Larry is a great host! He was quick to answer messages (literally immediately after I sent it) and very helpful. The condo remodel is beautiful and you can’t beat the location! It is very close to many of the different restaurants and beaches that Rincon has to offer. Do be mindful if considering renting this property that it is bare bones and lacks a lot of basic necessities which is very inconvenient if you are traveling from afar to stay for a week. For example, there is an oven but no baking sheets to bake anything. There is an iron but no ironing board. There isn’t a dishwasher or a drying rack which makes cleaning dishes difficult. One of the “amenities” listed is beach chairs but there was only one single child sized beach chair provided. We did however purchase 3 of our own and left them at the condo (you’re welcome future renters). The cooler provided is a throw away styrofoam cooler which isn’t very useful with Rincon’s high temperatures. All in all, the beach front property is very nice and was spacious enough for my family of 6 but I wish it was better equipped to accommodate longer stays

Perfect rental! Modern, clean, comfy! Amazing oceanfront view! Location was perfect: wake up on the beach, quick walks to coffee spots, restaurants and bars. Second floor was perfect for privacy. Easy flight down to the beach, easy flight up to the rooftop! We have stayed in Rincon many times through the years, and this is our favorite rental! Communication was Lawerence was easy and fast. Hands down, we would rent this spot again!

This is our 2nd time in Larry's condo. The first time was before the reno. The place was nice before and even better now! The best part is the air conditioner in the living room. That normally would not be an issue for us (the breezes are great when the door and windows are open), but we had another guest this time who slept on a spare bed in the living room and the a/c was great for him at night. We love the area and have probably stayed in Sandy Beach about 12 times! I would recommend the beach at Little Malibu--it's a super fun vibe and a nice place to swim. Of course, the beach right out front is great too! A couple of small suggestions though...there were some items that the condo was lacking--tongs (was an issue when it came to grilling, so we borrowed from the owners upstairs), baking pans (had to buy foil ones at the Econo for when we cooked at home), tall glasses, & towel hooks in the hallway bathroom. Obviously easily solved. We would definitely stay there again!

We had a wonderful stay. The location was incredible. Right on the beach and near great restaurants. The inside was immaculate. Everything we needed was provided. This was literally a perfect place to stay!

We had the absolute best time. The home is gorgeous and the renovations are beautiful. Right on an amazing beach, walking distance to great places to eat. Absolute paradise. Larry was a great host; communicative and helpful. We are already planning our next trip.

The property is excellent in all respects - location, cleanliness, appliances etc. Beach at the front and nice restaurants down the street. Larry was more than responsive in communicating with us and getting things done. We will be back.

Property is ok. Air conditioner only in bedrooms. Stove, and microwave didn't work. Owner has cameras and watches everything you do.

Location was wonderful, right on the beach, close to restaurants. Not having air in the main house was challenging, but we knew only the bedrooms were air conditioned when we booked. Toilet needed repair, and plumber came same day. Beach chairs and washer/dryer were very handy. I would recommend this home.

This place was perfect. Quiet, close to restaurants, on sandy Beach and we felt very safe. Everything worked and it was very clean. We would stay there again if we come back to Rincon.

Our stay was awesome! Great communication w owner, went above and beyond w a special request that I had, Location perfect, neighbors are all friendly, easy walk/drive to restaurants, beautiful ocean waves at front door. I want to go back now! :)

This is the perfect location for families our teens loved it so much! Within walking distance to a few great restaurants & will definitely be back. Larry was very communicative and so easy to book!

Great location

We were thrilled to find ourselves at this rental. Our teenagers LOVED it and it was a convenient and stunning home base- right on the beach- to go in and out with our 1 year old. Sandy Beach has loud, crashing waves and beautiful sand, beach walks and amenities nearby. Thanks for giving us a wonderful experience!

This is an ideal location for Sandy Beach Rincon and the beach access is awesome. Other than that, it’s just a basic rental. Don’t expect anything more than basic necessities. For example, you can’t ask for more than 1 towel per person, 1 roll of paper towels & 2 rolls of toilet paper, even if you’re staying for 5 nights like we did. Larry the owner is rude and unapologetic. He finally sent someone to give us a few more supplies but I had to insist. We had 7 people including 3 children staying for 5 nites, we didn’t ask for much but it was like pulling teeth. The place needs updating. The beds & chairs are terribly uncomfortable. If you’re just there to surf and won’t spend much time inside, you’ll be fine. But if you’re a mom like me, and want to lounge at the beach house and cook meals while the kids play, find another spot with better amenities and hopefully a kinder host. Next time I’ll pick a nicer place on this street, there appeared to be several. This review applies only to the second floor, perhaps the first or third floor condos are better.

The place was in a great location. Perfect for me my husband, sister and toddler. It was clean and nice with everything you would need to be comfortable.

The location was fantastic! Right on the beach. The sound of crash waves to fall asleep to. The rooftop deck was great with a grill. The water was really nice. Truly a great place.

We loved our stay at Sandy Beach. We had all we needed. The beautiful morning walks on the beach. Restaurants close by. Surf lessons, rentals and sleeping to the sound of the ocean was a plus. We will definitely stay again.

We loved staying at this condo in Rincon. It was on the beach and we loved waking up to the sound of the waves. We will definitely plan on a return trip.

The furniture is all in terrible condition, it does not do justice to what you are paying for. All chairs have a wood through or in the center that is buried when sitting. Sofas and armchairs are so used that when you sit down you touch the woods in the background. The carpets are dirty, they have a bad smell, it is not recommended to have carpets in a beach apartment, they reflect little cleaning.The mattress in the master bedroom has a hole in the center, it is so worn that it is unfortunate to sleep in that bed. There are no hooks on the closets. The stools are full of corrosion.The facilities, kitchen and bathrooms need an urgent remodeling, the conditions are terrible.There is no pressure in the showers.The entrance is full of garbage.The products they leave in the bathrooms barely last 1 night and our stay was 4.The kitchen lacks the essentials, salt, sugar, spices, detergent for the washing machine. Incomplete cutlery. Incomplete utensils. There are no crystal glasses for wine.The fans are making noise and the dining room light doesn't turn on.A great disappointment.
