The property was amazing, it was fully equipped, huge, clean and view was gorgeous.

Mihalis is a fantastic host and is always available for questions and requests. Nice cakes on arrival, beer glasses in the freezer and a lovely departing gift too.
The views are amazing and the location is great.
It is 5 minute walk (downhill) to a sandy beach. *Eat in the restaurant with the blue chairs and tablecloths (there are only two restaurants).
The house was very well cleaned and linens changed on day 3 of our stay.
The villa is very spacious and has good outdoor space.
Air conditioning works very well.
Very little to dislike.
The bed in the second double room could do with an upgrade.
Very hard to achieve as it might take away from the views, but the garden surroundings and furnitures could be improved.

Great location with a few minutes walk to the Ammodoura beach and less than 10 minutes by car to Aghios Nikolaos. The host Mihalis is very friendly, thoughtful and available for any kind of questions before and during the stay. Nice touch with glass in the freezer for the beer.
The house is spacious, clean and comfortable with well-equipped kitchen, large terrace with absolutely amazing view over the bay. Good Wi-Fi connection, the photos is accurate and it is great that beach towels are provided. Also a friendly cat is coming every day asking for attention, she likes to cuddle and of course some of the food that Mihalis provided.
For us it was not a big issue but it can be good to know that there is not two bathrooms as the en-suite is a toilet without shower.

The best place to stay in Crete. Beautifull views, spacious and the host was super friendly. Don't hesitate: just book this villa and enjoy!

Lovely furnitured, clean and cosy villa with fantastic view. Ammoudara beach easily reached - two minutes walk from the house - the best beach we ever visited in Crete (except Elafonissi), always clean, sandy,rocks only on the sides for snorkelling, not crowded, free sunbeds/chairs if you order sg from the bar. The owner speaks good English and he was very kind and helpful. The house is spacious, comfortable, the wi-fi is perfect and the kitchen is extremely well-equipped. We really enjoyed our stay here, it was for the best choice in years!(And there is a cat who is very cute also.)

Everything was great. It is a beautiful property with absolutely everything needed available. Mihalis is a great host, available for any kind of support and gave us fantastic recommendations for the restaurants. Property is 300m from nice beach.

Villa Thea is very comfortable and cute. It has nongreece design and amazing view to bay. Michalis is very friendly, he can help you in any situation and give you helpful advice. He can provide 100% information about place to visit, restaurants and secret places. Changing of bedsheets, pillowcases and etc - 2 times a week. Villa is very close to restaurants and beaches (closest is around 150-200 metres). Walking trip to Aigos Nikolaos is around 20 minutes. Some track around may be used for walking or running, or if you tired - yoga. Also there is some supermarkets (AB - my recommendation and Lidl) is 5 minutes by car. I spent a lot of hours to find such nice place to stay in this area and this place is absolutely 100% right choice. P.S. Pictures of this place on booking.com are absolutely identical with real view. It's important!
We have some problems with water heating, but Michalis fix it immediately.

Comfortable villa in great location and with a very friendly host.
Villa is exactly as on the pictures. Beatiful views, close to the next beach and close enough to Agios Nikolaos town.
Reception and checkout were very friendly and easy going.
