This house was perfect. It is just as pictured in the photos. The location is great, right on a beautiful beach with close access to other beaches. The property managers, Tina and Theo, were always very accessible and took care of all of our needs. I would highly recommend this house. We will definitely be returning there on our next visit.

Our family of 7 stayed at The Reef House for a week end of December and beginning of Jan. The home is modern, open and beautiful and well stocked. I am only docking one star because the hot tub and heat pump wasn’t working. Several days of communication with house manager passed with no closure or resolve. The pool and hot tub was an important feature and one of the reasons while we booked the house. We could have certainly used the heat as many of the days were rainy and windy during our stay.

Everything checked out exactly as shown in the listing. Tina and Theo were outstanding both for the property orientation/care and the fishing excursion we arranged. They saw to minor maintenance issues (not a surprise for a property right on the ocean) promptly. For our family of 8, there could not have been a better experience!

The Reef House is breathtakingly beautiful. Our family had an incredible week at this home in Exuma. My kids have already stated that it will be hard to top this vacation! Loved everything about the Reef House and Exuma. We will be back again for sure.

This was the most amazing trip, house, experience, and the people are what made it! A tropical paradise with calm waters and private beach, house was perfect (2 families each with young kids), but Tina and Theo are what made this trip! We also had a private dinner by Chef Mackey. This is our third time to Exuma and we will be back AND STAYING AT REEF HOUSE!

We had just the right amount of room and great lay out. Enjoyed the water sports and paddle boards, kayaks, etc at the house. Ate out a few nights and enjoyed all especially Blu in the water. Total relaxation! Thank you!

I researched 50+ places to stay in Exuma, but The Reef House just spoke to me. I knew from the pictures it would be beautiful, however, no picture can truly prepare you. When you walk into this lovely villa the light and airy elegance inside with the vibrant turquoise water and outdoor space in the back takes your breath away. This trip was to celebrate our 20th anniversary and my 40th birthday. The communication with the owners and property managers were superb. Boat Tours with Theo are a must. He is very knowledgeable and gave our group experiences that will last a lifetime. In home chef, with Chef Khristont left me speechless. One of the best evenings of my life. The level of hospitality from the Dercks, Theo and Tina, and all the locals are none like I have ever experienced. I have fell in love with this property and Little Exuma. I don't know how to express my gratitude to all for making this trip incredible. I can't wait to come back again with my family to share this little piece of heaven.

We loved staying at the Reef House. It was also the perfect location of our breathtaking wedding. Everything was perfect. Thank you Tina and Cathy for your support during our stay. It was unbelievable 💫

The pictures are accurate, the setting and house very nice. Only problem is location. Far from town and restaurants, and roads are very poorly maintained with no lights. Travel to and from difficult and at times unsafe. It is a good 35 minutes from town; we are all experienced drivers and two of is lived in London so we are used to driving on the left but we did not leave the house much because of that.

You can read many good reviews for this house from previous guest. Since they are all correct I won’t repeat them. What I will mention are my two favorite things about the house. 1- the private outdoor shower off the master bathroom. Nothing better than my morning shower in the sun. Watching the ocean and listening to waves crash. 2- I can’t stress enough how great it was to have privacy in the back of the house. Because of the way the lot is set when you are in the back enjoying the pool, hot tub and ocean you feel isolated. In many beach homes you have no privacy due to houses being built on top of one another. That’s not the case at this house. There are so many wonderful things I could say about this house but I want to mention that as my favorite. On top of it all the staff is very responsive and helpful. Wonderful people with big hearts. I hope that I am lucky enough to stay at this house again in the future.

The Reef House was perfect for our family vacation, and now our favorite Caribbean property! Beautifully decorated and well stocked, clean, comfortable beds, great pool, short walk to a semi-private beach, and those VIEWS...simply gorgeous! Rick and Cathy were really great to work with during the booking process and last minute questions. The Property Managers, Theo and Tina, were an added bonus. Such nice people and very responsive. We had no reason to leave except for groceries and our boat excursion (would definitely recommend booking with Theo and TJ). Chef Khriston prepared a birthday dinner for my son our last night and it was excellent! What a great way to kick off 2023! We look forward to visiting Exuma and this amazing property again!

