The cottage is less than 1 mile to downtown OS and about 1.7 miles to Front Beach. Feeling lucky? Make a quick 10 min ride over the Biloxi Bay Bridge with lines of coastal casinos. REQUIREMENT!! NEED ALL GUEST NAME: City ordinance requires that we keep a list of all guest staying at the property. Upon booking, please provide the first and last name of all guest staying on the property and their relationship to you. No check-in information will be sent until we receive this information. We appreciate your understanding.
HOUSE RULES:
- Smoking/Vaping is not permitted inside the Property (subject to $250 fine);
- Pets are not permitted on or in the Property. Guest may be charge up to $200 in pet cleaning fees, a $100 per pet fee, and cost for any damages or replacements;
- Quiet hours are from 10:00 PM to 8:00 AM (CST);
- All trash must be bagged, taken outside and placed inside the designated dumpster on the property upon check-out;
- No parties, large groups, or unregistered guests; and
- All other house rules, city ordinance and regulations, along with the Guest Handbook (as provided).
If any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and Guest will forfeit all rent paid.
Other than the two owner’s closet/cabinet (signs are posted), Guests have full access to the property. You are welcome to any candies, snacks and drinks in the unit. If you are not authorized to use the our Golf Cart, please do not disturb it. If you use our beach chairs, sport balls, pickle-ball set, etc... please ensure they are cleaned and returned to its place upon checkout or you will incur a replacement fee.

STEEP STAIRCASE: It is important to inform you that our accommodation features a steep staircase- leading to the second floor. We want you to be aware of this aspect of our property.
TRAINS: Our cottage is located near train tracks. While some find the distant sounds of passing trains charming, we understand that light sleepers may be sensitive to noise.
SECURITY CAMERAS: We have three (3) outside motion activated audio/video recording security cameras overlooking the side parking, the side door, and the front porch. These devices are all located on the exterior of the property. There is absolutely no inside audio/video recording camera, respecting your privacy within the confines of your accommodation.
GOVEE HYDROGROMETERS: You may notice small white devices or Govee products in the rooms - they help us monitor temperature & humidity levels due to the high humidity levels on the Gulf Coast.
NOISE MONITOR: This monitor is located in the dining nook area. This device only monitors noise decibel levels and notifies the host only if it gets too loud. It does not capture conversations or intrude on your personal space.
Our commitment to your comfort and privacy is paramount. We aim to leave our guests alone to enjoy their accommodation unless we get a noise complaint from our neighbors.
NO TAMPERING WITH HYDROGROMETERS, NOISE MONITOR, AND OUTSIDE CAMERAS! WE RESERVE THE RIGHT TO ACCESS THE PROPERTY TO CHECK SECURITY CAMERAS AND NOISE MONITOR IF THEY ARE DISCONNECTED OR FAIL TO FUNCTION.
GOLF CART: Guest understands that the use of the Golf Cart is complementary and its unavailability for whatever reasons, will not allow them to cancel any part of their reservation or entitle them to any refunds. If the Golf Cart become inoperable through no fault of the Guest, Guest can request a future stay credit with Comfy Birds Cottages, up to $25 per day that the Golf Cart is inoperable. The cancellation policy below does not apply to bookings made on VRBO, Airbnb, BOOKINGS COM, Google Vacation or any other Third-Party booking websites. Those cancellations are subject to the terms and conditions listed on those sites when Guest made their reservations.

* Guest may cancel the reservation at least fourteen (14) days (by 4:00 p.m. CST) before the Arrival Date: Full Refund – Get back 100% of what you paid minus any service fees and credit/debit card fees that we incurred, if any. Refunds may take up to 7-14 business days to process. **However, for Holiday Weekends or Special Events – *Guest must cancel at least twenty-one (21) days (by 4:00 p.m., CST) before the Arrival Date for refund to apply.
* After that, cancel before Arrival Date (by 4:00 p.m. CST): Partial Refund— Guest will get back 50% of every night paid, but the first one*, minus any service fee and credit/debit card transaction fees that we incurred, if any. *No refund of the first night. **However, for Holiday Weekends or Special Events– NO REFUND will be given.
