House was confortable and walking distance to the beach. There was also a nice pool within the condominium. We had everything we need, including chairs for the beach. The terrace is great. We used the barb-b-q there and were very confortable.

This property is located in an amazing place on Sandy Beach, within walking distance of Tamboo, a great local bar/restaurant, and Casa Islena and Jake's Java and the local taco shack. Iris who cleans the property does an amazing job. However, everything replaceable inside the condo is worn out: the pots and pans, the silverware, the kitchen cabinets, two toilet seats were slipping off, the towels were really thin, our mattress felt used up, the broom and dustpan (without a handle) were pretty much broken and all the beach toys and seats (which are so many!) were pretty much needing replacement. The A/C unit in our room probably needs replacement or cleaning because it set off my allergies. And it would have been nice to receive a washing machine soap pod for our 1 week stay because the towels were soooo thin that they became moisture soaked (so bring your own, fyi). It was a shame because the condo itself is well cared for by Iris and the location and setting are fabulous. Otherwise, it would be 5 stars. The upstairs covered deck is huge and wonderful for playing cards and hanging out with family.

The VRBO was neat, the food is great, the locals are nice, and the beaches and waterfalls around the area were awesome. Make sure to rent a car to get around and see all the sights.

Nice property and location, the only hiccup was a an air conditioning that does not work on the master room.

Thank you for opening your house for our 10 day stay. My wife is from San German, which is a short drive, we also took day trips to beautiful beaches in Gaunica, Cabo Rojo, Boqueron, Crash Boat in Borinquen and Jobos in Isabela. We really like Sandy Beach which is a short walk from the house. Your house provided our family a clean, roomy place to sleep and the covered rooftop patio was perfect for grilling and celebrating our middle daughter's engagement following a proposal at El Faro. I loved experiencing the local culture. The condo was perfect for my family of 6. It was great walking distance to the beach and local restaueants. Driving in the town was a very different experience wGyula ith the narrow winding roads, steep inclines, and parking was a challenge but the property parking and amenities were excellent. The wifi was needed because we had no network connection for mobile data. The property host was very responsive. The property itself had everything we needed and more. We loved how it came with surf boards, beach chairs, and toys for the kids. The wash sink was great for washing the sand out of everything. Its a gated community so that provided security. The lical residents were so nice and helpful. I would definitely stay again.

Four adults and an 18-month old spent 3 wonderful nights. The space is functional and comfortable, walking distance to beachs and restaurants. The space is equipped with kiddos in mind, which was a huge plus, yet very comfortable for adults. The terrace is awesome. We had some difficulty communicating with the local staff, but communication with the owner was great. We definitely recommend the space.

The place was amazing, especially the roof top porch! Very clean, nice and quiet. The sidewalk gate to exit did not work if you were trying to get in, so we had to use the car gate remote, but there is only one remote so it made difficult if my family wanted to split up and go their separate ways. Otherwise, we thoroughly enjoyed our stay here.

The communication with property owner and manager was top notch. The beach villa is beautiful and nicely decorated. The villa has a gated entrance providing a sense of security. It is a short walk to the beach and has a lovely pool on-site. I would highly recommend this property and if I was to return to Rincon would stay here again.

This property was perfect; my Husband and I (late 50's), and our friends, a couple in their 30's, with their 15 mo old wanted to escape the Midwest for a quick, low-key, chill vaca. I would recommend this property over & over if you do not want to be in the hustle of a city or town, BUT near everything. We used the footpath to the beach EVERY DAY; about a 2 block walk. We cooked 2 evening meals at the house; everything we needed - be sure to do an inventory because this IS a rental. We used the top floor to listen to the ocean in the evening, play "I spy" for mongoose and iguanas in the "backyard", to have drinks, grill, etc... Areas of consideration for visitors; baby gates perhaps, although we were fine, inventory the cookware before you plan your meals, the bedrooms are understandably damp so use the humidifiers always! Altho I didn't, my plan was to sleep up top - I will next time, it's perfect! The location was perfect for us; minutes from the town square and large grocery; but so quiet, and within walking distance whether by beach or road, delish food - from food truck, food shacks to fine dining. We will return. Period. So much more to see and do. The warm water, even if sometimes rough and many beach with volcanic rock, or welcoming for all ages. Highly recommend !

The beach was private and easy to access and the pool was convenient- only provided with one bath towel per person was a problem and asked for washcloths for each bathroom which were provided the following day~ unfortunately we were there when the units were being power washed for two days which was not conducive to enjoying the 3rd floor patio!

Right down the street from Sandy beach and minutes to everything else in rincón. Highly recommend!

Highly recommended! This was my second time in Rincon and I knew what area I wanted to be and this place hit the mark. Close to Sandy Beach and you can walk to the beach and restaurants. Very roomy accommodations and the roof top deck space was perfect! I would stay here again.

This was our third stay in Landing View Villas. They are located right on the beach, with several surf breaks within walking distance. Restaurants close by too. Puntas is our favorite Rincon neighborhood. The condo was very comfortable and clean. The 3rd floor patio was nice, with great views and breezes. Communication with the owner and manager was easy. Would definitely recommend Puntas and this condo to anyone visiting Rincon.

Overall the house was nice however some attention to detail would take this over the top. The towel bar in the shared bathroom repeated fell down, the mattresses on the bunkbeds are thin and the support bars can be felt while trying to sleep so those two beds were used only one night. The shower controls in the master bath needs repair as the shower head discharges water before the shower control is lifted, which means you can get scalded if hot water comes out first. We also did not have spare bath towels so we used the beach towels that were supplied but had to wash them often to keep using them. All in all the place is okay but in comparison to the many other places we've rented in PR at or near the same rate we likely won't book this place again.

The townhouse was clean and well equipped. Check in was simple. Gated community so very safe. Complex pool was clean. Clothes washer and dryer onsite -a plus. Recommendation would be to stack a roll of kitchen paper towel and small laundry detergent to wash towels. Would recommend to a friend.

Great place to stay. The up stairs roof top deck was great, with the patio furniture and the grill. Great view and very specious. Having 4 washroom was great too , because we had 8 people. My only nock on this place was not having additional beepers and keys.it got complicated With 3 car rentals to get out of complex.

I recommend it 100% and we are already thinking of returning next year.

The property was very clean and met our needs perfectly. The view from the terrace was gorgeous and the beach was only a short walk away. We will definitely stay here again. My only suggestion would be black out curtains for the bedrooms, the light came in pretty early and made it impossible to sleep in.

Safe nice lodging. Spacious upstair terrace. Would recommend a starter breakfast kit to include coffee, creamer, sugar since there are no close by food retail stores. Front screen-door needs repair; otherwise the unit was very nice.