We had really high expectations - all were blown away. From great comms / info from the owners, great support from the property managers (Tina and Theo), the property itself, the location, etc. I could go on and on - in short, you will not regret this property. And, as a bonus, if you are at this house you get priority with Theo for boat tours - that is an absolute must too! We hope to be back soon. We loved the Reef House!

The Reef House is amazing!! Book your stay now. The ambiance, view, and location is absolutely perfect. The property is exquisitely decorated and super comfy. Make sure to hire Theo for a day on the water and Chef Khristont to cook for you. It will be the trip of a lifetime…..and don’t forget to take a day trip to Chat n Chill. We will be back!

It's really hard to put into words how great our stay was at The Reef House. From communications with Cathy, Tina and Theo before our trip, to the over-and-above service from Tina upon arrival (and all week!), to one of the best excursions with Theo and TJ out on the water. Every question was answered; recommendations spot on; superb cleanliness all while relaxing in luxury for 5 days. Thank you to you all for making our trip spectacular. This is our first time at a vacation rental that we rebooked the house while on vacation! 100%!!!!

The Reef House was beyond everything we hoped for and more. It was the setting of a once in a lifetime vacation. The owner, Cathy, was wonderful to communicate with and responded very quickly. The home was exactly as described but better in person. Tina and Theo make the vacation that much better of an experience. They met us at the airport, showed us to the home, set up pizza delivery, and were amazing to reach out to during our stay. When we left it felt like we were saying goodbye to family! Hire the chef, set up the excursions, and book The Reef House! You will make memories as soon as you arrive on the island! Everything was amazing from start to finish. They went above and beyond to take care of us. Trip of a lifetime.

The property was perfect! Tina met us at the airport, followed us to the grocery & liquor store. Got us settled and for the next week we enjoyed! Highly recommend using Theo for the boat rental, his son TJ and Captain Greg were amazing guides and gave us so much Bahamian history. We loved Chef Mackey for our catered dinner. Everything you need is at the house. And the private beach is unbelievable!! Highly recommend and will definitely return! Thank you from The 8 is great crew!

The Reef House is simply a piece of paradise. Everything was perfect; the accommodations, the pool, the beach, etc. We were a group of 4 couples and didn’t want to leave the house during our entire stay. Tina and her crew did a fantastic job hosting us. Everything was perfect. Book with confidence, this place is better than what the photos show.

Overall issues with the house: Pool/hot tub not cleaned or working properly. Couldn’t lock the house bc window broken and locks not working. A/C not working in master. No hot water in master shower. For $2k a night this was not what we bargained for. Was it beautiful, yes. Did we love the location, yes.

I am conflicted. I love the Reef house and want to talk about how kind and awesome the owners and Theo (the house manager are) but I also know it is the best kept secret. this place is truly amazing and I think that deep down the owners and Theo really truly care and want everyone to love it as much as they do.

This was our second time to Exuma, second time staying on Love Beach, but first time in The Reef House (and it will not be out last). The house was absolutely perfect for our needs (4 couples). We kayaked out to Pipe Cay for a picnic and checked out the cave. Highly recommend. Hung out at the beach a lot during the day and jumped in the pool at night. Santanas, Blu, Tropical Breeze, Chat n Chill, private chef, golf, massages, fly fishing.... we did all the things. Property managers Theo and Tina were fantastic. There was a hiccup prior to us leaving where VRBO sent out incorrect information. Cathy contacted me the next morning to straighten it out. No fault of hers at all. Very nice to deal with and great communication. 5 stars all the way around. Can't say how amazing Exuma and this property are.

We had a wonderful stay. Tina & Theo were great. They were so responsive to our needs and checked in with us to be sure we were all set. Absolutely beautiful location. Very comfortable accommodations. Hope to return.

The Reef House is a slice of Heaven! How spoiled we all felt to be able to live there. The doors were always open to a view that took your breath away every single time. Steps to an unbelievable basically private white sugar beach. All ages had a blast! The variety store a quick walk down the street had some basic stuff in a pinch and the Sisal Patch restaurant also down the street had some delicious home cooked dinners! Blu on the Water restaurant was excellent. The people of Exuma are warm and friendly. We always felt safe. Theo arranged a delicious dinner cooked by his own mom and Tina stocked our fridge with some essentials. The owner was amazing to deal with. Very responsive. Do NOT miss an opportunity to go on an excursion with Theo (Tours R Us). We will definitely return to Exuma (hopefully to this property) and will definitely do another day on the water with Theo.
