We loved the breakfast. The people renting out the room are lovely. We liked sitting in the comfy chairs with the windows looking out to the garden after a day of visiting places. We had dinner at a nice pub within walking distance.

The room was lovely. Very clean, bright and comfortable with a beautiful garden to sit in. The owners could not have been more pleasant and helpful. Gorgeous breakfast which sets you up for exploring this beautiful area and coastline of Aldeburgh, Thorpeness and Dunwich especially. We really enjoyed our stay

The owner was friendly and kind. She was very helpful and wanted to do all she could to make our stay a pleasant one. The breakfast was excellent. There was a delicious vegetarian option. The accommodation had an ensuite bathroom. It was in a quiet location and was close to both Aldeburgh and Thorpness.

A very comfortable room in a garden that really is a bit of an urban oasis. The town of Leiston itself has seen better days but is superconvenient for Aldeburgh, Snape and, a bit further afield, Orford and Southwold etc.

Breakfast was excellent and a good start to the day. Our hosts were friendly and knowledgeable of the local eateries

I can’t think of anything I didn’t like.

The owners of the property were very helpful and the breakfast was fantastic. The room was exceptionally clean, private, and located in a friendly area. I now know why they have such great reviews. I used to manage hotels and noticed they had everything perfectly set up, right down to the little details (biscuits, lovely decor, tea facilities, lap trays, cold milk, coat hangers). Couldn't have been better and can highly recommend this as a lovely place to stay for a getaway!

I booked this place to take my partner away for his birthday. This is the 1st time I have ever booked anything. The room was lovely, and the view out into the garden was wonderful. 😍 The area is really quite, when we arrived and see it was on a housing estate I was a little concerned it could be noisy. It was quite. It really was great. The breakfast was freshly prepared. Both Ruth and Alistair go the extra mile to make your stay as enjoyable as possible. If they didnt mention having a dog you wouldn't know, she is so friendly and doesn't bark. There is a pub in walking distance which served amazing food. Town isn't too far to walk neither. 😊

Comfortable well equipped room in hosts' smallish back garden on a modern housing estate. Good breakfast in hosts' house. Very welcoming and friendly. Well placed for exploring the Suffolk coast and countryside.

Room independent of the house was very beneficial. Access to small garden area and our own fridge. Crockery, cutlery and glasses provided. Helpful, friendly and easy-going owners. Quiet residential area with easy walking access to local town. Breakfast good.

Shower room is very compact but good sized basin. We would have liked cereal for breakfast but not provided which we did not know in advance.

The accommodation was comfortable, well planned, attractively furnished, with everything we needed. Breakfast was as good as it gets. The owner was warm, friendly and interesting to talk with.

Alistair was a very welcoming and friendly host who made us an excellent cooked breakfast each morning. The room was comfortable and very clean and had everything we needed. Even extra plates and cutlery if we wanted to get a takeaway.

Attractive, comfortable room with own access. Very friendly hosts. Quiet location and ideally situated for the places we wanted to visit. We like to sleep in a cool room so appreciated being able to adjust the heating according to our needs.
