My family and I spent three nights here; it was a perfect long weekend on the cape. The location is second to none—you can walk to the beautiful Sandy Neck Beach and lots of local stores nearby. The house is large enough for several kids and adults to have their space. The host was very responsive to all my questions. We’ll be back for sure.

We rented this property to attend a baseball tournament with a total of 4 teenagers and 4 adults, along with 3 small dogs. It offered a spacious setup, separate rooms, and plenty of seating inside and out. We had a mixup with the house cleaner - but that was quickly solved and it didn’t hamper our stay. It’s a quick walk to the beach (bring shoes to wear as it is super rocky and does hurt your feet) it’s cost money to park- so it’s best to walk. It’s secluded offering you private outside enjoyment. There are several rooms that have AC. This was important during our stay as the weather was hot and humid. Not all rooms have this, it was a little uncomfortable for the kids. Funky electrical stuff, outlet upstairs is finicky - I thought we lost power but was just a loose cord. It was simple and perfect! Would stay again.

We enjoyed our stay in the house very much ...More than enough room for all of us .The new deck was used everyday .The kids loved the basement living area . Would love to rent the house again in the future . The community was great as well .We had a great family getaway

We enjoyed a family vacation including grandparents, adult children and young grandchildren.
Dee, the property manager was very quick to respond to our questions throughout our stay.
The cottage is in a great location; just a nice walk down to Sandy Neck beach which is free for walk ins, fee to enter and park; the beaches and dunes go on for miles
Pros: locatio, cleanliness, lots of towels, bedding, cleaning supplies and kitchen supplies, yard area and lots of parking and quick response of property manager
Cons: older electrical in house so had to find and reset breakers if air conditioner and microwave on at same time, open stairs not safe for babies and toddlers, outdoor furniture not cleaned and there is quite a bit of poison ivy in the area

We had a good time. Missing some kitchen items. Not enough lights in kitchen and bathrooms. No place to plug the fireplace. No blowdryer. Had plenty of towels. Owner replied quickly.

This property is exactly as depicted. Four bedrooms, two bathrooms, roominess to move around. Great feature is the proximity to Sandy Neck Beach Park. A short walk away and very convenient. We thoroughly enjoyed our stay!

We loved the proximity to the beach - it was so beautiful at night. The house is a well stocked home with plenty of room, and close to many of our favorite Cape attractions. We were happy to be able to take our dog with us also. Thank you!

The upstairs bathroom smelled like sewage, the kitchen sink was draining slow, it rained through the taped window unit in the kitchen, there was water puddled under the downstairs beds, there were hundreds of huge flys alive and dead, there was a tarp over the roof, there were bulges in the sheet rock that was ready to fall because there was water damage, there was trash not taken out, there were taped switches stating circut issues,and there were small trees growing in the gutters. It was awful and I have the VRBO ad pictures vs what we endured for a week stay. With the group of family we had, we had no choice but to stay in this mess.

The place is dirty. There were roaches in the kitchen, toilets were filthy, flies dead and alive in the house, there is a tarp covering a hole on the roof. We contacted the owner/manager and advised we cannot stay there. The owner/manager canceled our reservation immediately and started refund. Because she canceled we could not leave a public review. This house is not safe for anyone. Too many problems. No lights outside. Location is great. Too bad is not safe. I do not recommend anyone especially kids to stay there. Owner collecting the money and not fixing problems. VRBO should be cautious. I had to leave and find a hotel. VRBO will not reimburse me for extra cost and my frustration. Not a good experience at all!

The host was super nice and attentive. She always responded right away , we had a great stay.The bourse is located really close to the beach and there’s a nice restaurant half a block down the road.Overall It was enjoyable.

This house had great space for large group and good location. The beach was a tougher walk than expected, but for the price, you cant beat it, the property was worth it. Wear and tear from being a rental property was present, issues with fuses blowing with window unit ACs, and missing a lot of essentials of a home. However the property owner was very responsive and had items delivered within very quick time. Appreciated the flexibility with check in and the communication was excellent.

cons:
It was a little confusing whether we could use the towels/sheets because on the listing it said to bring those.
The beds weren't terribly comfortable but we managed.
The main entrance was a sliding door that was a little tough to open and we couldn't figure out what door the keys went to so ended up leaving the place unlocked while we were out.
Overall I would recommend!

