Ruth the owner, and Kaunos Tours, who look after the villa, provided helpful advice and reassurance before going. They also gave great advice re trips and we did two brilliant tours with Kaunos who picked up from the villa. One of the best bit of the villa has to be the lush garden and view of the mountains whilst you toast the view from the verandah. There is a pool which is salt water so no nasty chemicals and this is cleaned thoroughly every day. It was quite warm too so lovely to jump into. The downstairs part of the villa is Turkish style. Its more basic than the top floors but also charming with a Turkish seating area which my teen liked to chill in. There is also a chill area outside which keeps vey cool. There isn't tons of space to prepare food but there is certainly enough. The cooker works well. The downstairs has two bathrooms and 2 bedrooms. The villa is quite large with enough room to park a car. Upstairs there are 2 rooms which are accessed via an outside staircase. They are modern with en-suites and both have their own lockable doors so like mini apartments - perfect for older teens. The internet was fast so no complaints there either! No safe but no issues either. The villa is 30 mins walk from town. Its in a rural area so you can get woken up with mooing which I quite liked. Struggled a bit with the bike maintenance as they are getting on (like me!) so I would recommend taxis which are only £3 per ride. Overall wish we were there now!

This house is amazing combining so many things in the one place - Turkish old-style ground level that keeps cold during hot summer days and modern upper level with en-suite bathrooms, quite location near busy tourist town, modern salt water pool and mulberry trees with berries to enjoy for the whole July. Awesome stay, highly recommended. Easy communication with owner, couple of good beaches nearby, enough groceries, restaurants, shops, and nightlife in 5-10 minutes by car. Don’t miss boat trips up and down the river!

A typical Turkish Delight!
If you want a home away from home - this is it! We were not interested in entertainment, loud music or hotel food.
The house was very clean and tidy upon arrival.
The bonus of having bikes to cycle into town and explore was brilliant!
We managed to cycle to the market and bring our provisions home - what a luxury to be able to make salads and sit outside with a bottle of wine and chill!
We enjoyed waking up to hearing animals and local Turkish people going about their daily lives. Quiet and peaceful surroundings and in the beautiful garden, we could laze in the hammocks or in the typical Turkish gazebo.
The photos are accurate.
We had breakfast each morning on the patio looking over the farmers field.
There are lots of tours provided for in town if you want to go further afield.
Two musts: a typical Turkish massage
the day trip by boat which takes you on the lake to a huge market where all the locals go to buy their food, a BBQ lunch a swim in the lake and finally make your self 10 years younger by immersing your self in the warm mud at the Mud Baths !

We stayed in the Mulberry house for three nights and was not enough. Really enjoyed the house, the fireplace, bicycles even carrier for our toddler, the garden, chicken and the kids, closeness to Dalyan, the obutdoor grill, ( meats from the Oben Butcher was great), the see, the lake, the boat journey, the neighbourhood, happy people of Dalyan, the rocky hill view in the garden, quietness. It was really good to be there. Thank you for our stay.

Enjoyed the Mulberry House
We stayed in the Mulberry house for three nights and was not enough. Really enjoyed the house, the fireplace, bicycles even carrier for our toddler, the garden, chicken and the kids, closeness to Dalyan, the obutdoor grill, ( meats from the Oben Butcher was great), the see, the lake, the boat journey, the neighbourhood, happy people of Dalyan, the rocky hill view in the garden, quietness. It was really good to be there.

Can't wait to go back
We've been twice to Mulberry House and I was just about to rebook for a third visit when I noticed that i'd never written a review although we still talk about our holiday's in Dalyan and are even looking at buying our own little place out there, we loved it so much.
Mulberry House is an idylic location for those looking to get away from it all. We visited once in October when the weather was still pleasantly hot and once in April when we enjoyed lots of exploring and sitting out the front watching the storks flying home into their giant nests. The house is finished in georgeous Turkish style with lots of big cushions. We enjoyed cooking some of our own meals and eating them on the terrace and relaxing in the hammocks watching the stars. We fed the cats every day and looked forward to greeting the local chickens who came to the garden in the morning. We ate our breakfast on the korsk with fresh fruit picked from the garden.
The bikes were a welcome addition and helped us to really explore Dalyan to the full.
For a little town Dalyan realy does have it all, great places to eat, a beautiful beach, friendly locals and amazing wildlife.

