The house was nice. It is an older house, but it was clean and cozy. Quiet neighborhood. We did a low country boiler one night, and hung out under the house. Beach was a short walk, and beautiful.

We had a great time at this property. It was clean and we loved the living room area! The downstairs patio was lovely for when it rained and to stage everything for the kids when going to the beach. I would highly recommend this property for families.

Great potential, a little disappointing
The house is separated into two: the top part, the main house; and the lower part, with the additional bedrooms and bathrooms.
The main house has 2 big bedrooms, and one "long" bedroom with 3 beds. All three rooms are connected to the bathrooms (which are also connected together, and are 1 full bathroom and 1 half bathroom, and it is impossible to lock them properly; we weren't big fans of the house layout, but it's probably to sleep as many people as possible). Fun fact: you can't get to the back "long" bedroom without going through someone else's room first. The main house has an amazing living space, with big windows and a great view, a lot of sitting space. Really good.
The kitchen is good, although the freezer's ice maker doesn't work. If you turn it on, it stars leaking.
The lower part of the house... is less great. It has two bedrooms, two showers, and one half bathroom. They all have no hallway, so they open directly to the downstairs patio. The showers have no pressure, so it is impossible to shower there (especially if you have long hair), and one of them smelled terrible. We didn't use them. The half bathroom is nice, and the bedrooms are ok. We didn't end up using the bedrooms because at night people didn't really want to go downstairs, and ended up sleeping in the couches.
The outside of the house has two showers (one of them has no head, so it comes out very pressurized), and a hoose. Since we only had one functioning shower for the entire house, some of us ended up showering outside in our swimsuits. There is also a lot of space for parking (though we only had 2 cars, we could easily fit 4 there)
While overall the house was clean, we found several cockroaches in the house (2 in the bedrooms, 2 in the bathroom, 1 in the living space).
The house is very close to the beach, which was great! It is also in walking distance to some of Tybee Island shops and bars.

Great house close to the beach!
We loved stayed at this house! The living area was nice and open for many people to gather together. Having to eating tables was helpful too!
The layout of the bedrooms and bathrooms is interesting, so make sure you really like who you are going with ;)
The beach is around the corner and very convenient. This was our first time at Tybee and we’d love to visit again!

Great stay, especially if you know what you’re signing up for
If you know you’re signing up to stay at an older beach cottage- this is a perfect fit for you. We basically used the cottage for sleeping, making lunch, and occasionally playing cards at night and we had no issues all week. The owners are so kind and gave us great recommendations. It’s just an older beach cottage. 3 minute walk to the beach. We would definitely go back. It’s got quirks and the downstairs rooms are less than ideal. But it’s cute and easy and inexpensive and next door to the beach. If you can handle that, book it!

Location Great and Quiet. House is Quirky.
Our group loved the location and access to the beach. The house was quirky and was not everything we hoped. We did enjoy our stay despite everything. The property management company was slow to respond and not overly open about everything. Offered that you could email and then said that was not a good way to reach them. Had to call multiple times to get a response and then once I did was not able to return the call since the number I was given had a full voicemail box.

Not What It Seems
No AC, downed fridge, and backed up plumbing all on day one.
1. Unfortunately we were misled by the photos like it seems some others were. First is one of the “rooms” a closet with a drainage line running in the corner. Not sleepable unless you like SUPER confined spaces.
2. The AC was awful, it took the entire first day for the house to cool below the 79 they had it set on. After our first day on the beach we couldn’t even use the space downstairs “rooms”. The house didn’t cool until about 5am the next morning, after we all sweated through the first night.
3. As we started to shower in the 1 bathroom and 1 shower room downstairs - all the drains backed up completely - like, running water outside the shower room, standing in muck. Nothing like no water pressure and having to bathe yourself while standing in backed up water. We didn’t even shower before we left because no one wanted the hassle nor even felt clean afterward. I have photos of the water backed up so far it was running out of the shower room & down the common area downstairs.
4. Day 1, the refrigerator went out and we lost all the food we’d brought for lunch.
We wound up calling emergency maintenance day 1 who didn’t call back until day 2 (of a 3 day/2 night trip). The plumber never came but the maintenance men stopped by, gave it a look, and said “seems fine but it’s an old house with old plumbing.” I was told they were reviewing with the owner and even offered up pictures I’d taken I was advised it wasn’t necessary but then never heard back from the property manager. Also said that the fridge issue was that the ice maker went out (though we lost all our lunch food because the entire fridge went out but was cold when they’d gotten by). The worst part was only being provided 2 bags of ice (on the LAST DAY and AFTER our beach trip ) because all they saw was that the ice maker went out. No explanation or help with the plumbing.
This was a total and complete let down. Renters warning that this is an OLD house and they’ll do little to nothing to assist if it’s not an active issue when they get there. Two bags of ice (that are still in the freezer because they were literally useless to us at that point) doesn’t cover the aggravation over those 3 days. Very disheartening when we have another trip planned with them in a month. Makes you debate moving your location.

