Property is fine but the management is horrible.

Nice location, beautiful hotel but management so bad, no public relationships. Do what they want not the guests want.

I'm happy that Baan Bayan is still around after the covid-19 pandemic. The place was beautiful as our previous visit. It is a quite and peaceful place. Happy to recommend this place to anyone visiting Hua Hin.

For about half the price of the chain brand resorts, this place is closer to the beach, has historic charm, great views, and a wonderful staff.

Close to town centre. Nice beach front and hotel has lots of character. 3 night stay. All was good and would stay again. Only change would be to put in a modern shower not over the bath.

Lovely property at great location with great staff

A great location right on the beach very quiet and traditional hotel staff were absolutely superb it could do with a bit of a upkeep as it's a bit run down in places but that's not the staffs fault. The rooms were really big and the balconies were huge. As for the breakfast it was a bit sparse in places there wasn't really anything that I was tempted to eat but then that's just me my opinion but again that wasn't the staffs of fault overall I would recommend this hotel

small scale hotel which located near market village (shopping mall) and can access to the beach.

The room is very clean and the bed is very comfortable. But the hotel is a bit dated and there is no gym room.

Excellent boutique hotel

Great location right on the beach..7.11 at driveway entrance. Handy huge shopping center opposite..Great food vendors set up on the beach behind next property..staff are terrific..many different comfortable day bed styles outside. Some located in shade under roofs..many deck chairs for pool or beach areas..Clean sand..sea water a little dirty there..many dead fish floating..a local explained fresh water in flow can suffocate sea life at certain times of the year...Generous with supply of beach towels for use..

We had a great time as a family of 4 in the Teresa room. Very tranquil pool bar setting and right on the beach. A quiet oasis very handy to all the attractions. Man that does the shuttle was very nice

Nice place in a “hidden” green garden -down the stairs from the pool and the beach was there.

Perfect and must stay here again for next vacation in Hua Hin. Highly recommended!!!!

The hotel is bascially divided into two sections: one new wing and one old wing. We stayed in the old wing in which the room is a bit old.

My wife and I noted the many positive reviews for this hotel and were not disappointed. It is located well away from the main road and only yards away from the beach - accessible via a few steps. Our separate villa faced the sea and we found it to be spacious, comfortable and equipped with everything we needed. Complimentary fruit on arrival and supplies of drinking water were appreciated and the daily maid service was very efficient. The air conditioning was effective and the provision of an electronic combination safe meant that we could leave our travel documents and other valuables safely when away from the villa.Breakfast was available daily with a good choice of fruit, cereals, thai food, eggs (variety of formats on request) and with an endless supply of coffee and tea. The restaurant staff, along with all other employees were most attentive and helpful - always with a smile. We used the restaurant area by the pool during the day and in the evening a few times and enjoyed the choice of food which was reasonably priced - although the costs of drinks was perhaps a bit too high to tempt us to stay for longer periods. The hotel is a short walk away from a modern shopping centre with a wide range of restaurants and shops - Hua Hin centre is easily accessible by road or beach (15 mins walk) or a short tuk tuk ride (100 baht). There is a small supermarket nearby with an ATM. We enjoyed a very relaxing week in this small boutique hotel and recommend it highly to others :-).
