Great breakfast fantastic grounds and hot tub honesty bar was very reasonably priced great room with high end decor and products throughout.

Fantastic experience from start to finish. Warm welcome in an excellent location within a beautiful setting. The property, rooms and guest areas are first class. Guests have use of a large lounge, beautiful garden and hot tub. Attention to detail and extra little finishing touches make it extra special. We had the lower floor room with easy access into the lounge and garden. Breakfast is of a good quality and is cooked for you to order in the kitchen/diner. Based in a quiet little village excellent location for exploring Wells-N-T-Sea and the surrounding area. Highly recommend and a simply couldn’t fault it.

Excellent room and the whole accommodation was a very high standard. Staff were friendly and attentive.

It was unfortunate the AGA cooker broke down but the staff managed breakfast very well.

There were a number of additional touches which I hadn't expected ie a hot tub for guest use; a guest lounge with honesty bar. Excellent and varied breakfast options.

The ensuite king room was very confortable. Very nice setting, lovely garden, nice staff and good breakfast. And a nice location with a good and friendly pub nearby. Third time coming.

Quiet location close to Wells Next The Sea. Large lovely room even with the sofa bed set up there was plenty of space. Comfortable beds, nice little extras like the cake and biscuits. Breakfast was exceptional, all made fresh and plenty of food. Staff were really welcoming and helpful.

The guest house was lovely really clean and lovely decorated the room was lovely too we arrived to a slice of cake waiting which was a really lovely touch after a long journey along with a selection of tea and coffee with fresh milk kept in a little fridge in the hall way Lovely friendly hosts and staff excellent breakfast with lots of different choice all made fresh to your request

From arriving at the property I said quite a few "wows" going through the rooms as they were so pretty and well presented. The garden was equally as pretty and had a lovely view and plenty of areas to sit and chill out. We had everything and more that we needed in our room which was quite large, the bed was super comfy and a bonus being a king size, as most only offer doubles, everything was really lovely and clean and the room smelled nice and fresh on arrival. We had been left some cake for our arrival which was a nice surprise and there was lots of tea and coffee items available if we needed a hot drink in our room during our stay. Also available were refrigerated cold drinks to purchase if we fancied any. Breakfast was just amazing and had lots to choose from. The weather was very warm during our stay and we had use of a fan in the room which was very much needed. We also used the hot tub, which was great for relaxing in and towels were provided for us to use for the tub. There are walking sticks and umbrellas and really, we couldn't have asked for a more amazing, relaxing place to stay for a long weekend away. The photos don't do this property justice.! Its so much nicer in person. The hosts were an absolute pleasure, Sam, Sam's mum, Sam's daughter and Pauline. Pauline is an asset to the team and was so lovely to chat to. All made us feel very welcome and nothing was a problem. Keep up the excellent work all of you.... Top marks from us.!

No negatives at all..... Suggestion of maybe a larger fridge somewhere in the property for the rooms to use to keep drinks/snacks cold.? But this is not a negative, just a preference, as I appreciate fridges in each room might be too much of a cost implication.

Beautiful house in a lovely location and spotlessly clean. Every little extra provided in the rooms . Beautiful cake on arrival and biscuits and full range of drinks refreshed daily. The breakfast options were extensive and everything cooked to perfection with generous portions served up.

Our room had a low doorway and 6'2 hubby didn't quite make it !

This is a beautiful property of the highest standard. attention to details is fantastic, from the homemade cake on arrival to all the little touches that make your stay perfect. nothing is too much trouble for the staff who go the extra mile and are so lovely. The hot tub is an added treat & adds to the relaxing nature of the stay.

Tasteful decor. Homemade cake on arrival was delicious and very thoughtful. Having fresh milk in a mini fridge on landing was very welcomed. Good choice at breakfast .Hot tub in the garden was very easy to use and relaxing.

Fantastic find. Exceptional accommodation and very friendly and helpful staff. Breakfast better than most 5* hotels. Will definitely be back!

Only area for improvement a bit of oil on the bathroom door for the creaking which in itself is charming but can wake light sleepers.

We really enjoyed our stay at meadow view a beautiful room and a lovely cooked breakfast every morning. Sam and her staff are very friendly. Thank you for a lovely weekend. X

It wad 5 star in every way. Breakfast was excellent with plenty of choice.Staff were very welcoming. Lovely to have the use of the hot tub after exhilerating walks. Excellent location. Would love to return and will certainly recommend to family and friends.

As an outdoorsy couple we found it very hot inside which made breakfast a little uncomfortable, and we had to keep windows open in the room.
