Thank you for opening your lovely home for rent thru VRBO. We found the home to be very well kept and clean. Upstairs remodeled master BR was a hit for my son and his wife. My husband and i took the master on the lower level due to needing a king bed. The kitchen had most everything we needed - usually this is not the case! The only utensil lacking was a temperature gauge needed when making homemade ice cream and grilling. Well stocked otherwise! The extra small living room was a hit with our grandchildren as they could have their own little private space away from adults. So many reviewers commented on the deer viewing from the kitchen and this space certainly turned out to be a favorite for all! We loved the large windows open for viewing wildlife on the marsh! Additionally, the large farm table w/ 10 chairs was perfect for our family and well suited for the many card & board games we played. The owners were extremely responsive to all texts during our stay and very quick to provide solutions for several minor "hiccups". Access to the beach was an easy 5 minute or less walk. We thoroughly enjoyed our stay and would love to return if our funds provide! ;) Highly recommended!!

This was a wonderful house with breath taking views. We enjoyed sitting on the front porches, looking at the ocean, but even more, enjoyed the back decks, watching the dear play in the marsh. The house was great! Clean, well decorated, plenty of seating, comfortable beds, great location. Our family loved hanging out, playing games, cooking our meals & going for long walks. Would definitely recommend this house!

We had a nice, relaxing week! The location was perfect and house was very clean and comfortable.

Everything was great. Only issue was the upper was warmer tban normal. Bottom level was cool. You may want to have upper unit checked for needing freon.

The house was nicely furnished and clean. The location is great with beautiful views! Our only suggestion would be to update the cooking utensils and cookware, as the pots and pans were quite scratched up leaving residue on our food and many of the lids were missing. Other than that, we would recommend staying.

The house was lovely and location perfect. Short easy, walk to the beach. The views were lovely both in front and behind house. We loved watching the deer come out in the morning and evenings.

Beach House was beautiful, a little shocked to walk into the house and find dead bugs laying through the house. The guys enjoyed the home and vacation spot.

Beautiful house with close, easy, access to the beach. Had a small, easy fix, problem with the AC downstairs and Kristy responded right away to the email and had someone out to fix it the same day. Beautiful views of the sunsets and the storms over the marsh while sitting the back deck

Perfect set up for 2-3 families with kids and steps from beach. We had a great week enjoying fun in the sun!

Loved our stay and had plenty of room with 12 people (5 adults and 7 kids). The kitchen (although small) was well-stocked compared to other rentals we’ve stayed at, and we loved the quick walk to the beach. The views out the front and back of the house were beautiful and saw deer in the marsh a few times in the evening. The only cons for us were the mattresses weren’t very comfortable (unless you prefer a firm one), and the cleaning crew missed a couple of things (cleaning the fridge and microwave). We did have a chirping smoke detector on arrival, but Kristy was quick to respond and let us know where there were some some batteries available for it. All in all, we loved our stay.

The house was perfect for our family vacation. We had 12 in our group and there was plenty of room for all. The house was updated, clean and just as described. The beach access was just a short walk away and the downstairs shower/water hookup was nice to have when coming in from the beach. My family was pleased with this area and we would definitely return to this house in the future.

Our family enjoyed our stay at the Sandy Reef and our first time visiting Holden Beach. The house was just as described and fit our family perfectly. The views were amazing - the best of both worlds! And the beach access was a quick and easy walk to the beach. No complaints and already looking forward to our trip next year.

Sandy Reef was the perfect place for us to stay! The home is even more beautiful than the pictures. The kitchen is well-stocked and well-organized and we ended up cooking in every night. It was so nice to have two master suites and the house was spotless and well-maintained. The house is spacious and comfortable and full of sunlight! The location gives you the best of both worlds. The house sits right across the street from the ocean and you have beautiful views of the waves. But it's the marsh view that makes this house so special. It was so peaceful looking out over the marsh and intercoastal waterway and watching the changes throughout the day. We saw gorgeous sunsets and every late afternoon we would see at least two deer along with a tiny baby deer. Check-in was seamless and the owners were wonderful to work with and very responsive. The first night the smoke alarm started chirping due to needing a battery, and the owners were quick to resolve it in no time! We wish we could have stayed longer, but will definitely stay here again! It was a wonderful getaway!

I wasn’t able to stay at the property. It was too hot and AC would not cool properly.

Love the layout, decor, proximity to the beach and decks, decks, decks this house has to offer. Very comfortable home. Marsh views and sunsets were incredible. Kitchen was very well appointed - found everything we needed (which isn’t always the case with rentals). Host was very accommodating and responsive! Being new to the area, greatly appreciated the local suggestions. Got what I was looking for - a nice relaxing time with my sisters and our daughters.

