I have stayed in numerous villa's when holidaying in Florida but this was the first in the Aviana Resort. We didn't use the communal facilities so can't really comment on them. We stayed 3 weeks, myself, my wife, 2 kids aged 16 and 17 and my mam and dad. First the good points. Communication with Ricardo was excellent. He was great prior to going, we had all of the required information and he was quick to respond to any enquiries. While there I only contacted him once when the WI-FI stopped working and again he responded very quickly although I was able to fix the issue myself. The maintenance team was good. The pool was cleaned 2 or 3 times a week and the villa was clean. There was loads of space in the villa, we used 4 of the double bedrooms, each with it's own en-suite. The pool area was great with loads of space around the pool to either follow the sun or stay in the shade. A couple of negatives: The location is a little bit out of the way and the traffic to get to the parks etc is becoming worse as more villa communities are being built all of the time. The two villas either side were also rentals and seemed to mainly be occupied by short term (3 or 4 days) Hispanic families who played very loud music throughout the day. Over the course of our 3 weeks there were 3 or 4 families on both sides and they all seemed to be using the villas as a chance to get their families together and have a party. There is supposed to be a curfew on loud music from 10pm but that was not always followed. There is also a rule for no parking on the street, only the driveways, but again this did not appear to be adhered to. It didn't spoil our holiday, in fact the kids quite enjoyed the music being played, but it might put some people off. Finally, there were plenty of plates, glasses etc but some things were missing that we would normally find in previous villas. A clothes airer/clothes horse would have been nice to dry our clothes outside rather than use the dryer all of the time. We have also stayed in villas where there has been a welcome pack with some dishwasher tablets, dishcloths and spray to wipe down surfaces after eating, tea towel, kitchen roll, etc but there was nothing for us so we had to buy all new. I would certainly recommend a stay here and would stay again. Thanks Ricardo

Felt at home lots of amenities

The house was awesome. Plenty of room for our large group. House however was missing some basic amenities like bathroom rugs for getting out of the shower, hand soap, dish soap etc but house still earns a high rating from us. Screened in pool was nice. Community pool is simply a wading pool so unless you have littles, skip it and stay at the house pool.

My family and I drove 12 hours from Middle Tennessee to Davenport, Florida. We arrived at the gated property at 11pm and we were very tired. Ready to unpack and get some rest. The first thing we were great by were the neighbors and their loud music. However, once they noticed that someone was next door the music was turned down. FYI, there is a 10pm noise curfew for the community. Every time we travel my wife inspects the properties for cleanliness and pest. That includes spraying everything with lysol. She was doing this prior to COVID due to an incident at a previous stay years ago. Well during her military white glove inspection the house didn't pass. Just about every bed had multiple strands of hair on the sheets and we found live roaches crawling in the cabinets and dishwasher. We didn't unpack! We got in contact with the property manager and told them about what we encountered. We found a last minute rental and had a great stay in the Orlando area.

A group of 8 of us stayed at this house for a quick Orlando Trip. This house has plenty of room and a great outdoor space! The host was easy to deal with. We would book again.

I was pretty pleased with our stay at Aviana. The house was roomy and laid out nicely. Liked the location, close to grocery, gas and restaurants. Owner and property manager were very prompt responding to any questions or problems. Pool was the best part, used a lot and heated (extra cost) perfectly. Only complaint or suggestion would be a deep cleaning to everything and replacing or cleaning the carpets and painting the pool deck/porch area. Overall I was pleased and would rent again. Cathy

We stayed here for 6 days while visiting Disney. We had 6 adults and it was nice ahat everyone had their own room to decompress after the parks! Nicely furnished and very roomy. Will rent again.

Great house to relax and hang when not enjoying the surrounding areas attractions.

Ricardo, Oscar and Rita were awesome throughout the process and answered all of my questions. Our requests were met in regards to a crib for my granddaughter and cookie sheets to bake cookies for Christmas. The house and pool were spotless when we got there and exactly as presented in the description. We greatly enjoyed our 2 weeks in the house and used the grill that we rented while we were there. The location is gated, safe and there is a Publix, gas station and Dollar Store right around the corner. So many positives! Things to know - there is construction going on across the street as the development grows and there is a need for additional forks and spoons. My family eats a lot!!! and all during the day so it would have been great to have more of those utensils. Beds are comfy and there are bathrooms for everyone which is a real positive. My parents who are 90 and 87 used the main floor king suite and the rest of us stayed upstairs. Also with a 6 month old infant, the house is set up for several locations to maintain quiet for any adults who are sleeping! Wonderful holiday with our family was enjoyed by all!

Nicest property we have rented over the course of many vacations. Will come back next year.

The property was beautiful inside and out. Included dishes and appliances, which was nice. No complaints. The host was great with communication.

We really enjoyed this property. We celebrated my daughters 10th birthday.. We also got so much needed rest and relaxation. The neighborhood is clean and quiet good location not to congested. The house was spacious and roomy for everyone to have space. Clean would definitely book again.

More than what we expected! House was located in a really nice gated community. House was clean and supplied all that we needed! Ricardo was a excellent host that checked in on us to make sure we were satisfied. We are planning on going back!

I stayed at on Cabello Drive. Beautiful home. After reading lots of reviews about parking, I was hesitant to stay in this community. We adhered to the parking rules and no cars were towed. A minor issue was that the trash bins were not empty when we arrived so we barely had anywhere to put the trash. Also, I was provided a gate code, but there was no keypad available so we had to have the guard let us in. Unknowingly, they limit the amount of cars allowed for the property which I didn't understand. The property sleeps 12 ppl so you would expect that there will be at least 5-7cars. But everything worked out. Overall experience was great.

The house is so beautiful, very very clean and so spacious. It’s everything you’ll need in a home away from home

The home was everything that my family and I needed/wanted. From start to finish Ricardo made everything a breeze. His response time was satisfactory! The home was clean and well kept. All cooking utensils were supplied. Towels, a washer and dryer with soap too! (Lol) The kids enjoyed the game room in the garage and the heated pool. All in all We really enjoyed our stay and would definitely be back. Oh, I can’t forget, the master bedroom downstairs was EVERYTHING!

It was an awesome way to get away from the Chicago winter after a long COVID year.
