Our son and his friends last trip for the summer before moving to college. The house was perfect…plenty of beds in the bunk room for all the kids! Loved the screened in bar behind the house! Many memories were made and hope to return next year!

We had a group of 19 people (9 adults and 10 kids) stay at this property and we found it very comfortable for such a large group. We had trouble with the a/c that supplies the front of the house where the living room and kitchen are, but there were a lot of people coming in and out of the house in 100+ degree weather. The fan for the front of the house didn’t work either unfortunately. The back of the house where all the rooms were stayed nice and cold. I was a little surprised to find out there’s a clothes dryer but no washer. Maybe it’s because there are water restrictions currently in place, but being that this house is so close to the river I would have liked a washing machine to clean our river clothes. The party barn is set quite a ways away from the main house and you have to walk down a gravel path to access it. So if you’re traveling with small children, be advised that you’ll be leaving them alone in the house if you use the party barn area. For this reason we didn’t use the barn much. The extra bathroom and fridge in the barn were nice to have. Overall I’d stay here again, knowing some of the nuances of the house. Excellent location with easy access to Garner State Park and the Frio River.

We stayed here earlier this month, and it was the most perfect vacation home for all ages! It was very nice and roomy! The property was amazing and the outdoor kitchen was a nice plus! We will definitely be staying here again!

We had an amazing time. The house, cantina and overall property are a perfect place for any type of group to get away from the hustle and bustle of everyday life and spend some quality time with friends and family. The property management staff was easy to work with and quick to respond. Definitely will be back next summer.
