This is a perfect lake-side cabin. The setting is lovely: in the midst of trees, hanging over Lake Champlain, surrounded by woodland birds, wonderfully quiet. This cabin has its roots in the 19th century, and the other cabins spread around the farm are not much newer. No worry that you'll be stuck in a suburban ranch near water: this is a true hunting and fishing camp, and you can relax and live here without fuss. You will have a superb host, welcoming and thoughtful, with a wonderful sense of humor. Boats can be used of all sort --kayaks, rowboats, canoes --and life jackets and paddles are provided. A rich estuary sits not far off for paddling, bird watching, and contemplation. Sunsets are spectacular. I loved my time and look forward to going again.

Rustic cabin, was rustic.
Internet was out more than it worked and the cable tv did not work. We resorted to a small antenna inside.
We asked the owner if we could rent the unit next year and the owner said she would really like that. We contacted her about a week before we left about giving her a deposit and she said she wasn’t sure she was going to rent the unit next year.
As an owner of rental units ourself that is definitely not what you do to people.
We would still like to rent the unit next year but it doesn’t look promising to us.

if you don't mind super rustic
Very beautiful location - cabin super rustic - kitchen / bathroom a bit sketchy, iff on cleanliness, very hot the week that we were there and 50% of window unable to open. Access to water via the beach - very funky. loaded with muck, algae, not a swimming beach. one kayak has a whole in it and leaks,
this is a good place for the young, outdoors rough and ready types

Why Stay Anyplace NOT on the Lake??
With this cabin, you're getting two big things: an incredible view of the lake -- it's practically IN the living room and the screen porch -- and historic atmosphere. You're also getting wonderful hospitality from the host and some great amenities, like both charcoal and gas grills to choose from and a wide selection of boats and even fishing poles to deploy for free (there are lures aplenty, too, but worms and other bait are on you ;-)
This is a ~100-year-old fishing cabin. It's furnished very nicely and simply, and it has good WiFi and a decent TV setup, but it's still fairly rustic. There's a certain level of dust you just can't get out of an old cabin like this in the middle of the woods. That being said, the cleaning could be a little more diligent, especially of the windows and sills, and the kitchen could use some modest upgrades, like new linoleum. Other reviewers were appalled by this, but I don't think it's that bad. I'd feel differently for a pricier place -- which many lakeside cabins situated so beautifully are -- but to my mind this is a great value for what it is.
One other key caveat: Lake Champlain is spectacular and soul-nourishing, but it can be a bit of a mixed bag, too. Global warming has led to lots of algae, weeds and zebra mussels where you want to swim, so that's something to keep in mind and ask about.
Overall, we loved this place and the surrounding countryside and could've spent weeks on end here. Would happily come back (and wish it were closer to our home in NYC)!!

Very Very Nice
My wife and I stayed in this cabin July 2020. The cabin is over 100 years old. There is some uneven terrain around the cabin, the windows are quirky and work in ways you’ve probably never seen. Above the counters in the kitchen there is a six foot wide by 18 inches high window or shutter I should say that is tethered to a rope which you have to pull fairly hard to open the shutter to view the new stairwell down the decking just above the lake. THANK GOD NO ONE HAS SEEN FIT TO REMOVE THIS FEATURE FROM THIS CABIN!!!!
I can envision some old fisherman from before the era of the automobile opening this shutter in the morning to check on the fishing. This cabin has a thousand stories to tell. If you are into these things; the cabin is built, it seems to withstand a cat 5 hurricane for some reason. There are big solid 4.4 timbers everywhere, stacked 2x4’s and solid doors. The view from the living room and the screened deck are fabulous, the sunsets are beautiful. I’ve read earlier reviews of this cabin that refer to old dirty linoleum. This is a 100 year old rustic cabin. If you are looking for a “Pinterest” version of Vermont you should stay at the Von Trapp’s. I have stayed in several cabins of this nature around the country, I’ve given this cabin 4 out of 5 stars as I thought the cabin could have been cleaner, though we always prepare for this and bring supplies; also the A/C unit which is an 80’s era Fridgidaire is in the kitchen?! It was the hottest day of the year. The only other item was a fan that wouldn’t blow out a birthday candle. Cabin renting is like camping – come prepared.

Mixed bag
The living room, dining area and bedrooms were very pleasant. Except for some areas needing dusting, and the (formerly) beautiful Jodul wood stove being rusty and needing attending to, the living portion of the cabin had a rustic charm that was expected. The owner was attentive to several requests that we made (like how to run the TV). She was pleasant but somewhat passive. (Gas ran out in the grill as soon as we started it.)
The real downer was the kitchen! The flooring was unacceptable for a rental of this type, and had layers of grime around the fixtures representing a health hazard as a place to prepare food. The condition of the flooring in the kitchen should be a top priority for the owner (rather than the sunset viewing platform being build while we were there). It is a charming, historic building on the property and should be maintained accordingly.

Perfectly quiet and relaxing week
The space was immaculate and Suzanne was as nice and accommodating as can be. We actually spent the majority of the week inside or on the screened in porch - with the windows open and the lake breeze coming in through the windows, we didn’t feel the need to venture far to get the outdoorsy experience we were looking for. It was a perfect week and we hope to return again. Thank you Suzanne!

Perfect lakeside hideaway
The cottage is exactly as described. A great situation right on the lake, and close to lots of great places for food and local beer. Easy access to the mountains for hiking. Or, great if you just want to stay put and chill. Very comfortable.