Overall great time, "eh" rating for neighbors
Overall we had a really good time and enjoyed this house, there were a few downsides and also some things not on the listing that would've been very helpful. First, the things not on the listing: the rental management company provided AMPLE toilet paper, soap, dish soap, and dishwasher tabs so we brought a lot of stuff we didn't need and were pleasantly surprised to find all of this! The neighbors apparently "are petty about this being a rental home" and called a noise complaint 1 minute after the 10pm ordinance and then proceeded to give hateful glares at everyone at every opportunity, not the picture of southern hospitality. So if you are planning on enjoying the downstairs area, do not laugh at all if the neighbors are home. Some of the other downsides were 2 of the bedrooms, 2 showers, and a bathroom are in that downstairs "patio" area and separate of the main part of the house and of each other, so 4 of us were isolated downstairs. 1 of those downstairs showers also has a random drain pipe that comes from somewhere else in the house and right in the middle of the floor...so we lost a couple of the floor towels. The light in the bathroom was broken so we had to climb on the rocking toilet to put a light bulb in that then had to stay on the entire weekend. Also, when we arrived at 4 pm, we turned the air from 78 to 74, 4 hours later we discovered that ALL of the vents in the home except 1 were closed, which is why the house stayed at 78 until about 330 AM which was pretty miserable in the already hot/humid Georgia heat. The stairs leading to the kitchen are rather steep and narrow and we had a couple of falls so be VERY careful. The walk to the beach wasn't too bad, but def try to get out early so you don't have an additional walk from the beach access pier across the sand. While we loved the layout of the upstairs common areas and bedrooms, we encourage everyone to double check those vents and avoid the neighbors, they were not friendly at all.

Christmas Vacation
The process was very easy and check in was extremely quick.
The main floor had an odd layout for bathrooms but the bigger issue was no locks on the main bath.
The lower level bathroom appears to have a rotting floor under toilet and bedroom on east side of home had hole in the floor.
The grill was extremely dirty as well.
Overall, location was great. The main floor was large and very open. All the windows and seating options was awesome for our group. Centered midway on the island we were close to everything. We would definitely look at this location for our next Tybee stay.

The house was less than expected!
The air system did not work very well at all.. Also the 1 bedroom down stairs was too small not even a closet ( I would not advertise this as a bedroom) also we found a small hole in the floor the bed was pulled over it! We chose not to complain. It was my sons engagement week. He proposed on the beach . Also I did not think we had enough cooking utensils ( 1 frying pan) . No supplies at all . We had to buy trash bags toilet paper and paper towels. I knew we would have to buy some things but no even cleaning supplies ( kitchen cleaning bleach ). But we will use Tybee Island vacation rentals again. We plan on coming back in Oct. But will choose a different place.

The staff is excellent but the property not so much
My father went to this property for us for the weekend of our wedding. the minute we walked into this property there was an instant odor that hit you slapped in the face. It took us almost 20 minutes to figure out where the other two bedrooms of this five-bedroom home was. and it turns out to those bedrooms are in the storage sheds on the bottom of the building. Not at all what I wanted for my wedding weekend. the best part about this was that the staff at the front office was the most accommodating staff I have ever experienced. They instantly were there to help us find whatever made us happy. We ended up renting on a different property do to our dislike of the layout of this home. The home we did choose was he most absolutely beautiful home I've ever seen. Five stars to the staff and they're excellent service, but two stars to this property.

GREAT !
What a great beach house ! Clean, quaint, loved the coastal older style! The downstairs was really neat as well ! Not related to the house, but Tybee does need more parking . and a little more info on needing quarters for meters - we couldn't find any change ( we tried getting change at restaurants, grocery store, etc. no help ) that was frustrating. But, again, the house was super !