Comfortable House with Secluded Yard, Near beautiful beach.
The house was comfortable and had a great layout of bedrooms on different levels. It was perfect for our family with varying ages and bedtimes. Nice outdoor deck with tables chairs and a grill, and another patio in front. The yard was private with tall trees and lots of birds. We loved sandy beach but also discovered Murkwood conservation land which had beaches on a tidal river and gorgeous views. Lots of other little 'gems" in the area to discover.

Overall this is a good property in a million dollar home neighborhood. It was perfect for what we needed. We would stay there again. Tomorrow.
Some things look like they are in the process of being updated. Read the rest of the reviews. If your are looking for a million dollar perfect home waiting for you, this isn’t it. It could and probably will be at some point.
On the positive side — Great layout with several private spaces throughout the houses for several groups of people to gather. This Is a tri-level home design. Outside there are at least 3 places to gather including a large deck. Very private space. There is a fire pit. Room to park at least 4 cars. Beach is a three minute walk to the gate house. Beach itself was amazing. $25 per car fee. After 5pm - Free
The less than perfect things include lack of some items geared to having a large group of people in a somewhat remote area who are on vacation. This are minor nits and are mentioned for awareness and correction for all. Missing was a tea kettle. 3 different ways to make coffee, but the tea drinkers felt slighted! Bowls - for cereal as well as pasta feeds where not found. Paper goods - TP was a bit old and there were no paper towels, and no sponges. Only one tourist brochure and one local menu. The mailbox had been recently knocked down and the home is not visible from the road. If you see the town line sign turn around and try again. There were a lot of towels in the laundry room. Not sure if we should / could have used them or not.
Owners were very responsive to all our inquiries.
I suspect that the cleaners had accidentally shut off the oil burner. My wife had a warm shower the night she arrived but the next morning their was no hot water. I later traced this to the red oil burner emergency switch being in the off position as well as an off breaker. We did not require AC the week we were there. There are at least three TVs.
The Italian restaurant nearby is worth a visit.
More communication up front on what is there and what will not be there as well as directions / instructions left on-site would make everyone life a bit easier.
Overall, do it! You’re visiting a good place in a fabulous area.

So great to get away and walk to beach
Everything was great. House is well used but had everything we needed and more. Location location location! Dog friendly beach!!!! Turkeys gobbling away each morning. Thanks so much for a much needed break from “real life”

Delightful stay, nice property, great locations
We had a wonderful stay and the owner, Helen, was a delight and super-responsive. We had 2 families with kids staying and it was the perfect amount of room. The main floor is airy and light thanks to the big windows and decor. The kids enjoyed qll sleeping together in the upper level rooms. The kitchen was well stocked. The beach was walking distance (pleasant walk too) and very beautiful with sweeping dunes and not too crowded. It is a pebbly beach which if your familiar with the area is pretty common so I would suggest bringing water shoes (cheap $12 ones are fine) and the rocks are really beautiful to qnd make for nice beach treasure hunting. At low tide, it is more sandy. There is also a snack shack with great seafood (scallops were the best I've had in the area) and hot dogs, fries, icecream etc which was convenient for longer stays at the beach. You have to pay between 8-5, but we would have someone just drop off all the things and one group and then just walk back. Or we went after 5:00 which is still nice and you can do a bonfire q little further down the beach.
I was very pleasantly surprised because I had ready some of the earlier concerning reviews. The limited electricty capacity was a problem initially and something that could be annoying but I know the electrician was there during our stay to try to work it out. We were able to have one AC upstairs and one in the main level with fans going and it was in the 90's and we were ok. The yard is very natural qnd not super currated, but it has privacy and I thiught it was nice. There are also small repair/ wear and tear like the cleanliness of the grill and a lock on one of the doors that would be nice to have more detail payed attention to, but yhey were very minor and we truly enjoyed our stay.

