I set all 3 air conditioners to 70 degrees; however, the units are not sufficient to support the large house. Several rooms were very warm and fans made it worse. The shower curtains in one of the upstairs bathroom are torn and has mold at the bottom. The house needs repainting in certain rooms. Patio furniture has mildew and needs replacing. Living room sofa is worn. Bring towels, not enough (there were 10 people). Sliding glass doors are hard to open. Its a beautiful house, just needs attention to the items listed above. Val and Matias were extremely helpful. I received the incorrect house code and Val immediately text the info. We stayed 2 days and overall is was okay.

The house is very comfortable; kitchen is well equipped and living area is very roomy for a large group. Customer care contact (Valerie) was very courteous and responsive. Location is great. I would stay there again.

House was very nice & clean. Check-in was by code which I loved...my flight was delayed so code check-in was perfect. Nice lil best kept secret everything was great for our work/vacation. We come every year for our annual work trip. Definitely booking this one again!

The management company did a great job with communication. The property is in a good location. It is not a private beach and a good half mile walk to an access. The pool and pool area are nice. The house is set up well. It worked well for our family gathering. It does need some improvements. The property has great potential. Most of the bedding is very worn and there were no extra blankets, there was no soap or shampoo. (The management company did bring 4 (very small bars). The cushions on the outdoor patio either were very worn or non-existing. It is located in a very quiet neighborhood.

It was a nightmare from the checkin process. House need upgrades, ant traps lying around ( my daughter is 1 and found 2), pool does not stay heated(despite paying) towels worn down, itchy sheets, very dust, nosey neighbors. I received approval from Val and have a birthday dinner outside as long as it wasn’t more then 20 guest. She also, let me know it was ok for to smoke or vape on the patio (which was random) She asked me to contact her to pick up tras. On a day before check out, the decorator pick up her items. I was not there at the time and PM admitted to watching me leave. PM was there and started yelling at her. I’m assuming she was there to Pick up the trash bags. The Decorator informed her it was no party it was dinner that my parents cooked. The PM continue to call the decorator a lier. She explained she just decorated the tables for me and my family. The PM continue to belittle her making her extremely uncomfortable. She yell at her and told her to not touch anything because she was taking pictures and force her to give her business card to her. She made racist and derogatory remarks about the quality of guest who booked the rental.She was going on about me and our guest we left the place smelling with smoke and liquor, but house was spotless. Val arrived to pick up the trash and to talk about us to the decorator. There is a clear communication issue. I feel bad for the owner, the house needs better management. So much more to say. Save yourself the headache.

We absolutely loved the pool and outdoor space. Fabulous. Mike from Evolve is an absolute superstar, and made everything easier!! The problem was the house itself. The air conditioning wad inadequate. The living room was frigid, but we wore sweatshirts. The cold air made it to the kitchen and one downstairs bedroom, but no where else. The first floor master appears not to even have vents. The upstairs was very stuffy even with every fan going full blast. There were bugs in the kitchen and upstairs bathrooms. Dirty carpet on the stairs and second floor, including bathroom. To enter the home you have to walk through one of the downstairs bathrooms. Not ideal to use that as a functional bathroom. Sorry to say that I cannot recommend this place

Read the reviews. There are 2 separate property mgmt companies. Evolve does the advertising and payments and Short Stay Florida handles the maintenance and cleaning. Our number one issue is no private beach access. The reason we chose this property is we have stayed in this neighborhood before and know it has private beach access. It seems 6 months ago the HOA eliminated it for rentals. Evolve still has it listed as private beach access. Had we known this, we wouldn’t have rented.There is a public beach access 1/2 mile away. The first floor is serviceable and the kitchen is very nice. But the upstairs carpet probably needed to be replaced more than 10 years ago. There is an overall musty smell upstairs. The walls have tons of patches and touch ups that don’t match. The linens are very old and need to be replaced. Sliding door sticks badly and the glass is separating from the frame. As for security, a swift pull would open the doors. Several toilets are loose, sink handle in bathroom is off, At least one TV doesn’t work, Water heater in master doesn’t last long. Lots of maintenance has gone undone. We did not contact them during our stay. It’s not like they’d send a paint crew or replace the carpet while we were there. Just be advised of the actual condition of the house. Our Short Stay Florida rep (Val) was very nice and the house was clean. There are 3 A/C units and we were able to keep the house cool. Didn’t notice any slow drains as others have mentioned.

Beautiful floor layout allowing for a lot of private space and location to the beach entry is amazing. Washer/Dryer are new and a highlight! Ample supply of starter dish soap, hand soap in the bathrooms and paper towels/toilet paper. Unfortunately, the property is in disrepair and does not warrant the price per night as listed. All bedrooms but one are 78-80 at night even after the handyman and technician visit (who stated a new A/C was needed). We personally bought 3 fans from Target to help with sleep, as ceiling fans only push hot air down. A hissing opossum lives under the front steps by the door, and although a trapper was requested, one never came. We also had daily visits from raccoons during the day and people knock on the door at night. The pool heater worked, and we actually had to have it shut off by the pool guy as the pool temp was up to 94 degrees. We’ve stayed in this neighborhood many times, and this house has so much potential, it just needs some owner love. A/C is the major issue, sinks don’t drain, ceiling fans are caked with dust, the carpet upstairs is at least 20 years old, dead bugs under the beds, landscaping is overgrown, grill is falling apart (and a very broken one just sitting in the corner of the backyard), kitchen cookware could be replaced and is small for a house that sleeps so many, tile in upstairs bath is literally crumbling, not all sliding glass doors lock (entry to the house), the garage looks like a hoarding situation from the back windows. Short Stay Florida is amazing and does all they can with excellent communication but we got the sense the owner truly does not care about this property.