Relaxing week in this lovely house
We have just returned from a relaxing week in this very comfortable and authentic Turkish house with its lovely garden. The house was very clean and well equipped and we were well looked after by the local agents Kaunos Tours. There is so much to do in and around Dalyan and our highlights were the 12 Islands Boat Trip and the beautiful beach nearby. The bikes at the house are very useful for the short trip in and out of town.The local restaurants were fantastic and very good value. We would recommend this property and will definitely return to Mulberry House to explore more of the area and enjoy its variety of things to do.

Lovely stay
We had a great time in Mulberry house.
We loved using the bikes and the atmosphere in the house.
We felt at home straight away. The garden is really lovely with the chicke ns wandering around. To relax in the hammock after a busy day was really great
We were really impressed by the nature of Dalyan. And love to go back, mulberry house would be our first option to stay!

simple and stylish
We loved staying in 'Dut Evi'. The house was simple and stylish with many traditional turkish features. It was clean and comfortable with a lovely garden. The veranda provided welcome shade on all those hot days. The owner has thought about all sorts of extras, such as electric fans, bikes and has provided a useful reference book for guests with plenty of details about good restaurants, shops, beaches ect. Dalyan is a pretty town on a river and there are boat trips to many of the local sites and destinations. We loved the night barbeque and swimming the lake!!! If you have no car it would be easy to stay here as bikes are provided or the town is a 20 min walk. Local buses go almost everywhere! The nearest beach, Iztutzu, is glorious and development has been kept to a minimum due to the nesting turtles. If you want to party all night you would probably find it dull here but if you love spectacular scenery, walking, and getting to know the locals Dut Evi is a perfect place to stay!!!

Mulberry House- A Dream
When looking for holiday accommodation, I googled “non Touristy Dalyan” and Mulberry house came up... I was not disappointed!
This holiday was one of our all time favourites. The house is just lovely... clean, comfortable and decorated in a tasteful traditional Turkish Style. The rooms are large, atmospheric and bright, with comfortable beds and fans to keep the temperature down. (We did overheat a bit at night and just about won the battle against the mosquitoes). There is a good source of travel information and an excellent guide to the house and the local area. The house has a minimalist feel and yet we felt welcome and cared for.
The large garden is particularly conducive to relaxation. We gazed at the mountains, flopped in hammocks and on sun loungers or read on the Turkish korsk, cooled by the breeze and shaded by trees, and bushes.
Our cycle 10 minute cycle to Dalyan was a highlight, even for less experienced cyclists like me-(flat roads and magnificent scenery). Dalyan in June is pretty, lively and gentle and we were spoilt for choice when seeking excellent restaurants, bars or cheap and lovely boat trips ( about £10 for a day with lunch included) Our highlights were the turtle beach, the 12 Island tour, and the mud baths ( although I could include lots more). We took full advantage of the chance to swim and snorkel- the water was wonderful, the fish a little dull. There is no shortage of interest, adventure and cultural diversity for people who seek it, and every opportunity to relax.
I would strongly recommend Mulberry House and can’t wait to go back .

Mulberry House Dalyan Holiday experience 04/11
This is a truly wonderful,characterful, spacious, clean, atmospheric, beautifully down to earth retreat of a place with a real turkish feel, tiled floors, open fireplace. It suited our needs perfectly. We all agreed that the open fire and the use of the bikes for the week was the icing on the cake for us. The house is near enough to walk into Dalyan town which in itself has a very laid back but friendly feel to it. The key holders for the property are Kaunos Tours who were absolutely fantastic, helping us with genuine honest and useful information regarding sight seeing and were available 24/7. We booked a couple of tours with them during the week which were great.(kayaking and turkish bath).There seems to be plenty to do there, but we were there at the beginning of the season so it didnt feel quite hot enough to do the canyoning or jeep safari. the cycle ride to the Iztuzu beach with the turtles is a stunning ride. We all felt that even though we didnt have the kids with us that we would love to return again with them another time.There is no pool, but this was not an issue for us as the weather was not overbearingly hot in April anyway.we found some nice places to eat with good veggie food too, all listed in the visitors book in the house but we also really enjoyed cooking and soaking up the atmosphere in the house too, especially lighting the fire in the beautiful fireplace. The description of the property was really accurate, the layout great.I would not hesitate to recommend this as a place to rent with or without kids infact we have been actively recommending it to friends as a welcome retreat from busy life. We shall be saving up for a return in the future.

