Kiley was an excellent host and the guesthouse was VERY nice. There is a washer and dryer located by the kitchen and the bedroom/bathroom had more room than expected. We will definitely stay again next time we are near culpepper. :)

Very quiet and private with hosts close if needed. Hosts very friendly. Only suggestion: listed as a 2 bedroom. Is really a one bedroom with pullout sofa, but still plenty of room for 4 to fit comfortably. Bed in Bedroom very comfortable.

We stayed for a long girls trip weekend and this property was perfect! Super clean, cozy, and close to all the fun shops downtown. I would definitely stay here again and the hosts made everything very easy. Had a wonderful time!

We were in town for a wedding! This cottage was the perfect location. We were able to walk to downtown to eat and shop. Located on a nice and quiet street. The neighbors were very friendly and we felt very welcomed. If we ever make it back to Culpeper we would love to stay here again.

Great location in a quiet neighborhood near downtown Culpeper! Just a few blocks off of Main St, less than a 10 min. walk to shops & restaurants. Attached guest house was nice, clean, private, and had everything we needed! Nicely landscaped yard. Friendly hosts with good communication We enjoyed our stay and wound stay again, thanks!

Arrival: Instructions were perfect and went flawlessly. The unit is attached to the main home, not a "separate" unit but this never posed a problem. There is no control over the air/heat in the unit but a quick conversation with the owner and an small adjustment was made to the temperature which was perfect.
I cannot say enough good things about the owners. We casually met a couple of times and had very enjoyable conversations with them. They offered dining suggestions as well as some close site seeing/attraction opportunities. If you want their attention, they are available, otherwise it was as if they did not exist, never intruding unless called upon. Perfect!!! We hope to get this place again when we come back to Culpeper.

This property was very nice and clean.
Space in the rooms were nice and large.
The "Luxury" pull out is not for adults though, it appears to be the original mattress. However, it is listed as a Guest House but it is actually guest quarters connected to a family home by a door which locks on their end in the kitchen area. It was hard to just relax and let the kids play because well kids are loud and noisy and we didn't want to disturb them. We could also hear the owners which is something we weren't expecting. Don't get me wrong the owner was very nice and communicative, was just a bit uncomfortable. The temperature was also out of our control. All in all this property is nice, clean, and spacious but not what we expected based on the description.

Really enjoyed our stay here. It was just the right size for the 2 of us, yet big enough to invite some folks over for lunch.

Wow, this property is great. We have stayed in 30 or 40 rentals with VRBO and others. My wife said this is probably the cleanest one ever. The space is modern, well laid out and had everything we needed/wanted including new, fresh linens and strategically placed night lights. Kitchen items were sufficient for my wife and grand daughter to use the space to prep the Thanksgiving stuffing, deviled eggs, and cranberry chutney. The location is spot on, only a short walk from the old town shops and restaurants. Access is easy and secure. Although parking is on the street, there is plenty on a quiet side street and we used the same, easily accessible, spot six nights in a row. We plan to use this property on our next grandkids visit.

Great get away for the weekend. We were in Culpeper for a family wedding. This place sure fit the bill for what we were looking for. Very clean. Everything you need. Great, friendly hostess.

We enjoyed a short stay at the Blue Ridge Avenue Guest House at the end of September-beginning of October 2022.
We had only two persons, so the double-size bed was fine for us and the house was clean and tidy. Having a full kitchen was great and although we didn't use the laundry, it was nice that it was available. The bathroom was very clean.
Culpepper is a small town and the Guest House's location made it very walkable (even with a lot of rain). We felt safe at the location which was fairly quiet. Blue Ridge Avenue has a fair amount of auto traffic and parking is across the street on a side street, but that was manageable.
Our host was very kind and communicated with us on any questions.

Unit was clean and nicely furnished. After spending many hours at an assisted living facility, it was nice to come back to a welcoming unit in a quiet neighborhood. I intend to stay again when returning.

Very cute place, very cozy and stylish. Nice area, very walkable town. Felt safe and was super clean, had everything we needed. Would be nice to control temp in the space separately, but very nice stay overall.

This is an excellent place to stay. We were in Culpeper visiting family. The location was ideal and the accommodations are clean, bright, and welcoming. Would stay here again!

The guest house was very clean, stocked with essentials, and Kiley was very communicative throughout our stay. Perfect location within walking distance of much of old town Culpeper and easy driving to our event in Rixeyville and several local wineries.

The property was clean and had everything we needed. It's advertised as sleeping up to 4, which it absolutely does, but two will be on a sofabed in the living/dining area. The neighborhood was quiet and an easy walk to the charming downtown in Culpeper.

We highly recommend this sweet guest house. The home is extremely clean and the bed is so comfortable. Everything you will need is in this home (kitchen, washing machine and dryer). The location is perfect! Located in a safe neighborhood within walking distance to historic downtown Culpeper. We enjoyed the local restaurants and shopping. This home far exceeded our expectations. We will definitely stay here again when we are in the area.
