The house was perfect. Be sure to bring coffee. Couldn't get the key lock out very easy. Wasn't able to get it back in the lock on check out. Left it on the table because I couldn't reach the owner to see what to do.

It was a nice place to stay for the money. Very welcoming and friendly town.

The house was just as pictured. Super cozy in a quiet little town. Enjoyed the little notes left by the owner! Would definitely recommend. Thank you!!

Great small home with just enough space for our family of 6. Perfect location for visiting Garner State Park and Lost Maples. Clean house (remember this is rural Texas), stocked with everything we needed for eating at the house and making picnic lunches. Would stay here again.

Close to stores and restaurants in town. No internet or phone service unless you have ATT or Sprint, though kinda nice being shut off for a couple days.

Cute, clean and welcoming. We would definitely stay there again.

Cozy home. I would've liked to known that the Sabinal river was dry since that was the main reason why I rented that house.

Plaster was falling off the walls. The doors and walls all have black grimy surfaces. Couch and main chair was old smelly microfiber. We had to put two blankets over them just to feel comfortable sitting on them. The lamp in one bedroom did not have a bulb in it and on the second day the overhead light went out. On the bright side...the roach in the main bedroom was dead when we arrived.

We booked this property for the WiFi, king sized bed and central access to a bunch of state parks. (The area is notorious for no signal because of the beautiful Texas hill country.) This charming home was so comfortable and convenient as a base for exploring Lost Maples, Garner State Park and other Hill Country sites. Enjoyed the outdoor sitting area and being able to walk into town for the restaurants and unique shops. Really good bed and shower are definite pluses for me. Highly recommend!

We rented in Utopia to have equal access to Garner and Lost Maples (each about 20 minutes away) for hiking and brought our kayaks to kayak at a Utopia Park which is less than 5 minutes away. We thoroughly enjoyed our stay. The house was very clean We brought all our groceries and cooked all our meals. The kitchen was well equipped. The reasons for the 4 stars: the dishwasher didn’t work, which was no biggie, except we didn’t have heads up until we had the dishwasher filled; it took 24 hours to figure out there was WiFi - there was a small note on the wall by the TV instead of in the instructions and welcome on on the bar; I had asked ahead of time what type of coffee pot, but never received a response back; and the pictures made the rooms look a little better than they were in person even though it still was nice. It’s a great location and place to stay in the area!! We loved Utopia Park and easy access to the state parks. Everyone we talked to in town was very friendly and helpful. We would rent again!

Plenty of room, very clean and homey. We spent the first day hanging outside enjoying some drinks. The BBQ pit was a plus We spent the next day at Garner State Park which was only a few miles away. From when we checked in to the following day later that afternoon, we had a trickle of water, mostly mud. No hot water or water to bathe til the following day. House was clean and and plenty of room. Just the water issue. Should get some kind of refund for the inconvenience!