Lovely holiday at Mulberry House
I stayed at Dut Evi (mulberry house) with my Mom, partner and daughter; our ages range from 20 to 70!
We loved the traditional Turkish style house, in it's quiet rural setting. We found it lovely and clean, with nice little touches such as the lovely turkish lamps!
Our first night was slightly cool so we sat around the fire on the traditional Turkish seating area.
We enjoyed the garden and it's wildlife (tortoise, chickens, stork etc). The hammocks were so relaxing, in the welcome shade of the mulberry tree when needed! The korsk was a great place to sit round on too.
A cycle or walk into Dalyan was enjoyable too; past the carpenters, rural farms, mosque and a couple of small shops where we could buy bread water etc.
Dalyan has a friendly atmosphere; there are plenty of places to eat and drink, and you can easily get a takeaway if you wish. There were plenty of shops for food and gifts.
From Dalyan you can get a bus or boat to Iztuzu plaji (turtle beach), we once went via boat, walked along the 5km beach (stopping for a swim and relax), got some lovely food there before coming back on the dolmus (bus). I am so happy that they decided to conserve this area for the loggerhead sea turtle (Caretta caretta) - it is gorgeously unspoiled. Oh yes... we made a visit to the turtle rescue centre (by the bus stop) too!
The scenery really is stunning. If you get up to the Radar station, you can see for miles!!!
Also from Dalyan you can see the Lycean rock tombs, a little old lady took us on a boat trip accross the river where we got a closer look and it allowed us to visit the Roman town of Kaunos - views are also stunning.
On a cycle up beside the river one boat owner offered to take us, and our bikes, across to the mud baths on his boat; we didn’t really fancy mud baths and we had already hired bikes over that side (on the road to Kaunos) where we had taken a long cycle through gorgeous scenery -if you do this make sure you have lots of water!!!
We also hired a car where we took a trip through Koycegiz and on and around Koycegiz Lake. Another day we went further afield to oludeniz where two of us went paragliding (not me!)
Market day was fun; lovely fresh cheap fruit and veg. I got a lamp! I think you can get a boat to a market in Koycegiz too.
The local beer 'efes' is great!!!
All in all we had a lovely time.
The owner was really helpful; sending us much info and answering any questions we had.

mulberry house
We had a fantastic holiday at mulberry house. Couldn't ask for more peace and quiet and our 2 young boys loved having the secure garden and turkish kosk to play in during the early mornings and evening. Beautiful surroundings and just far enough from Dalyan village to be free of noise and light pollution - the starry skies were brilliant! Close enought to Dalyan for restaraunts, shopping and boat trips during the day - though most of the eating places now do takeaways if you don't want to cook. Loved the place

Mulberry House
We had a wonderful two weeks in Mulberry House and would thoroughly recommend it. The house is an excellent base for exploring Dalyan and the surrounding area - the bikes provided are invaluable, the house clean and functional and the garden beautiful. There is lots ot recommend but in particular walks into the surrounding countryside, the turtle beach and rehabilitation centre, Kaunos ruins, visits to the mud baths, sitting in the mosque cafe and visiting the markets in Dalyan and Ortaca. I also recommend learning a few Turkish phrases as these were much appreciated. Our children, 11 and 8, loved the landscape and wildlife, the space and freedom and the friendliness of the local people.

A Turkish Delight
We spent a wonderful 2 weeks at Mulberry House in October 2009.
The booking experience couldn't really have been improved. Firstly, Ruth was great to deal with before the holiday - helpful, efficient and friendly without being remotely pushy and secondly, the transfer from and to the airport ran like clock-work.
Moving on to the house and holiday itself: We simply loved there. It far exceeded our expectations and we were very sad to leave. Mulberry House feels like a home rather than a "holiday let". There is everything you need for a really comfortable stay; from a washing machine to a cafetiere! Ruth seems to have thought of everything.
We were delighted by the location - close enough to the town to feel connected to everything and far enough away to feel hidden and private. The nature and scenery around the house is breathtaking and yet five minutes by bike from the front gate are a vast selection of fantastic restaurants and atmospheric cafes and bars.
We would recommend Bistrou Clou and Sakis for evening meals - just wonderful food and friendly families in both establishments. The Jazz Bar was our preferred venue for after dinner drinks and Dalyan Iz garden cafe and art gallery a gorgeous place for afternoon tea with cakes so good that they have to be tasted to be believed!
We would suggest a walk to the Kaunos ruins for an incredibly atmospheric experience and a few bike rides down to Iztuzu beach (do visit the turtle rehabilitation centre whilst you are there - they are doing very important work and need support). As far as organised trips go: the mud baths are great fun and anywhere that involves sailing on the lake can't be missed - it is so clean and beautiful.
Finally - i would highly recommend sleeping late and indulging in long breakfast in the garden at Mulberry House - ensuring that you make the most of every moment in this lovely home.