Accurate depiction of property
My husband and I stayed for about 12 days with 3 teen/20's daughters. Overall the property was exactly as I expected and a very good value at that price point. We have stayed in many different Cape Cod cottages in East Sandwich near the beach so we had a good sense of what to expect. If you are going for a high end Cape experience this may not be your best bet...but if you are looking for a house that is clean... well laid out..that offers easy access to the beach and the beauty of the surrounding dunes.....easily fits a family of 5 or more (plus a dog) and want to spend much of your time at the beach or enjoying the Cape then I would for sure recommend this home. The walk to the beach is easy/enjoyable ...but the walk back with your supplies is a bit more daunting at the end of the day. If you do not want to walk, you can always drive and park (but there is a parking fee before 5PM each day). Also...we loved the snack shack at the beach (no lines ever)...and really great to just stop by after a day in the sun and enjoy some seafood at the beach. Would definitely rent again next year..good fit for our family and what we were looking for on the Cape.

So much potential but fell short!
The house is beautiful and in an incredible neighborhood. Very spacious and10 minute walk to a lovely beach. There were some lovely perks (3 different kids of coffee machines, washer & dryer, grill in the backyard). However the house definitely needed some updating and we had a lot of issues with the electricity (circuit breaker would go off if more than 2 things were plugged in and on). We would not have minded these issues if it wasn't for the fact that the house was not very clean. There was dust all over (ceilings, floors, furniture) and the house was full of ants. At one point I was sweeping under the couch and I found an envelope postmarked 2019. The outside area was covered in these little black bugs. They were everywhere! Chairs, deck, bench. It felt like an infestation and we could not really enjoy the back yard. I know that the owner employees a management company to maintain the house but I don't think they are doing an adequate job. Again I would not have minded any of the issues we had if the house was cleaner. It is a shame because it is a beautiful house and it has a lot of potential. I personally would not stay there again but we made it work while we were there.

Not was as expected
So to start- I want to say Dee was very attentive and got back to us quickly with any questions and concerns. That being said- I think the pictures are a fair representation of property. But pictures only go so far. The house itself I would not consider rustic or quirky as described- it really does need much work. When the microwave is in use the circuits trip when acs are on. You have to go to a crawl space like area on bottom floor to fix breakers. The owner was made aware of circuits tripping we found out portable ac can cause this so to not use, also leaks. Also told she was trying to get an electrician to address. There’s no ventilation in main bath so mold grows along ceiling and walls- we couldn’t open window either to vent. Peel and stick back splash peeling - just needs update overall. Some outlets do not work on third floor we were aware from other reviews. Furniture and decor were dated and ripped/stained which pictures do not show. But were of note in reviews we saw after we booked. Blue navy couch has patio pavers on one end of it due to it being broken-you can see if you look closely at the picture, we noticed when we got there. Some of the description of home seemed to have changed post reviews as I remember. A home does not to need high end fixtures or high end decor to have basic functions and look well represented of the management or owner. Landscaping unfortunately does not have curb appeal neighborhood does even though house from outside looks fairly cute. The patio needs a good cleaning and update, brush needs to be cut back. As one reviewer wrote the house has potential but needs a lot of work just even as a home not just as a rental. I would not come back here. I learned not to rent a home without reviews. Sandy neck beach is a very rocky beach. If you do not like rocky beaches it is not a beach for you. We did not like the beach, I’m going to stick to the OBX.

