Friendly welcome, lovely big room with super sea view, comfortable bed, very clean, nicely cooked breakfast although choice was limited.
Hard, uncomfortable chairs in the dining room and a very limited choice for breakfast. Most other places offer a range of dried and fresh fruit as cereal toppers and some fresh yoghurt as a cereal alternative. I really missed that. I also like mushrooms on my cooked breakfast and prefer poached eggs which wasn't an option.

Really I’m was clean and comfortable. Easy walk to town centre with shops, pubs restaurants. Beach across the road. Excellent breakfast.

Host Paul was friendly, rooms clean and we enjoyed the added extra of Netflix for the child.
Right on the seafront and close to all amenities.
Breakfast was lovely and nothing was too much trouble.
Room view was the back of other properties but it didnt really affect our stay. Bathroom a little small for family to use with young child.
Mainly wished I got more than one night!

Paul was a great host; welcoming and approachable. Room at the front had a good view of the sea front. Breakfast was very good; freshly cooked and very hot. Good value and no complaints at all. Would certainly stay again and recommend to others.

Room dark ,gloomy and in need of brightening up. Wallpapered ceiling that was peeling off. Room would have been worth the money if they gave a little bit of tlc.

Leamington House far exceeded my expectations (and value for money). Its location is a couple of minutes' walk from the large car park and train station. Paul was very friendly upon arrival, and I checked in on time. My room was spotless, as was the bathroom/shower. I had a one bed room as I was travelling solo, it was spacious enough and I had a set of drawers and a wardrobe to store my clothes. Also, you are provided with a hairdryer, kettle and tea/coffee. So how was breakfast? Well, it was perfect, just the right portion size (traditional English breakfast), and there was a choice of cereals, orange juice and toast. If you are visiting Barmouth (which by the way I absolutely recommend you do), then you can't go wrong with staying at Leamington. I plan to visit Barmouth again in the new year, and I hope to stay at Leamington House again.

Paul was the perfect host and couldn't be more helpful! His niece was amazing at breakfast thank you! The breakfast was beautiful and a great start to the day. The apartment was comfortable and clean. Slept lovely in the beds which is unusual for me to be able to sleep in a new place. Location was amazing we were a stone throw away from beach and town. This was by far our best holiday in barmouth, we come every year and usually stay in caravan but due to prices chose here and the value for money was exceptional! We will be coming back here next year! We loved it! Thank you so much!

Having a bad ankle. Getting in and out of the shower was difficult. Nothing to grap onto increasing the chance of falling.

Paul was really helpful and very friendly, couldn't do enough for us.
The location of the hotel was great, so close to the beach and the shops.
It was very clean and well stocked with towels, shower gel/shampoo, etc.
Rooms were lovely and spacious and the beds were very comfy.
Really enjoyed the breakfast too, was very yummy.
Would definetly recommend and would definetly stay again. Thank you 🙂.

Staff exceptional - friendly & approachable. Also provided us with a breakfast bap to take away as we had to leave early on the day of departure - so thoughtful. Hotel is in such a wonderful position in Barmouth. We loved it. Thanks.

Paul is a great host… this is my second stay within 2 months. Firstly with my Daughters in August and this time with my Brother.
Great location and a sea view room is a must.
