10/10 would recommend. Both the main house and guest house were clean, spacious, and easily accommodated 12 adults. The portion of the river that the house sits ranges in depth, which makes it perfect for sitting in a lawn chair or swimming in all day. The extra amenities (ping pong table, basketball hoop, pool table) were used more than expected, and made sure there was always something to do. Couldn't have asked for a better place to spend a weekend with friends. Also, we spent a lot of time outside at night and did see a few bats, but they were never a nuisance and didn't negatively impact our experience in any way.

Pro- you are on the river with a perfect swim spot for young kids Con- the stairs (84 to be exact) are very steep. Anyone overweight or with my knees will have trouble getting down. The King Author Crossing is about .6miles from the house (driving) so that would be an option of those who cannot get up and down the stairs Pro- great outdoor area under the bunk house Con- BATS swarm you from dawn to dusk! To the point I could not get to my car one morning because of too many bats farting around like arrows We would rent again as long as the bat problem was taken care of, but I just wanted to address the few things others might find concerning
