House was not as clean as it should have been. We were told to remove our shoes and the upstairs kitchen/family room floor was gritty/dirty. The shower in the family space upstairs should have safety bars. The trash barrels were both half full upon our arrival so we had to put paper items in cans with no lids. No plastic wrap and aluminium foil in the kitchen.

The property was amazing overall and extremely clean considering pets are allowed. My toy poodle accompanied us as well. Anything you could possibly need or want was already there for guest use. The host(s) were very thoughtful when choosing amenities for this house. As for the not so perfect items like the master bathroom's electrical outlet not working and a blown bulb or the TV in one of the bedrooms not pulling up the guide, those were just minor annoyances. There was, however, a substantial carpenter ant issue on the property grounds. An exterminator was there an hour after being reported and decreased the number in the backyard dramatically. There were still a few up on the deck, but only one was actually found inside the house. The quick response to the ants by property management was awesome. Now on to the not so great response. On the first night, one of the chairs in the upstairs dining area broke, sending my 72 year-old aunt crashing to the floor. Once we picked her up, we could see that the chair had been previously repaired. Supports had been added underneath to the one leg that buckled. The person who answered the call for property management showed no empathy whatsoever. When I pointed out the fact that there was a previous repair present, he said, "Things break. We repair them so this doesn't happen." Obviously, that was a contradictory statement. Compassion does not equal liability. Sometimes people just want to know that someone undestands and/or cares.

We had a large group and the layout of the home was perfect. Also - the home is closer to the beach (literally 100 yards) than the description. Would stay again.

Loved the house! Loved the backyard. Loved the openness of the family/kitchen upstairs. Great location! Such a good time! Would definitely stay there again!

The property was gorgeous all the way through! Tons of fun activities to do in the backyard. We were amazed.

The property was perfect for a large group of older teens and adults. Loved that there was plenty of parking and multiple entrances/exits for those who needed to commute to work. We enjoyed the beach view and amenities the house offered. Since we have stayed at rentals in St. Augustine for two decades, I will say this house was one of the best stocked with cooking supplies, towels, beach toys, and general immediate needs like soaps, TP, etc. Owners are generous to leave so many things for renters. Nothing is completely perfect all the time. We had a few concerns with the (upstairs) air conditioner and WiFi, but The Proper Group was quick to respond and attempt to correct our issues. A/C technician they sent was great and even came back to check on us. He said he would be in after our stay to try more options to correct the situation. Comcast also arrived as we were departing, so I feel like they will resolve the connectivity too. Things happen when you own a home and rentals are no different, so we did not let it "rain" on our vacation. Neighbors were great too. We even had a concert two evenings from the gentleman next door playing his sax and guitar on the upper porch. He asked for requests and all the homes around came out on their balconies to enjoy. Definite beach vibe. Recommend this location!

Our family of 10 (includes 6 kids) had a wonderful stay at this rental. Beautiful beach to walk to with a lifeguard. The home had everything you could need. Backyard was great. 9 minute drive to St. Augustine beach/pier. 5 minute drive to groceries. We definitely plan on coming back in the future.

Great rental house. Fabulous outdoor space with games and comfortable seating. Provided beach chairs, cooler, wagon and many beach towels. Lots of kitchen supplies to cook for large group. Comfortable sleeping arrangements as stated. Open family area upstairs with other options available downstairs. Loved the set up

We had a great experience. Checking in was easy. Because we were a large group, we knew we would be eating in most of our meals, and the kitchen and dining areas were really stocked well with everything we needed. Beach access was very easy and although it was literally freezing, when the sun was out we were able to get out and on the beach easily. It was also nice that the beach was not crowded so we were able to really just unwind and let the kids run off energy. The outside has plenty of entertainment and we spent lots of time playing ping pong, hanging out around the very nice fire pit, putting on the golf green and relaxing in the hammock. we highly recommend this property and we would definitely book it again!

This was such a wonderful stay for my whole family for a wedding anniversary celebration! We loved all the back yard options for hanging out with kiddos, and the open living space and kitchen were plenty large for our crew of 14. Our only challenge was that the floor downstairs has lots of little steps up and down and we have a couple folks with mobility challenges who found it a bit intimidating and specially at night- but it was navigable for them with extra care. We made a lot of fun memories here!

