Venizia was more beautiful than we expected. We thought it would be nice but were also afraid it would be the cliché we see in movies and the overpriced meals, too many tourists, etc. We discovered a beautiful city with many gorgeous neighbourhoods that tourists don’t seem to know (or be interested) about. The apartment is in one of these neighbourhoods; quiet and beautiful, close to the Arsenale vaporetto stop, grocery, restaurant, etc. We loved every minute of our stay. Franco and Martina are helpful and communicating with them was easy. We hope to return some day.

Great location with a residential feeling

This is a lovely little property with everything you need right in the heart of Venice. It is within easy walking distance of the main tourist attractions and the water taxis. You feel like you're living there rather than being on holiday. Great!

We were met as we got off the water bus and walked to our place. Perfect location! Close to the market and any restaurant you could want. Air conditioned, lots of cooking utensils, great space. Definitely reccomended!

This place was ok. The location was good - easy 10 minute walk to great restaurants and Piazza San Marco, but definitely removed from the crowds, which can be seen as a benefit. The place itself was dark and a bit dingy and certainly not the cleanest place we stayed during our travels. It looks much cleaner and brighter in the photos. The air conditioner worked but really only helped in the main room. We had to pull out the fans that were put away in the closets to circulate the air (even though the owner said we shouldn’t need them). We were asked (by the owner’s daughter who helps manage the property) not to lower the temperature of the AC because anything lower is “illegal” (not shown in the photos - there is a big “NEVER TOUCH” sign on the AC). Finally, the place needs new towels. The bathroom towels were old and worn and although they were clean, didn’t really make one want to dry off with them at all. The place will do and the price is right though. Not a total loss if you can handle small imperfections.

The apartment was well situated in a nice area. Unfortunately it was a bit damp and not exceptionally clean. At first glance, it was clean but on further inspection it wasn't. The oven and oven tray hadn't been cleaned from the previous occupants.The towels were very poor quality and after a couple of uses they were damp. All our clothes felt damp after hanging in the wardrobe. None of this spoiled our stay as it was just a base for us and nothing could spoil Venice.

Nice apartment, clean, within walking distance of city attractions. After traveling overnight by plane and train, we called the host when we got to the water bus as instructed for him to meet us. He was not at the water bus stop when we got there. After 10 minutes we called again and he showed up a bit later. This was annoying--hence the loss of a star in the rating.

We had a wonderful time in Franco's spacious flat in Venice. It is in a great location - easy to walk to all the main spots in Venice, and perfectly located if you plan to visit the biennale. The flat was clean, warm, and well equipped with everything we needed - we even cooked there a couple of times. Also a key thing to note - it had a really good shower (which hasn't always been the case in other apartments I've stayed at in Venice). Franco was a great communicator, and responded quickly every time I messaged him. Would highly recommend his apartment.

This is a nice spacious apartment, well furnished and clean. The only problem we had was that Venice was cold and the heating system was not adequate. It is close to St Marks Square but far from the train station. Nice people.

The apartment was very clean and comfortable for 4 of us. All equipment was in order, the host was very accommodating and provided a lot of helpful information. The location is wonderful. Highly recommend it.

Loved the place

Had a comfortable stay, the apartment was neat and had sufficient space for a small family. The hosts were friendly and responsive. Recommend it for a trip to Venice!

The location was good - in a small square off the beaten track. It was clean and the host was welcoming. On arrival, the host had bought a new fan and we were left to assemble it without a screw driver which meant that it wasn’t stable and threatened to collapse. . Also, I didn’t appreciate that WiFi meant you had a limited amount and once used - that was it for the day. We did send a message asking for clarification but it wasn’t answered. Not helpful with two teenage sons. We had about an hours WiFi a day. This didn’t stop our enjoyment of Venice - but it was a missed opportunity.

It was clean and had a nicely stocked kitchen. No AC would have been more bearable had there been better fans (only two small fans were in the apartment). It was very loud whenever anyone walked by the windows, though that may be typical because of the closeness of everything in Venice. Beds were firm. There was a late arrival fee we were required to pay without any previous notice. It would be helpful for this to be stated on the apartment description so it’s not a surprise. Franco was quick to answer our questions, and the location is good for the sites.

The apartment was clean and in a great location. My only suggestion is to provide better towels. They were very worn and ragged. It was a perfect location for 1 night. We did have an issue with the garbage man yelling at us in the morning for garbage that an animal must have got into during the night and scattered it around the area in front of the apartment. It wasn't our garbage, but we saw someone left garbage in front of our door the night before.

The location was fantastic: near many shops and restaurants! The apartment was clean and comfortable. Martina met us at the water bus station and escorted us to the apartment which was very helpful. Check out was at 9 but Franco allowed us to keep our bag at the apartment until 11 while the house keeper cleaned. We will try to stay here again on our next trip to Venice.

We stayed in the department with my 5 members family very confortable. Really cleaned and like the photos published. The apartment is less than 10 minutes walking from San Marco square. The comunication with Franco was very good.

It is not easy to find the place, but the owner was nice and came to take us to the place. Nice, clean two bedrooms , no air conditioners , but we managed well. Small kitchen/dinning/living but enough for our family with our two kids. Convenient located, we were closed to eating places and Piazza S.Marco. Our only inconvinient was the early check-out 9 am, because we are not morning people, but the owner had wait for us until we were done.

My wife and I rented this apartment for 2 days during our honeymoon. A really nice location that's easy to find with the directions given when you book. No complaints really.

Absolutely awesome place. Perfectly located; not too far away from St. Marco's but still far enough not to be crowded by tourists. Clean and spacious. Great place.

The apartment was very clean and Franco was very accommodating of our late (airline induced) arrival. Be aware that the owner will have to meet you at a prearranged location/time to show you where the apartment is, give you the key, collect the rent, and give you a tour of the apartment. If you have any travel faux pas, this can be stressful. Though not his fault, calling Franco from a payphone at the airport was expensive and difficult. The apartment is removed from the highly touristy area, making it considerably more quiet (though there is foot traffic past the ground floor bedroom window all night--something to consider if you will sleep with the window open). The apartment had been updated, and was furnished with older items. It was about a 5-10 minute walk to Plaza San Marco, and about a 1 hour walk to the train station. (FYI, Venice is an incredible maze! Make sure to get a map as soon as you arrive. You can't get too lost--you're on an island...but you may never find your way back to your lodging!!). We were disappointed on a few points. The listing advertises WiFi. There was none that we could access from the apartment. We actually chose this apartment in order to have access to the clothes washer, and we were told that we were not allowed to use it. Lastly, it was our understanding that the owner was supposed to meet us to collect the key when we left. He never arrived, so we had to hide the giant skeleton key (you couldn't lock the door from inside).

Flat was clean, recently renovated, well equipped and warm at all times. Owner Franco is polite, efficient, helpful and welcoming, and was even gracious enough to complement me on my Italian.