First visit to Holden Beach. Great property and it had all the necessary amenities. Very low key beach and it was not crowded. Beach was awesome, and water was refreshing. Great week.

Nothing like watching the marsh as the tide rises and falls during the day. Yes, the beach is lovely, but why not experience both?

The property was just as we expected from the listing and the check-in process was very smooth. Excellent location on Holden Beach and just a short walk to the beach access. Great views of the marsh and some ocean views as well. We had 9 adults and 2 children and there was plenty of room for all of us. We all enjoyed our stay at Sandy Reef!

Well stocked kitchen and huge table for family dinner nights! Easy beach access and plenty of room for our large family. The outdoor shower was awesome and we really enjoyed the views of both the marsh and the beach.

Group of firefighters who work together and needed a place to relax for a week. Great accommodations with plenty of household items that reduced our packing. Would stay there again and would recommend to my family as well

Our family thoroughly enjoyed and appreciated our stay at Sandy Reef! The home was every bit what we expected according to the online description ....and more/better. We absolutely love the 2nd row location with the marsh behind the home. Both worlds of ocean and marsh views are offered. The location is perfect for a short walk to beach access. The entire home is spacious, comfortable, updated, and desirable for a wonderful beach stay. As a family of 4, we had more than enough room, but we'd also have plenty of space with 8 or more family members. The home owner was responsive to email communication in a timely manner.

Lovely second row home. Amazing views of the marsh and also views of the ocean. Short walk to beach access. House is very well maintained and organized. Kitchen is stocked with everything you need. Bathrooms are newly remodeled and were very clean. Would definitely stay here again. Rental process is easy and the owner is very prompt if you have questions.

My wife, our family and friends stayed in this home for a week while on vacation in Holden Beach. It was the perfect house for a large group. We hosted friends for multiple meals with 10+ people and had plenty of space for cooking, eating and relaxing after dinner. The front and back decks allowed us to sit and look at the ocean or watch sunsets over the marsh. We couldn't have asked for much more!

A good time was had by all.

We keep coming back! The owners of Sandy Reef sure elevated our annual vacation experience by updating the bathrooms, and changing the layout to meet the needs of most families. We will be back next year! Many thanks.

The house was beautiful! Plenty of space for family and friends (6 adults and 4 kids). Lay out of the house was OK. Kitchen and main living area is on top floor, which wasn’t my favorite (my mom has bad knees). Bathrooms were beautiful and everyone loved the showers. Bonus was having the shower outside for rinsing off from the beach. Beach access was a few houses down, which was OK…still a nice little hike for a big family with lots of stuff. Kitchen was nicely stocked. The front porch facing the beach was a big favorite, and absolutely loved the big dining room table. Cons: House cleanliness. Goldfish underneath couches (you could see very clearly as soon as you walked in) which my 8 month old grabbed quickly and somehow found a lego and I had to scoop that out of his mouth, we brought no legos. Also, lots of dog hair on the floor… AC-automatically set to 72, bottom floor was much hotter then the top. Thankful for a box fan in a closet. Turtle room got extremely hot and made in unable to sleep in past 7am. Television remotes that didn’t work, I never did watch any tv at bedtime, couldn’t locate a remote that worked. House was a little further away from stores Then I usually like, but if you don’t mind driving 20 mins to the store than OK. Overall we had great weather and a nice Stay!

Pros: Sandy Reef is a beautiful home. The view from the back porch and kitchen are spectacular. The home is spacious and the bathrooms are beautifully updated. The beach access is very close and convenient. The outside shower is the best I've ever showered in! Cons: When we arrived an hour prior to the published check in time and inquired about getting in a bit early, we were told the cleaners had car trouble and were running late. We decided to hang out underneath the home before check in time as we were promised a 5pm check in. The substitute cleaners did not show up until 4:30pm. A half hour to clean a two story, 4 bedroom home seemed like quite a task. The substitute cleaners seemed frazzled and had never seen the home before. We were told that the normal cleaning crew had quit on Friday, so this cleaning situation was known prior to our check in day. The two cleaners worked diligently to clean/straighten the house and make it "presentable" for us. We did not actually check in until 7:30pm, 3.5 hours after the published check in time. To compensate the late arrival we were given the option for a noon check out. The towels, which were plentiful and still had tags on them, had not been pre-washed so they shed after the first wash leaving brown dots on all of us. The sheets had not been pre-washed and had a chemical smell. I expect a house to be ready at the published check in time and expertly cleaned if I am paying a $200 cleaning fee. Please be sure to read #14 on the Rental Agreement as it outlines that refunds will not be given for late check ins.

We absolutely loved this house. It was just as advertised. Great location to the beach.