Casual living space in wonderful location
Who we are: 2 related families (4 adults, 6 children ages 9-19) and a 9 month old puppy
What we liked:
- Walkable to Sandy Neck with sidewalks (about a half mile onto the beach) - Follow the tides to play on the sandbar and definitely check into the bonfires on the ORV side of the beach! ($10 permit/$6 wood bundle at the gatehouse after 5:00 PM). Never crowded which was terrific
- Dog could come to Sandy Neck beach (not Bodfish section)
- Everyone in the neighborhood was friendly
- Pet-friendly rental
- 2nd floor was a nice gathering space
- 1st floor was another gathering space that the kids used after the adults went to bed
- Owner very responsive
What we didn't expect:
- One of the BR was different than advertised (at the time of booking, showing 1 Queen + twin; it was updated after I got in touch with the owner since there was no twin - kid ended up sleeping on the couch which was fine for us)
- My fault, did not read about dining table/seating close enough - It seats 8 and the extra 2 are actually counting a table on the 1st floor so technically not one place for 10 people to sit around a table
- Electric is not up to par (description has been updated to inform renters): Had to turn off the window A/Cs on the first floor if using the microwave or the breaker would flip. Also could not use the oven and more than 1 burner at the same time or the breaker would flip. Outlet in 1st floor twin bedroom stopped working so they did not have a fan to use
- Water had a metallic smell
- Lots of ticks in the grass so did not use firepit or backyard
- Only 1 house key so if your party separates, need to coordinate
- Having a claim put in through the property damage protection and my name since it was broken already when we tried to use it
Property description has been updated after receiving feedback. There are a lot of really nice houses in the area; this is a vacation house that is much more casual than the year-round homes. Regardless of the quirks and inconveniences, we had a great time and enjoyed the area.

A week at Sandy Neck Beach
Our week-long stay at Dee’s house was very nice. Her home provided all the amenities we needed for our family vacation: plenty of space for our large family, washing machine and dryer, a full kitchen with all of the essentials, a private yard and lastly, it was within walking distance to the beach. This home is not a beachy cottage but rather a home in a peaceful residential neighborhood. The location was quiet and felt safe. We brought our bikes and enjoyed the short ride to Painted Daisies where we could buy penny candy and lovely gifts or souvenirs to bring home. Sandy Neck Beach is a 15 or so minute walk. The path to the beach takes you through desert-like sand dunes and the scenery is unique and beautiful. We found the beach to be surprisingly rocky. Although still stunning and enjoyable, because of the rocks we did not love the beach as much as we thought we would. As the week progressed we did appreciate their beauty more and acclimated to walking with great ease down to the water. The beach is vast and you can walk it for miles. The uphill walk home after a beach day did feel arduous with armloads of beach gear, but before 8am and after 5pm you are able to drive to the beach parking lot free of charge. We found it most suitable to have a family member bring the car down at the end of the day. Aside from the beach, we enjoyed driving to the bike path in neighboring Dennis and riding our bikes on the rail trail. We ate seafood in Barnstable at Osterville Fish Too and it was fantastic.. Hyannis is a 15-20 minute drive for shopping. The location was good. The house grew on us, but initially we were not overly impressed. Upon arrival we were taken aback by the underlying odor of cigarette smoke and the strong smell of artificial air freshener. Also, parts of the home seemed shabby and in need of repair and the decor felt slightly cheesy. The home was clean, but certainly not spotless. Overall it was suitable and we found as the week went on it felt more and more home-like. It was very spacious and provided plenty of sleeping and living space for our family and we loved that the most. Dee was thoughtful and checked in with us throughout the week and always replied promptly to our messages. I do not believe we will stay again, only because we have been too badly spoiled by the seaside cottages of Cape Cod and beaches that we loved more than what Sandy Neck has to offer, however, we have no regrets about our week spent at Dee's place.

Potential, but not reality.
After a long pandemic, we were really looking forward to our stay at this property. Online it looks fun and interesting. The neighborhood is gorgeous and it is within walking distance of a beautiful beach. The overall design of the property also has potential.
Unfortunately, at this point, it is only potential. The property at this point is the worst property in the area. It needs massive upgrades. Our family was immediately disappointed. We picked up ticks in the driveway which has grass sticking up. The furniture is stained and uncomfortable. The landscaping has not been worked on at all. There are nails and dangerous other items everywhere outside. It seems no one cleaned up after a siding project. The TVs are small and old.
Basically, everything about the property leaves something to be desired. Despite paying a high price, we decided to leave the property a day early.
This property has potential, but at this point, it is only potential.
