowded. the balconies were a hit after a day on the beach or a kayak float. the owner responded quickly for the 1 item we called on (smoke detector beeping) and the staff at Beach Realty were very friendly and helpful. Would recommend for a large group.

We enjoyed a great trip ! Kitchen is well equipped to handle your needs, and the accommodations are very comfortable. Deck also has nice views of the ocean.

Reviewer Comments: we had called to have a few things taken care of that were concerns and was never followed up with. one complaint was that there were dirty boxers laying on the deck and the rental agent made it seem like it was our fault and asked if it was ours, there was about 2 inches of dust on the fans practically falling off we had to clean because the house was so hot at times we needed the fan on, the hot tub wasn't working properly the pool area was filthy, there was no power in the one bunk room the shower curtain liners were practically falling off. also there were ant traps in the kitchen and ants everywhere including our babies formula and food we had bought and were forced to throw away.

The refrigerator on the floor level didn't work and esmelled terrible. One of the dishwashers were broken and it hurt my aunt's foot when she tried to open it. We also couldn't use the gameroom because it was very musty, which was a problem for the guests who were sleeping on that level. While the size of the home and the view of the ocean were nice, there was no convenient beach access which is not well advertised. We will not be renting this property again.

Everyone got them attached regardless of the area around the house they walked. The hot tub was fixed in a timely manor as well. The game room could use some updated pool sticks as well. Regardless of what other people do we befriended the family across the street and walked through their property to the beach. If you are an introvert, you have quite a walk to beach access.

The kitchen is a little small for the size of the house. It's only big enough for 2 people working/cooking. The kids really enjoyed the game room & pool, while the adults enjoyed the hot tub. There were not many walks on the beach due to the distance of the public access area and the age of the children.The pictures were exactly what the house looked like, with the exception of the porch swing, which was not there.We would rent from beachrealtync again, wonderful staff.

However, we were disappointed this time to find that the house was not cleaned very well. When we arrived, there was garbage on the upper deck, there were things left under the beds, one bed was broken, and there were ants all over the kitchen counters. The handyman did come quickly to fix the bed and pest control came for the any problem but it persisted throughout our stay.

Things we did report AC top level broke the day we arrived (Very responsive on the fix) The Pool area umbrella broke the day we arrived (Simply rusted end of life) A significant ding in one of the bedroom walls ( I reported 1st day) Things I didn't report Ants (mainly Kitchen area) / Broke toilet part (We bought part and fixed) / Dryer on second floor doesn't heat well (run dry cycle twice on heavy duty to get closed to dry) / Noticed some blinds we broke (not a big deal to us just an observation) / Also had one of the folks in our group tell me they had a door handle come off in their hand on one of Bedroom door (not sure where didn't care after the list of things I had been exposed too) / Serious grass growth around pool area on concrete deck (we deweeded by hand some of this) / also noted the grass wasn't cut and kinda tall and the property next door was cut Identical building seemed to be same owner but not sure.Overall the home was nice just has some small issues that should be corrected to help future renters experience be a more positive stay. I am asked if I would recommend this property to a friend right now I'd say no only because it's a steep price to pay for the level of maintenance needed at this property.

Reviewer Comments: The house was not clean upon arrival- our sheets were not delivered, I had to call and request them, playstation did not have any conrollers- we did not get them until wednesday- the pool sticks had no tips- we did not get them until wednesday. the property has a huge ant problem- we ended up buing out own ant spray for the pool area....which caused the ants to move to the kitchen of the home.- it needs a really good cleaning..cupboards inside and out are sticky and had food residue and under furniture was dirty and had lots of food particles.

Beautiful, spacious home! Ocean view but a bit of a walk or short drive to access the beach. The only issue we had was with the cleanliness of the kitchen and dishes. Overall a great trip!

