We’ve stayed at this property for the past 4 years in a row. We love the property itself and the ability to walk into town is excellent. Had multiple visits from a moose family which was a huge plus! Already looking forward to coming back next year.

Good stay, but the rooms in the pictures have been redone. There is no bunk beds. A few ither changes that would have been nice to see going into purchasing.

A beautiful property. Would stay again in a heartbeat. Convenient, well supplied. Property managers were very responsive and helpful. Don’t look for the bunk beds though. Enjoyed our stay immensely.

Reviewer Comments: We had the best time in this winter wonderland with our four kids, my brother in law, his wife and two kids and youngest brother in law and his wife. This was a rescheduled trip after our original flight at Christmas was canceled in the Southwest mess. It was so worth the wait. The kids (and dads/uncles) spent hours digging snow tunnels in the backyard, sledding down the snow plow pile and getting snowed on in the hot tub. We saw a moose licking salt off the cars in the driveway and it is something our Ohio kids will never forget. We spent a day on nearby Copper Mountain and I’m still in awe of the beauty and can’t believe our three oldest kids learned how to ski on the Rocky Mountains.The house is so close to town, we could walk to a few trailheads, yet we had a private yard and space for the hot tub and the kids to play. Our heat went out the second night and the management company responded to my texts late at night and had someone out early the next morning. I also requested an early check-in as our flight landed at 7am and the house was ready a little after noon instead of 4pm. This was so helpful as we had six kids including a baby to get settled and groceries to unload already from our Denver based family. Our kids already want to go back and our six year old now wishes we could live in Colorado...to be honest, I kinda do too.

Outside of one literal "slip-up", due to some ill-managed ice build-up on the front porch (which we chipped away with the tools provided) and a "quirky" oven error message (oven will turn off unexpectedly) that resulted in a late dinner on that first night, we settled in nicely and the house was perfect for our needs (3 couples and their children ages 3 - 10). The house is clean and well appointed. The house provided comfort and space for the folks who didn't ski and the location made it easy to hit up all the local mountains with extremely easy skier drop/off pick up in Breckenridge. When we were all home, there was plenty of space to hang out together OR to grab some privacy! Thank you for a memorable stay. We'll hope for this property to be available again when we return next time!

House was clean and had most of the essentials. Heated garage and steamer showers were great. The walk to the ice rink for the bus routes isn’t bad at all and if it snows you can just ski down the sidewalk before it gets plowed. Critiques: there were no extra garbage bags and limited extra toilet paper and paper towels so we needed to purchase those shortly after arriving. The only shovels available were for dirt… this made it difficult to shovel snow off sidewalk, around hot tub, and deck. This is probably why there was ice built up on front entrance stairs and sidewalk since they don’t appear to get shoveled regularly. A few snow shovels would be super helpful. Also, a few of the mattresses are very uncomfortable and should be replaced, especially in the bunk room.

The layout of the house was perfect. The size worked out great for the number of people staying. The beds could use updating, not so comfortable to sleep in. I would recommend to others and we'd come back to stay again.

Our Thanksgiving holiday week was made extra special at Brooks Hill Lodge- felt like home as soon as we walked in ! The kitchen is so well equipped ! Very nice fir our family. A playful fox showed up one morning ! Snowflakes fell on our last night as we got in to the hot tub . Children learned to ski !

This property is fantastic, the kitchen and bathrooms especially are very nice and well equipped. They are not lying when they say how many people it can hold, it comes with a ton of cups, plates etc so you won't have to constantly do dishes, and lots of very comfortable beds. I would highly recommend this for any medium-large group. My only complaint is that you have to do a lot of the rental process outside of the VRBO platform. I may just be new to this, but I did not love how I had to do my rental agreement, damage deposit, and most of the payment outside of VRBO, it made me feel like I would have less recourse in case anything went wrong. Luckily everything was great, but as this was my first experience with this rental I was a little nervous at first. If you are renting from them and nervous about this, my experience with them was great but I was nervous too.

The house is beautiful, kitchen was large for all 12 of us to eat and play games. The two living spaces, some can be downstairs and some upstairs. The hot tubs was amazing and my group raved about the steam showers. Very conveniently located to peak 9.

The house was beautiful. Great home for a large group. The kids enjoyed the backyard sledding.

From start to finish our stay was pretty amazing (minus a couple cleaning issues). The house is just minutes from the main street and all the fun activities. We were also fortunate enough to have it snow one of the days we booked. Overall cleanliness was almost perfect. One thing we noticed is it doesn't seem like anyone cleans the pull out beds. We found bandaids, hair clumps and random socks between when we pulled the beds out (one in the main living room and one in the basement). The other issue was the dishes that were put away were not all clean. We found tongs with dried out salad on them, cups with residual drink seasoning dried inside the sides and lipstick marks on most plastic cups. Some of the silverware were also not clean with food particles still on them. We ended up running a load of dishes just so we knew things were really clean. The house overall was great. Lots of space and everyone was happy with the stay.

Upstairs 3 bedrooms:
-Master bedroom (King size bed, smart TV)/attached Master bathroom (bathtub, shower, toilet).
-Queen size bedroom, TV.
-Bathroom with Steam shower.
-Bedroom with two bunk beds, bottom bunk is bigger than top (queen size?). It also has a sink in the bedroom, and a TV.

Basement:
Little kitchenette, perfect table for playing cards/board games.
Game room, with TV, chairs and a sleeper sofa.
Another bedroom with a queen bed, tv.
And a bathroom with bathtub and an AMAZING steam shower!

Hot tub is right outside of basement, in the pictures it looks tucked away but it’s actually in a perfect place. The weather was too cold to sit on the porch, but if it had been summer we would have spent time there for sure, it’s big and inviting.

We almost bought sleds to go sledding, glad we didn’t! We found some sleds in the garage!

This is our third time staying in this house. You can’t beat the location and being able to accommodate so many people. We look forward to coming back next year!

This home was perfect - had everything you could need.....and some upgrades as well including a chef's kitchen and steam rooms in two of the bathrooms. Plenty of space and the natural gas grill worked wonderfully. Easy 20 minute walk to main street for dinner and drinks. Thank you!

Way bigger than it looked in pictures. Great location, beautifully kept, and fit plenty for a birthday weekend!