The upstairs meeting area was fantastic and the place accommodated our three families comfortably. It is a block from the beach, yet you don't have to cross the major highway. The house is well kept, inside and outside, and we loved the location! If available, we would definitely stay there again.

Good location. Steps to the beach and short drive to everything. Large spacious home that accommodated our large family. Nicely decorated and clean. Back yard great with lots of fun things to do. Comfortable beds. There were some minor issues that should be addressed. None of the outlets in the bathrooms worked so impossible to dry your hair. Did not have a gas grill in the yard, but had a charcoal grill/ smoker. No charcoal or lighter fluid provided. Had to go to the store and get it. No wood or logs for the firepit. If you plan on cooking,especially for a large group the pots and pans were not sufficient and of poor quality. Plenty of dishes and glasses. No coffee pot, but there is a keurig so bring k- cups. We enjoyed our stay and would recommend

We love this place, game setup in the Backyard totally enjoyed by kids, Had a wonderful moonlight dinner in the backyard.! Especially the living room upstairs was awesome for family time.! The Host was very friendly. Will definitely recommend this place to friends.!

Everything was as described in the listing. The home is beautifully decorated and very convenient to the beach. Everything that we needed for the beach and home was provided. The backyard was truly an oasis.

We will def be back!

The home is set up perfectly for a family get together. Loved the decor and openness of the great room. The outdoor area was so much fun. The downfall to this property is the beds. Everyone woke up with our necks and backs aching. One room had a king on a queen frame. The other queen beds you rolled towards the center so it was so uncomfortable sleeping with our spouses. The kids bunk bed room was perfect for them except the full size bunk bed we thought would collapse like on stepbrothers. If they would invest in new beds this house would get rave reviews.

The Sea Gem was even better than pictured! Plenty of space and great proximity to the beach. Very clean as well

The extra living areas downstairs provided space for each family group to spread out yet not be in the way of anyone. The huge upstairs living/dining/kitchen space provided plenty of room for everyone to be together. The kitchen was very well equipped with almost any appliance you might need!

This was a nice property overall. Basic kitchen utensils and pans are available. Bring your own pans if you plan to cook many of your meals. The foose ball table wasn't there, ping pong table broken, and the bocche ball court didn't appear to be used or maintained. The overall seating area outside was really nice. I suggest they update some of the outdoor pictures for accuracy.

We enjoyed our stay house very nicely decorated. Stairs were steep and an issue for a couple of us and for some reason I thought there was one bedroom upstairs. Something needs to be done about garbage all cans were full when we got there. Overall we love St Augustine and the house was within 7-9 miles of everything we wanted to see. Train ride at Ripley's was awesome and we got to take our dogs with us to see the Christmas lights.

We had a wonderful time at this well-appointed property. The bedrooms and family room upstairs were perfect and comfortable. The view of the ocean gorgeous and short walk to the beach made our stay even better. We will come again - highly recommended!

Overall great but kitchen is definitely not a chef's dream as advertised, but acceptable

The location is perfect, especially being on Butler Beach. We learned a lot about Frank Butler and Lincolnville. The upstairs space was a perfect gathering for movies, dinner, and looking out to the beach. A wonderful place for large families to spend time in the well put together backyard and very short walk to the beach. Our only request is on our next family gathering there, the temperature can go below 74 degrees. We are looking forward to scheduling our next family vacation.

This home had the perfect upstairs living area for our family as well as a great back yard. There was plenty of parking and it was well equipped. A nice beach wagon and plenty of beach towels were available and there were plenty of trash bags and other necessities. There are only a couple of small issues... one of the queen mattresses “ dipped” in the middle and another queen bed “ squeaked” any time you moved in it.. the trash cans were full when we got there and with a Monday only pick up they were full again when we left. There needs to be an additional trash pick up day especially if guests are there from Sunday to Sunday.

Exceeded our expectations. Thanks for providing a top notch rental! They’re not easy to come by, but when you find one, you spread the word. We’ll suggest this property to friends. :)

We were here for our sons engagement proposal and the house and location were perfect. Upstairs living area is very big with spectacular views. Back yard is awesome with a fire pit, ping pong, foosball table and a bocce ball court. The owner is very responsive to any questions I had. Will definetly stay here again.
