no AC and no fine print in the booking system so we were unaware. The room was a patio NOT a suite. no walls actually made the space private or free from insects and critters.

The ocean was feet away and the tide pools were amazing.

There was ants/bugs over the counter that crawled towards any left over liquids left out.

The villa was wonderful. The staff and food was very good. The location and beach was very nice. I will return soon. The only problem we had was when we had to leave for an early morning flight we had been told twice that a van had been scheduled to take us to the airport. Nobody was at the property when it did not show up. Nobody picked up our calls on any line. We had to walk a half mile to find a taxi and almost missed our flight. But the property was wonderful and I I hope to return without this problem.

Everything is just amazing!

Everything about our stay was all that we had expected and more. Sarah and her staff were amazing! Breakfast was made to order and tasty. We stayed in the Alejandro Suite. Bed was so comfortable with an incredible view of the Bay. Margaritas were some of the best we had while we were there. Gentle ocean breezes lulled us to sleep.

A beautiful boutique hotel nestled into the cliffside overlooking a (relatively) private beach. The staff is very welcoming (as were the other guests during my stay). Delicious breakfast. Beautiful view from the Maximilian Suite (and a lot of stairs). The Maximilian Suite has one bed open to the entire suite and one closed room, so best suited to a family or a group that doesn't require a lot of privacy. It was breezy and cool in the evening, I never used the AC although it is available in the closed room. Room is exceptionally well equipped with a lovely set of clean dishes, coffee + coffee maker and full fridge + water. I did not cook. It is a very quick (70 peso) ride into the main part of Puerto Vallarta or a 30 min walk via the beaches, so off the beaten path which is what I wanted. The beach is rocky and Pacific waves are big, but beaches directly to the north and south have safer swimming and some small coves suitable for children. Lovely to explore and never crowded. Incredible sunset views. I would 100% come back.

Not a problem for me but this hotel would not suite guests who are not comfortable navigating a lot of stairs, esp if your suite is one on the higher floors. I didn't sample food at the restaurants close by but there is a plethora of options in PV. FYI most of the staff is not there on Sunday which can be a little underwhelming and the continental breakfast supplied is just ok. You must remember to take your keys as property is very securely locked with gates (both an upside and a downside). You may hear other guests going to the rooftop terrace from the Maximilian Suite and pool noise from the suite adjacent to the pool as well. The pool is basically a plunge pool, but who needs a pool when you have the beach right there?

Not recommended for someone who can’t do stairs

The property is beautiful with unique furnishings. our suite (Raphael Villa) had a stunning view with a large terrace. the breakfast was delicious each morning. the staff were courteous and helpful.

The place was very artistic and unique in a beautiful way. Staff was friendly and helpful at all times. We really enjoyed our stay here!

The hotel was absolutely gorgeous! We stayed in the Rafael room and loved the huge terrace and the room itself was beautiful! The staff was also so great, and so accommodating (especially Giovanni)! Can't wait to come back!

The staff was exceptional. Friendly, very responsive, and always there when we needed something. The eclectic charm of the building and of coarse the location.

Not much. Maybe the many stairs and narrow stairways. If you served dinner so I didn't need to go out every night.

a hidden gem of a place. Everything from the location to the view to the truly amazing and accommodating staff. Can't wait to return!
