The room and property are very well maintained and clean. The location is great. The check-in and staff were not too helpful or cheerful nor did the pictures of the rooms accurately reflect the actual room. And there should be a screen window toward the ocean so we can open a window to hear the ocean and feel the breeze. The windows are sealed shut.

Late check-in cause the room wasn't clean. Checked in close to 5-oclock. Staff made no effort to remedy the situation or do any extra to make us happy. After finally get the room then you have to deal with the timeshare salesmen that won't stop trying to sell you. All I wanted to do when I flew in and met family and friends was check in and enjoy my two days off. I didn't wont to be hassled with incompetence, attitude, and sales pressure.

Upon checking in the "unenthusiastic " staff member requests you take your information to the other desk to "set up my parking permit". In actuality this is the 1st step in the time share sales pitch. Albiet the gentleman (Brian) was very friendly and could pick up I wasn't interested in the pitch after a 3hr drive in a downpour and traffic. You should also know that as of 8/25 the north pool area is closed as a result of storm damage however it is close to being opened. As for the south pool be certain you have your dirty reusable room key with you or security will request you leave. Our guests (whom I i cluded in my reservation) showed up the next day without a wristband and you would have thought they were criminals. When supplying office staff with their IDs the lady working the feont desk had a major attitude. Obviously there is ups and downs with this. 1- who wants unwelcomed guests to ruin your vacation so this rule allows for the removal of such. 2- I witnessed 3 (non guests) walk up from the beach and buy drinks from the bar. After sitting at bar for 20 min having their drinks they went to the pool and were promptly told to leave (3 women who were very polite and not creating any disturbance). So to summarize if you like time share sales pitches, security telling you that you must wear the filthy room key wristbands while on property and front office staff with an attitude then this place is great for you...and you're probably on the board of your HOA at home.

I enjoyed my stay here but there is not much to do. Good when you want to relax and anything else. Everything else was okay!

The room itself was clean, but the bed linens and towels were not, wasn't crazy about having to deal with the timeshare guy to get checked in, after you pay and do all the paperwork they hand it all to him and you have to listen to his pitch before they give you your keys.

The property its self is beautifully kept but the staff and rules are over the top. If you want to enjoy your family time i would suggest staying else where. There was no place to hang our with friends or family especially if they dont have a wrist band. No balcony rooms, you cant access the beach or pool deck from the property after dark. So you have to stay in your room with your family and friends or walk 3 hotels down to a public access. I left my slides at the top of the beach access one morning to set up our tent and 10 minutes later the shoes were gone, housekeeping was on the pool deck so i asked if they had picked up my shoes and none of them spoke english. I went to the desk and noone had turned them in. (Never got my slides back) I was also called back to the desk twice for their mistakes with billing for the room and then again for a bar tab. Both times i provided my card they even had the signed slips from me and for some reason they did not collect payment and then made it seem like i was trying to skip out on my bill and called my phone repeatedly while i was sitting on the beach with my family from out of town even went as far as calling my husband several times. Then the way management spoke to their staff was just horrible. Again the property is beautiful and very clean but you feel like a child with all the rules. We still had a good time but somethings were just over the top and very inconvenient. Dont think we will be staying here again.

The Grand Seas by Exploria hotel was a great place to stay at in Daytona! Even with their current construction renovation. Walking distance to shopping and dining! Staff were great and friendly! This hotel will be even better once they've completed their renovations.

I booked a weekend away for my husband and I. The room we ended up in was dirty. It may have been from recent construction, but it was incredibly dusty and the floor was dirty. I washed it with a towel in one area and it was black when I picked it up. The room had a bathtub with jets. I filled it and went to relax and lean back and it overflowed into the room. Engineering did come look at it for us after we cleaned up the mess and said that the tub could not be fixed it was a design flaw . The staff was nice, but I would never book at this hotel again. The outdoor pool was great.

This property is in a perfect location to everything you could possibly want or need on or near the beaches of Daytona! The two complaints I have are: the room I selected when booking was not exactly as shown in the photos on the website. However, this was not a deal breaker for me because the room we had still meet all of our needs. The second complaint involves the parking. This is not a large property but it's also not a small one either , so the facility itself takes up the overwhelming majority of the land it sits on leaving very little room for parking, so each day is a cat & mouse game waiting for someone to leave so a spot becomes available....again, this was not a deal breaker for us but it might be for others.

Our view would have been awesome if north pool aand patio area were complete . The new south side pool was nice and there is an indoor pool as well .. Every employee I encountered from check in to just passing by were extremely friendly . I had never booked here in past because ocean front rooms have no balconies ,however, the studio room was perfect and the bed was comfortable . The pullout terrible they should get those 2" foam overlays for them ( hint hint ) overall had a great mini vaca ...

The room was very clean and had an amazing view of the ocean. I thought there was going to be a TV in our bedroom but instead had a mirror. So, as we laid in bed we had to share the TV with our 2 children from the living room. Only having 1 television was really an inconvenience. My 2nd complaint is not getting my room serviced. There was no sign that said Please call the front desk if you would like service on your room. PLEASE GET A SIGN THAT EXPLAINS if you want service on your room. All great hotels services all the rooms without having to ask.

Building was under construction parking was minimal. Rooms were spacious and clean. Kitchen had all the appliances needed.

The morning front desk staff Colleen was very rude Matt and Joanne was so nice and helpful the property was under lots of construction there were painters everywhere smell was strong. The pool area was closed our last two days was such an inconvenience to our family on vacation we would have love to enjoy the beach our couple of days

Our room was located in front of the elevator and ice machine. We heard ice dropping all night long as well as people in the hallway that sounded like they were in our room. Only one pool was available due to renovations and we were alerted after the reservation. Smooth check in.

Paid a resort fee and couldn’t even get to the beach from the hotel had to walk blocks away with small children on a busy road. One pillow was stained and the hotel probably needs some TLC. Could be better could be worse for the price the size was prefect for my family.

The hotel was very good they still under construction and we went for welcome to rockville and it was busy since they have the construction going on parking was kind of a problem but besides that staff and hotel were great

The guy at check in was great. Parking was terrible, had to cross a 4 lane road multiple times. Construction going on on the pools and pool bar that was not notated when booking. Construction vehicles were taking up parking spots. THERE IS NO BALCONY AT THIS BEACH FRONT PROPERTY. The pictures are deceiving and I have NEVER had to ask if there is a balcony at a beach front property in my 20 years of going to different beaches... but now I know to. The best part of this hotel is the convenient shopping center across the street and the fun little bars down the road.