There was a broken screen door in the downstairs there was no lights on top deck ( repair man confirmed that) we had to clean are property when we got there. We cleaned the house while we made all the family wait outside it looked like the only thing that was done was the beds where made. The top deck screen is coming out we fixed it many times but as soon as the wind blows it comes back out. I personally watched the cleaners clean a rental beside us they went in at noon at 12:23pm they left so how much are they really cleaning especially with the Covid going around. Other then the shape of the house we had an amazing vacation!

Our greatest disappointment was with the overall maintenance of the house, which in some areas seems to have been deferred. For example, the skirting around the hot tub was in poor condition and falling off in several areas. One of the two dishwashers was newly installed, but was not properly affixed to the inside cabinet. This resulted in the dishwasher tilting forward when opening the drawers with dishes in it (I contacted the real estate maintenance company and they came to check it. They said they would order the part and install it, but that had not happened prior to our departure.) The intake vent and filter for the air conditioner near the kitchen was filthy, and it appeared that the filter wasn't likely changed recently. One doorknob for a back door fell off in our hand. We managed to screw that back on ourselves. Overall, the house itself was reasonably clean when we arrived, however, we were met with ashtrays on the back deck area and the pool area that were filled with cigar buts and water, despite this being a non-smoking house. Access to the beach was a plus, as it was relatively simple to drive a block or two and park at the public access area and walk onto the beach. Comparatively, the house we rented from Beach Realty last year was much cleaner, and far better maintained, so this let to our reasonable level of disappointment with this year's rental. I would only recommend this property to a friend if I made them aware of the maintenance issues first.

Overall, the place was amazing! There’s a grumpy homeowner across the street who won’t tolerate any shenanigans. Steer clear of his property, his beach & his ocean! The walk to the beach is represented accurately- it’s slightly less than 1/2 mile to the first public access, where there is no place to park. There are other accesses where you can park, though. If you’re hoping for a quick walk to the beach with a bunch of gear, this is not it. About the house, overall it was terrific. There are a few things that could be improved upon to make it better, but nothing critical. Mainly: *there are 2 dishwashers side by side - one doesn’t work, the other is so mildewey and gross, we didn’t want to use it. *there is no garbage disposal. Kind of a pain when everyone is putting dishes in the sink and you have to keep fishing things out of the water. *most of the entrance locks don’t work. *most of the bedroom locks don’t work. *the left front burner on the stove doesn’t work. *there is a screen broken on a window at the entrance. *some of the toilets continue to run *two things the maintenance crew should probably be attending to regularly are, making sure the dryer lint traps are clear & the grease trap on the grill should be checked. I only mention these things to make the owner aware, not to complain. Wonderfully, every bedroom has its own bathroom. The living space is huge. Keep in mind that the main living space is on the third floor, so it’s a challenge for older folks with walkers. The pool & hot tub were a huge hit. The grill was great. Tons of pans, utensils & dishes. No spices, so bring your own. Super comfy beds. A TV in every bedroom (not that we used them). Clean sheets & towels provided. We had a great time!

Pros - each bedroom has a bathroom, king beds were very comfortable, 2 refrigerators, hardwood floors in most of the rooms, dog friendly, nice gas grill, and two coffee pots (Keurig and a drip coffee maker)..
Cons - not enough silverware for all the guests (had to keep washing forks) and ended up buying plasticware, had to walk a ways to get to the beach access,(my husband has meniscus surgery, which made it very difficult to walk in a knee brace), we would never stay here in the dead of the summer months, even though each bedroom had their own bathroom, some of the bathrooms were very small, volleyball court was just an overgrown sand and grass pit, outdated and saggy couch, and no beach chairs.
Overall, it was a great place to stay with the group we had. With that being said, would not rent this house in the summer months, as it would take too long to lug everything to the beach.

The tile in one of the bathrooms was broken and the shower/tub floor had a big white spot where they tried to repair it. It felt like you could fall through the shower floor. There were ants in the kitchen (we bought ant traps). It needs updating.
