Jemma's by the Lake was a great place to spend an extended family holiday. Large bunk room worked well for kids and Queen rooms were comfortable. Lovely quiet spot on Smith's Lake with good access to local beaches. We loved having boat & kayaks available to be able to enjoy the lake. Also equipped with table tennis & pool table! Deck was a great area to relax. Couches in main lounge looking a little tired and kitchen on the smaller size, but otherwise we had a fantastic stay. Thanks to Kate for responsive & helpful communication.

We had a beautiful 6 night stay at Jemma’s on the Lake. With family members aged between 10-20-50 & 83 years of age, the house was exactly what we were expecting and catered to everyone’s entertainment needs! Thanks to Kate making check-in easy and Mark welcoming us to the area.

Great location and lots of activities to do not involving a screen. The board games were missing a few pieces, but we made do. Carpet and curtains are a bit tired, but overall a comfortable and relaxing break away 🙂

Amazing views of the lake and good access to the water. Lots to do with the house facilities that’s included. Unfortunately the house itself was a bit of a let down with it needing some attention to things like windows and doors very hard to open, blinds dirty and old, bbq unusable due to years of cooking fat build up, some furniture could do with replacing, just some general updates would go a long way. We sadly wouldn’t stay there again due to this and the neighbour being a pest and telling us to be quiet the second we were outside of the house for longer than a few minutes, even though we were barely outside as it was to cold. Would make it difficult to enjoy the back deck area and bbq in the warm weather if your constantly being told to be quiet from the neighbour.

The location was amazing. Amazing views, great fun using the kayaks, 10min to the beach. The house had a great amount of space, with multiple living/entertainment areas and plenty of beds. We all had a great time playing pool and going in Kayaks. There is a good outdoor space for a dog. We also had something missing/not provided and this was quickly brought around when I asked for it. So communication was easy during our stay. It is an older house however and we had a few issues that we weren't expecting. Nothing too major, but they just added up to leave the place a little disappointing. Things like no locks on the bathrooms (an issue when you're staying with friends), toaster not working, a hole in the boat which left kids scared to go in it, very poor lighting in the dinning and lounge rooms etc. There was also a list of cleaning jobs that we were asked to do at the end of our stay which was unexpected. I thought they'd be paying a cleaner to do the vacuuming and sweeping. Overall a positive stay but a few little hickups.

Large house (80’s style), worked well for accommodation for 15 persons family group. The pluses: The position was lovely right on the lake, the bird life was aplenty, the house was very clean, kayaks and tinny were good to have. Kitchen was very well equipped with great coffee maker (take your ground coffee). Pool table and ping pong table great for kids. The negatives: we had to either take our own linen and towels or hire there; there was not one spare toilet roll or washing up liquid or wipes when we first arrived; the house is well built but getting a bit tired now and needs an upgrade. However, you get what you pay for and if it gets upgraded, up will go the tariff. All in all, a good, clean knockabout family holiday house for a large group.

Property was in a nice location. Few things weren’t clean when we arrived. Coffee machine and bbq. Place does need some TLC but overall was an enjoyable stay and will return in the future!

Fantastic house for 3 families. Extremely well stocked with glasses, plates, dishwasher tablets etc. Boat, kayaks provided and what a view!

Beautiful quiet town

Although the property is a little 'tired' it is clean and comfortable and the location is great. A great stay for a family.

We had a great family holiday in a lovely house well equipped with everything we needed. The view was beautiful and having the boat and kayaks was an added bonus. We would definitely go back . Hi the experience was wonderful, the only thing we did not feel comfortable with is that where is the jacuzzi located in that corner there is no wall covers to be saperated from the neighbours.Our neighbour who was a single old men was always spying on us and creeping us out by watching us in the dark behind his blinds, even though we waved to him to show him that we can see him he still stood there for another 15 seconds until he finally moved.I suggest that where the jacuzzi is located which is under the top deck and around the outside stairs you should do some wallboards or something to cover the area for more privacy especially for couples who want a romantic moment or even for kids.It is uncomfortable to have people watching you every move you do and be cautious what to wear as clothing while you are on holiday.Thank you.

Property is well equipped for a large / extended family getaway. The kayaks and the lake at the doorstep was perfect as was all the included activities with the house. Highly recommend the location and the venue. Kate the property manager was simply outstanding!

