amazing host who made us feel just at home with impeccable attention to detail to all the services at hand. We also had a very comfortable room.
We didn’t have any hot water left on our late arrival but understandable given few rooms and full house.

Location was good walking distance into Cromarty Handy for going into Inverness 40 minutes .Not to far to go to the Whiskey places nice walks and the food was good in the village,though I would state that I am biased as my Grandparents came from a farm close.
Sadly a number of places were still closed including some good eating places the ferry was also closed which meant driving around to Invergorden but all in all only a slight problem

Breakfast was excellent, as was evening meal. Though on the edge of Cromarty village, everything was easily within walking distance. Beautifully peaceful.

Fiona was a fantastic host, very helpful throughout our stay. We had a large number of options for breakfast and really enjoyed our stay. The Factor's house is perfectly located in Cromarty, very convenient for walks nearby and for wildlife (dolphins) spotting.

The facilities are excellent, the food also very good.
We booked dinner at the property about 8 days in advance (because forward planning is good, right?), received confirmation, but were told when we got there that Fiona hadn’t received our confirmation, so no dinner. She did backtrack with bad grace and produce a good dinner a couple of hours after we’d originally requested it, but I suggest you keep all communications with Fiona and are ready to produce them in the event of problems. Be sure to emphasise any dietary requirements. Fiona is somewhat smug and self-satisfied, spoiling the stay somewhat.

We had a very comfortable stay at The Factor's House from our arrival to our departure. Fiona has a fabulous property, serves a great breakfast and has a cosy relaxing living room to enjoy a night cap. She is warm and personable making the B&B experience more special. She also has a lot of knowledge about nice things to do in the area. The room was well designed and had everything we required, it had a comfortable bed and the amenities in the room were all lovely touches and were clearly thought through. She uses homemade soaps in the rooms and uses pottery from the local pottery workshop in the village. A really lovely place to stay.

The hosts welcome was very friendly and informative, she went out of her way to be helpful and offer local transport suggestions. The rooms were beautifully appointed and was all of the property. Breakfast was locally sourced ingredigents cooked perfectly and the dining room was very was attractive. The optional dinner is superb.

Great location! Owner Fiona is lovely, me and my boyfriend had a great stay, rooms were immaculately clean. The owner makes all her own soaps and candles which makes the hotel smell lovely, even bought a candle when leaving. Breakfast was 10/10.

The house itself, the comfortable and cosy interior. The breakfast was also very good. Nice lounge for the guests.

The property is situated in its own lovely, well kept gardens which overlook Cromarty Firth.
The rooms look like that had been recently redecorated. They were tastefully furnished, with a comfortable bed and nicely coordinated decor. The bathroom was large and well appointed.
The food and the dining set up was excellent. We had both dinner and breakfast at the property. It is served in a beautiful high ceilinged dining room which was set out beautifully for socially distanced but engaged dining for the 6 guests. Dinner was well presented and beautifully cooked to a standard that wouldn't be amiss in a Michelin Star restaurant - three courses set menu (we were asked before we arrived of any allergies or preferences)
Nothing - I would certainly recommend Factors House for couples travelling in the area.
