The location of the hotel is in the heart of Nice and right on the beach. The exterior of the building is also very beautiful. Staff are friendly.

The carpets in the rooms look very old and dirty. There is a different smell in the hotel corridors. Towels in the room are old. There are Paper cups in the bathroom. There was no minibar in our room. Unfortunately, the room was a complete disappointment.

You are right across the road from the Mediterranean Sea. The bar has a nice patio. Staff very good. Breakfast elaborate. Marble floor in the foyer. Clothesline gizmo in my room. Comfortable bed. Large bathroom by European standards. I saw some negative reviews. Don't believe them. My air conditioning was powerful..

I wasn't that impressed with the cleanliness of the sea, or walking on pebbles. Need water shoes.

I enjoyed the view, the amazing location on the promenade. I specifically got a room with sea view and thoroughly enjoyed the room. Staff was friendly, and helpful. If I come back to stay in Nice it will be here again.

room a bit noisy as on Promenade des Anglais parking not easy. nearest parkings always full but managed to prénom at Parking Grimaldi not too far away.

Breakfast is good but cooked offerings very limited.

Early arrival really needs to have a room ready as guests have had a long day travelling from early on. We had to wait till 3pm to get the room and this has happened on several occasions. We were travelling from 4am. This must be taken into consideration when giving out rooms.

With no doubt the best is the old building of the Royal Hotel and its location. All facilities are clean, but everywhere sounds pressure of decades since the last renewal of the Hotel (apparently during 60th). It corresponds well to the 3 star rating, but clearly it was high standing hotel 100 years ago. The price was also correct with regards to festivities.

The slightly disappointing point was the continental breakfast. It was too simple for the 17 euros asked. It resembled 8-12 Euros breakfasts proposed by lower rank hotels (e.g. IBIS budget) but was far away from those proposed for 15-18 Euros by IBIS or Radisson or any Nordic Hotels. We have selected this Hotel using "parking" as our main search criteria. We have payed the reservation and only after were informed that there is no parking at the Hotel.

Fabulous hotel and staff wonderful. What a location, sea right in front with the famous blue chairs to sit and take in the views, shops and cafes, restaurants and the old town a 10 minute lovely walk by the pier. Rooms are so spacious and nice lounge area to sit and people watch. The foyer of great hotel is very nice too where guests say bon jour and little chats. Have stayed a few times at this wonderful hotel. Perfect location across from the bay of angels, so central to everywhere. Take a train to Monaco for the day, it is so beautiful and everyone is so happy there.

Outstanding ocean views.

Staff. Night clerk downright rude and unaccommodating. Room’s bathroom stunk like a sewer. Requested a room change. Clerk — not the night clerk - accommodated our request telling us it would be for one night then we would have to move again. But then, found us a room on the first floor which was supposed to be an upgrade but I don't know where the upgrade was. Turns out this room had a terrace, but ocean view limited because it was on the first floor. However, the unacceptable part was the facr that it was a shared terrace which means that if we left our door open, it would be exposed to other guests. I then went back to the front desk, that’s when I encountered the horrible night clerk, who didnt even listen and just flat out told me thatmI had already changed mt room once and it wasnt going to be changed again. He was insulting. I expleined to hom that I would have preferred under all circumstances to not even have to change rooms but the first room wasnt acceptable because of the stinky bathroom and the second was unsafe. Didnt matter. Told me to check with the morning clerk. We were staying 3 nights and it was hot, we couldnt open the terrace doors be ause of safety. The hotel lobby needs some serious glc and the breakfast at 20 euros per day was outright horrible. Had it not been for the ocean view and location, I would not have stayed there.

dirty room, dirty towels, old hotel & too much expensive for what they offer. the man in reception was very impolite. we have payed for a room with balcony and he insisted to give us a room without balcony because he had all the rooms reserved and he told us to wait 1 night to change the room wich we have payed and he asked us to pay the city tax again because the city tax that i have payed from booking when i payed the room was invalid for him