The house is big and spacious and good for a group of people. However the linen provided was not quality linen. Quilts were stained, mattress protectors need to be thrown away. I question what cleaning had been done before our stay as there were food crumbs under furniture when we arrived. The location was lovely but the house needs a good clean and updating.

We had a wonderful long weekend. All family members young and old enjoyed themselves and there was something that suited everyone. Plenty of beautiful places to sit and enjoy the views, lots of activities for the kids as well as activities adults can join in with ease. We had a great time on the lake and enjoyed playing games downstairs during the evenings. Few things to point out - Neighbours and local community not welcoming and very evident they do not want guests in the area. In addition to this, as soon as we arrived, neighbours approached us saying our dog would be ripped it to pieces by their dog if we let our dog free to roam in the day. Despite our dog being very well trained and an off-leash dog he was restricted to the deck and wasn't able to enjoy playing in the lake with our kids. It was frustrating for the dog. So not super pet friendly. I would encourage guests to pack all their own bedding. When packing up the beds we noticed mattress protectors and doonas were stained and looked dirty. They need a good clean. Doona upstairs was ripped to shreds inside the cover as well as the lounge and lounge pillows need to be washed. The fireplace took hrs to start each time. Fireplace runs well if you leave the door open but the vents/fan does not work properly so the fire keeps going out. Overall we had a great weekend away. It was an adventure and we have plenty of things to do. It was a great place for kids and so lovely to look at the views from the kitchen and deck. We would return post-COVID-19. Worth checking out - you're bound to have a good time!

Location is the winning feature. The house is in desperate need of updating. Sliding doors not opening properly, light fixtures need cleaning of insects, cleaning of lounge needed, remote controls for TV unhygienic, dining furniture falling apart, 1x shower head non-functioning, fly screens falling out of windows, many spiders in downstairs area. This house has huge potential if some TLC could be provided. Would definitely come back to Smiths Lake but would not stay in this accomodation again.

Location is fabulous. This place has potential to charge double the money if they upgrade their property. Canoe has a hole in it and can't be used. Jacuzzi was nice but couldn't hold the temperature for very long when in use. Fireplace was great. Kitchen was ok. Bedrooms musky and old. The experience was OK but I will choose a different place next time.

Amazing location & great house for our large family! Our doggo loved the holiday too with plenty of space for her to join in with the fun. Kate it such a lovely host & able to assist us with all our questions. Thank you so much & we can’t wait to come back again soon!

Jemmas on the Lake was the venue for our annual family reunion. We took our small boat and our sense of adventure and made the most of the lakefront location. We also explored the beautiful beaches in the area: Cellito, Boomerang, Bluey's and Sandbar. The house comfortably housed us all and provided great opportunities for renewed family bonding over intense games of pool and ping pong. Thank you! Highly recommend!

Our family had an amazing time celebrating parents' 50th wedding anniversary. There was so much to do and enjoy for all ages from sitting on the deck enjoying the view and sunsets to exploring the lake in the kayaks and fishing from the tinnie and even feeding the variety of birds. Beds were comfortable, living areas to spread out in and pool table and table tennis occupied the family when not in the water. Our dogs too had access to the deck and a safe enclosure when we went out. Our grandson thrilled at catching his fist fish - a flathead - that he could keep for dinner. Cellito beach was lovely. Thank you Kate for taking care of the property.

Great relaxing holiday house to enjoy with plenty of fun for the whole family.

We enjoyed our stay at Jemma’s - the house is conveniently located to enjoy walks around Smith’s Lake and a short drive to Forster. Kate gave a very informative tour of the property on arrival and was available to answer any questions. We spent most of our stay sitting on the deck enjoying the view. The home is very spacious and we made good use of the kayaks and spa. Unfortunately didn’t get a chance to try out the tinny but it was a great inclusion. Lots of activities to keep kids entertained. Some aspects of the house would benefit from refurbishment however it is great for the price. We would love to stay at Smith’s Lake again.

We enjoyed our week. Kate was very helpful. The house was roomy enough for our large family and the added extras kept us occupied. Very peaceful, enjoyed even small things like feeding all the colorful birds and canoeing to the cafe for lunch.
