I had been warned that Newport Beach condos were crappy and expensive. That’s what this one is. It’s not horrible but it’s not nice either. The best part is the location. Close to the fun zone and Balboa Pier so it was super easy to walk to places. The big windows give an incredible view of the beach and we enjoyed watching the beach volleyball right in front of our place. Condo is on the second floor so it might be a pain with small children. They are not exaggerating about the parking. We used a minivan and got it into the garage but then you can’t open the doors to get in or out, so we parked in the carport which is in front of the garage. It was also necessary to do this because we rented 5 bikes and left them in the garage. You definitely can’t keep a car and bikes inside. Could be tricky if you are thinking of using 2 cars. Also, the den with the single pull out couch is not an enclosed room. This was not clear from the description or the photos. It’s completely open to the hallway. My son slept there but was woken by us making breakfast in the mornings. The furniture is old, tired and pretty ugly. It’s all useable but not pretty. The cabinets are cheap. The floor was filthy and there were ants. The agency was very communicative as to what would be provided and they were totally honest about it they gave us 5 beach chairs to use but 2 broke while we were using them. Very cheap. It’s a lot of money for a meh place. Would not go back.

The house is very close to just about everything. Parking is tight, but that is to be expected. The property is very clean, and the company very helpful.

Property was great. Bed was a little hard, but the place was super nice and good for kids. They are not joking about no SUV as it's sort of underground parking. Property management company was understanding and helped us extend the trip.

There is little need for a vehicle although there are 2 parking spots. Anything you need is within walking distance. The back bedroom is very quiet even when there's a lot of action on the boardwalk. We were at the property for two weeks. It was as advertised. Great kitchen, beds were all very comfortable, and the view was amazing. I will definitely be coming back. The communication with manager was outstanding.

This location was everything we needed. Steps from the beach, restaurants and boardwalk. The house was clean, views were amazing, and check in/out process was easy. We’ll definitely be back!

Everything was perfect from the view, location, size of the home, and cleanliness. It was wonderful having so many bathrooms and bedrooms. The living area is very spacious and comfortable could fit a large family. My one complaint was the check in process. You had to go to the property manager’s office, which was only 5-10 min away from the house, but it was a total pain. I’ve had 5 VRBO rentals in the past and this is the only one I’ve ever had to do that. Why not just provide me with the access codes for the house like every other rental? It was unexpected and overall just unnecessary. So expedite the check in process and everything would be perfect.

Pros: Beautiful home and will stay again.Some cons: getting on to the beach waters from the home is little if you're looking to walk right out to the water, keep this in mind. 3 dining chairs broke while we were sitting on it, luckily no one was hurt. Oven handle broke. Maintenance got back to us and fixed any issues we had immediately when we contacted them.

Very nice place and location, with a few minor issues that we've noted in our notes to the Management company. Check in process is a little tough but doable. Overall a nice relaxing stay on the beach!

It may have just been because we were late in the season, but the property was in need of some attention. A deep clean and some fresh paint in some areas would help a lot. We still had a great time and would consider this property again.

Location was perfect and lots of activities close by. Rental floors were not that clean and I can’t imagine 8 guests. Fortunately 3 of our guests cancelled so we only had 5 people there. The perfect number. For the price I think there should be 2 King beds and a queen in the loft area not a sofa sleeper (which we didn’t use). Cabinet handles were filthy, faucet in half bath was falling apart, patio umbrella needs to be replaced due to rusting. Pans were done and front room furniture needs to be replaced due to soil and sun damage. Palm tree side table is useless and a visual distraction to the view. Dryer filter was filled with lint and a cup of sand that went everywhere when we tried to clean.