Mulberry House, Dalyan
This is a conservation resort with breathtaking scenery all around that has a varying choice of activities for the visitor with an abundance of beautiful flora and attention-grabbing fauna. Mulberry House is away from the centre of the resort. It is near fields of arable crops and not on a main road but just a 10 minute cycle to the town centre and public transport for further exploration. The house is clean and comfortable, furnished in an aesthetic traditional style with stunning views and a relaxing garden. There is something very satisfying on returning to Mulberry House after a day at the beach, a walk through the gorge at Okçular or a river trip to the Köycegiz Lake that when cycling through the gate and under the mulberry tree to what is “home” and to see the lovely garden is bliss. With a drink on the terrace or in a hammock before a hot shower watching the birds or enjoying the view of the hills, seeing the moon get stronger and the stars brighter is the perfect retreat before dinner either at the house or in town. Ruth has given those who enjoy independent holidays a beautiful and functional place to stay.

Apologies for the huge delay in responding. We left a review in the house book when we left but, to reiterate, we had a fantastic time. Location was perfect for us on a quiet country lane just outside of Dalyan and it was a joy to cycle in and out of town every day. The cycle ride to Iztuzu was beautiful and sunset over the lake maginificent. We spent a lot of time in the garden (especially in the hammocks) which is a traquil little haven and the terrace is a perfect spot to enjoy your "first of the day". The cats are a very welcome distraction.

Mulberry House
This is a really lovely house. We arrived very late and the local agents had left the key out for us. We found the house spotlessly clean with some flowers on the worktop. Five of us shared the two bedrooms comfortably and it was good to have two large bathrooms (as well as an iron and a washing machine). The house has two large trees shading it and much of the garden (which is a good size). This means that it is noticeably cooler than the town. It is about a mile from the town centre down a very quiet road made up of a combination of smallholdings and foreign-owned villas. Ruth, the owner, is very helpful and, although based in the UK, very well organised. In all, I recommend it unreservedly.

Summer 2008
Ruth the owner was really helpful beforehand giving very full responses to any questions I had. The area was beautiful, the local town and the boat trips up to the hot mud baths (recommended) and down river to the sea. House had everything you needed and the bike ride into town gave us the opportunity to see more of life in Turkey. Saw lots of wildlife, preying mantis, sea and river turtles, cicadas. Would definitely recommend it and would like to go again.

Beautiful turkish house
We spent one week there at Dalyan from 22nd until 29th September 2008 (2nd time at Dalyan, as we like this - nearly - unspoilt little town) and were very happy there. The description regarding location etc. was correct and we would like to recommend this unique house to all persons who want to spend their holidays in a region of Tukiye that is not yet so affected by mass tourism. Itzuzu beach is wonderful and can easily be reached by dolmus - which we preferred as the northern end of that beach is very crowded sometimes as day tourism boats come here. We will certainly come back there for holidays

Peace
I spent my first night at Mulberry House lying in a hammock in the garden, the air still warm, and awestruck by the brightness of the stars in the cloudless sky. The sunny morning brought with it the sounds of lambs and chickens in the small farm across the dusty village track and great views of the mountains surrounding us. There are bikes at the house and we rode five minutes along a flat quiet road into town where we spent the first of seven days soaking up the laid back atmosphere of this beautiful part of coastal Turkey. Mulberry House is pure simplicity; an uncluttered sanctuary for cluttered minds. The place you always imagined you could go to read, relax and unravel. The rooms are comfortable and there's everything you need to chill out. If it's flat screen TVs, pool parties and five star luxury you want then reach for a glossy brochure and take your pick. If you just want a bit of peace, why not give Mulberry House a go...we loved it.