Cozy cabin and friendly proprietor
The view from the deck nourishes the soul! Cabin itself is adequate, you can prepare meals and relax comfortably. For longer stays, beware there is no on-site laundry and no cable / satellite TV (if you are interested in staying current with news / shows), and no keys to lock up the place when you are gone (might not be needed here anyway). Aside from that, the proprietor was super friendly and eager to provide anything you might need. The fireplace makes for wonderful atmosphere, and if you are looking to get away this is a great place to do it!
We travelled from there to several destinations both north east, and south. It is a good home base for taking in lots of different sights.

Perfect!
This cabin is in a great spot, is super clean, has comfy furniture for relaxing, and good tables for eating, and playing games. The beach is good for boating, and swimmming once you’re out a bit.
This location provides great access to hikes, swimming holes, and omg the food! We hope to come back.

We loved everything about this cabin.
For water sports of all kinds, for cycling, for enjoying nature, for peace and quiet, this cabin on Town Farm Bay is fantastic. We loved the rustic nature of the place too.

Quaint,rustic cabin anyone would enjoy who appreciates history and the ability to relax .
Excellent host. It was a great stay. Clean and comfortable. For a person wanting to get away from it all, read, relax and not listen to the noise of traffic it is great. It was a little difficult for fisherman with boats due to the parking situation but the host managed the situation well. No docks for boats so going to a launch every morning was a bit cumbersome. It was my own fault for not asking the right questions before booking. The fishing from the ledges and rocks on shore was good and you could not find a more scenic spot both looking towards land or out at the lake.

Linger Lakeside
Leaving the Texas heat for the month of August we headed for the cool of Vermont. We found the small living area and roomy screened porch on this little cabin a perfect retreat. There was such quiet that the lapping of wavelets just below the bedroom window often lulled us to sleep. If you are looking for quiet, peaceful seclusion, this is your spot. There are other cabins fairly close but because of the woods you can sip your morning coffee on the porch in you robe, with relative privacy. We also found the location ideal. You are just a hop, skip and a jump from groceries in Vergennes and an easy drive to Burlington for nicer restaurants and entertainment. We hit everything from the oxen pull at the state fair to a ferry ride to NewYork for lunch. On the more practical side, this is your basic lake cabin. There are no frills, no closets and the kitchen is a little limited and set up for only basic cooking needs. Since we were there a month and enjoy cooking we had to get creative, but for weekend camp type cooking, it would be fine. There is community BBQ equipment along with a nice assortment of water toys …. kayaks etc. available . Our biggest problem was Jim has mobility issues and parking is at the top of a little hill or if you park at the cabin you have to juggle a bit to get in and may have to move the car if someone wants by … which only happened once. For those with mobility issues, the ground is uneven, with fairly steep steps into the cabin … for most visitors it would not be a problem. There is a herd of cattle close by so that lends to the aromatic ambience from time to time. All and all, we had a lovely time with wonderful weather, a pretty view of the lake …it is a great place to work on your computer (they have wifi but no TV, just Netflix), write or just enjoy a good book.

Wonderful!!!!
We left yesterday and we miss it already. Calming, peaceful, and the wonderful sound of the lake when you fall asleep at night right out your window. It brings you back to the family cottages of times gone by. Suzanne could not have been a nicer host.

great lakeside escape!
If you had a long enough fishing pole, you could fish from the living room! Beautiful views of the lake and the mountains, access to kayaks and a canoe, a terrific gas grill, close to Burlington, Vergennes and Middlebury. The cottage is nestled in the woods and is rustic (though it could have been a little cleaner). Great screened in porch for relaxing and reading. Cable and wifi worked great. Kitchen is a good size but could be better equipped (more utensils, pots/pans). Does include a stove, microwave, coffee maker and full sized fridge and space heaters for cool nights. Overall, we spent a great 5 days there! Would recommend!

Great Location on Lake Champlain
Beautiful vacation spot just 15 minutes south of Burlington but very secluded and quiet. The cabin was well equipped and comfortable. We didn't lack for amenities.
We used the wood stove several evenings due to the chilly weather in mid October and enjoyed the leaf peeping opportunities between the Green Mountains and the Adirondacks.

This was our second vacation in this camp and our third stay at Bayview Farms. We love the screened in porch, the boats and the beach and the whole feel of summer camp as we remember from our childhood days. We were looking for casual, rustic, comfy, easy and FUN, and we have found it here! Suzanne and Clark go out of their way to be sure we're happy, and we love the proximity of Starry Night Cafe, Dakins wineries and good groceries - who needs more? We can't wait to be back!

My husband and I rented this cabin I fell in love with it as soon as we walked with the nautical style decor and large kitchen with a view of lake Champlain to die for. Screened in porch with two bedroom excellent for visitors to stay over. Our dog stayed too and it is a pet friendly and lovely stay and sunset you don't see anywhere in the U.S. I recommend this cabin if you have a small family and enjoy the lake what it has to offer.

A great place to stay to escape the real world for just a little while! Nice beach front available for use, but other beaches are a short drive away. Not too far from activities and other small towns on Route 7. Short drive to Burlington for amazing food and other sites! Would certainly stay again! The owners of the property are also extremely nice!

For me, this was the perfect get away. It's rustic, but fully equipped with everything you need for a relaxing vacation. Sit on the screened-in porch and enjoy a clear view of the lake, or take in the scenery from the living room, which also has great views through large, lake-facing windows. If you want an even closer and immersive look at the lake, you can take advantage of kayaks or canoes a few steps away on the lake-front beach. Stove, oven, fridge, and coffee-maker in the kitchen, with groceries and liquor/wine stores just a few miles away. And if you end up craving some trendy night life and a higher-energy atmosphere, then Burlington is an easy 15 minute drive. Highly recommended!
