the owner Luigi and staff are all kind, welcoming and helpful. the location was lovely and relaxing the breakfast was just right the rooms are cozy and a great value for money the pool is great for kids and to hang out

2 small things: 1. an electric kettle in the room could be a great upgrade for making hot drinks. 2. there was an issue with water pressure in the room and an odor when running the sink water (could be just an infrastructure thing in the area in general, it wasn’t a big deal)

it is so well located and just a relaxing set up - we we're not happy about leaving - it was a perfect base to visit so many places in Umbria and Tuscany

amazing location super close to the beautiful lake, lovely hotel manager Luigi who really cares about our stay and introduced us to the history of the area and amazing honey! really lovely swimming pool right in front of our room, beautiful historical town a 2 min drive away.

Room was a little bit basic but other rooms I saw were beautiful. quite a lot of bugs but we got used to them.

The place reminded me of my first student house, actually it was worse. Everything inside the room was old, the WiFi didn’t work, the airco was hard to control, multiple lamps were broken, the bed was very uncomfortable, and very thin walls. Definitely not worth the money, despite the location.

The host is a great man who makes you feel like at home very quickly. One could hardly believe he has been doing it for dozens of years. The location is even better that we expected near the lake and with its small swimming pool. The walk alone the lake at the sunset is an experience that you will never forget.

If you expect a large garden at the guesthouse just go to the lake - 5 minutes walk - a piece of advice for grumblers.

Great host Luigi. Great swimming pool. Location perfect. Close to the lake and city centre. Bike rental close by, 60 km around The Lago is very nice.

Nothing in fact. All is there, it is perhaps not all that up to date anymore.

The place is clean and central to lake and old town.

Staff was unfriendly, woke us up at 8AM as they were fixing some electrical wiring right outside our door. We asked them for some lactose-free food for breakfast, they said no. We asked for some advices for dinner, they simply said to go to the center and pick one. We said hello, they grunted (this is true!). Clearly the man who runs the place does not like his job.

The coast was near. The pool beautiful ordered one. it is possible to park on the street if a lot were a car it is possible to find enough room then.

Onto first glance cute accomodation. But we had to be disappointed every day then unfortunately. The shower tray was broken is creaking is crackling all of it. It is not possible to close the door of the shower cabin. The sockets stick out from the wall, the wall paint falls in the bathroom. The wall tile ugly, unpretentious the implementation. The WC moves. The climate 3,5 metres were a plasterboards high on a wall wretchedly. It was possible to use it on the lowest grade because he was very loud otherwise only. The climate was not in the bedroom and was not able to cool it down, a fan managed to get there. The door sticks. The breakfast was not diverse 1 kind was salami every day. Wifi was unusable. The sign that it was possible to use it on the terrace only was so weak. He was slow.

Luigi made us feel so welcome and at home! We loved this b&b, it's garden and swimming pool. Tasty breakfast. Perfect location for walks along the lake and to the old town. We stayed two nights and were sad to go... We would gladly come back! (And probably will).

Bed was a little hard for light weighted people (60kg).
