The charm of one of the oldest buildings in Southwold, coupled with modern facilities which were clean and comfortable. The owner, Andy, is a smashing host and the breakfast was excellent. Good location, close to all amenities and a short walk to the beach. Although parking is on the common, it is only a 3 minute walk, with luggage drop off/collect achieved by stopping at the rear entrance for a few minutes on arrival/departure.

Very comfortable room, friendly owner, no-fuss checkin and a very tasty dinner.

Not much they can do about it but having the ability to park a little closer would make it even better.

Dinner and breakfast were excellent. All staff were very friendly and welcoming. Nothing was too much trouble.

The only room available when we booked just had a bath, no shower. At my age (76) I find showers easier and would not book a bath only room again.

The rooms were very nice well laid out and tastefully furnished I loved the massive settee ! In the lounge Dinner was very nice on the Saturday night We didn’t have the breakfast there I thought it was rather overpriced So we had our breakfast elsewhere

Not to keen with the shower being in the bath and having to step out onto the floor worried about falling over ( not very tall ) and of a certain age Also there was no slip mat in the bath

The restaurant / breakfast was lovely, and the staff service. Ideal location to the town centre and beach

Ensuite facilities look good on first appearance however was unpractical.

Good communication prior to arrival. Clear instructions regarding access to key Clear information and advice about arrival, dropping off luggage and then directions to free carparking an a busy town

Beautiful surroundings right in the heart of Southwold. We had the Garden Room, where every detail had been thought of, huge really comfy bed, high end shower room, our own private patio area with outside seating, the high quality refreshments were pure luxury.

I was disappointed initially by the early evening meal times, until I realised how hard the owners are working, with minimal staff. They are working 14 hour days, 6.5 days per week, whilst trying to look after a family. The quality of food & service that we received was exceptional and more than made up for the earlier than expected meal time. In actual fact we slept so much better having eaten earlier than normal & it gave us time to walk down to the sea, after dinner. It was a lovely way to spend the evening.

Very clean and spacious

No shower, most tv channels did let work, windows banging against each other(had to wedge a towel between the pains of glass ), very noisy above, below. Wouldn’t stay there again
