Villa amazing, even better than expected Location superb

Brilliant villa, loads of space for everyone. Well equipped kitchen and great outdoor bbq space. Kids loved the pool. Aart was very helpful and helped us leave our luggage at the property before we could check in. Super holiday.

Very spacious villa with space for a large group, we werw 11 adults and a small baby. The outside kitchen and barbeque were amazing. Only downside is the number of steps. This villa wouldn't suit anyone with mobility issues or with very young children. The pool was a great focal point and there were plenty of sunbeds. It is only a short walk into the village or to the beach, a perfect location

We hade a great stay. Lots of room, spacious and a big pool. We were 12 kids, teenagers and adults. We had some problems with seaguls waking us up early in the morning. Bit i total, we really would reccomend a vaction i this house.

This was our second stay at the Villa, Had an amazing time. We spent most of our time outside, in the pool or sitting a one of the many seating areas. About 15-20 minutes into Alvor where we found some great restaurants and bars. Only downside is the number of steps. I would suggest a rail of some kind just for safety. Other than that a fantastic place to make great memories.

Villa better than expected. Three parts of family stayed and easy to arrange bedrooms etc. Outside spaces were amazing with four bedrooms with own balconies. Would recommend a car as very hot and not keen on walking or getting a bus

We were a party of 9 people and we had a lovely time in the villa. There is plenty of room for socialising as well as space for moments of self reflection. We encountered a few issues with the plumbing such as the washing machine and showers flooding as the drainage was insufficient or blocked, these were reported to the manager and rectified the next day. The floor tiles throughout the villa have spaces between them I am not sure if this is the style or if it will later be grouted. We found this strange as it was hard to sweep and mop however not a major issue. The pool is lovely only issue being the lights in the pool are on a timer and came on at 9.30pm we found this to be too late as it was already dark by 8pm. Also when the pool lights do come on they go off quite soon, I don’t know the exact time but as we were doing a lot of meditation and yoga in the evening and late into the night, it would have been nice to still have the pool lit later so we can safely swim at midnight. The lighting around the pool is not as shown in the photo with the nice purple lighting. Disappointing as we were really looking forward to doing a photo shoot in that lighting, I guess this is just for advertising. There are plenty of cupboards in the kitchen, however, we had to shuffle around the items as there were no cupboards free to put our food in. It would have been useful to have a central island or food prep table as well as some seats. This, like a lot of properties, doesn't have good ventilation when all the doors and windows are closed and so can get a bit musty and the air conditioning is not included in the price The external area of the villa would benefit from a jet wash to freshen and brighten. What we really enjoyed about the villa is... The layout, there are a lot of stairs (a lot haha) inside and out, however we liked that everything was on different levels and looked really interesting as well as giving us a bit of extra exercise. The décor and the dining table and chairs as it could accommodate everyone at the same time. The bedroom and bathroom décor and we found the beds really comfortable. We love the view from the villa, watching the sunrise in the morning and the moon and stars at night. We love the quality of the kitchenware and it is a well stocked kitchen. In general we had a great time and would definitely recommend the villa, the issues were minor and easily rectified. The Manager Aart was very helpful and pleasant.

This is an amazing property and we had such a fab holiday for my father's 80th birthday.

We really enjoyed our stay at this villa it was well equipped and had everything that we needed, the pool area was great for the children. Aart met us when arriving and showed us around the villa. We would recommend to anyone wanting to hire a fab villa.

We had a great stay at this villa. We travelled as 3 families of 4, plenty of space for all our families to be comfortable. Pool was a fab size for all the children, they loved it. Great facilities. Some of the slabs around the pool are loose which is a concern, and there are areas of tiredness but it is generally well maintained and we had no issues. The air conditioning is pay on arrival, we had a couple of issues with some of the units stopping working on the first night but Aart came over first thing the next morning to sort out and left us with better instructions should it happen again - which it did but all ok. Great location for Alvor, lovely walk after a lovely evening meal. We had a great stay and would stay again.

This review is not about the property, which we never actually stayed at (more on that later), but about the property manager and VRBO, neither of which I can recommend as both are frustrating and disappointing to deal with. First, the property manager. It should’ve been a clue when our initial booking request went unanswered and expired, but we went ahead and requested it again. Since then, because of rescheduling due to Covid, we have been dealing with the property manager for over two years. When I requested to reschedule due to COVID, the property manager wanted an additional 50% payment; I have since spoken to multiple VRBO agents who told me their COVID policy directs owners to reschedule without cost, so this is in violation of that policy. In addition, they have violated the response time policy on multiple occasions. Per the VRBO agents I spoke with, owners are directed to respond with in 24 hours. On at least three occasions it took over a month and multiple prompts for the property manager to respond to messages via the VRBO system. Twice they used the excuse that they were out of the country and did not receive the messages. There are currently five messages in the VRBO system — the first one sent in May this year — that have been ignored. These messages are related to cancellation requests we sent via the VRBO system; in the end we were only asking to cancel and get our security deposit back. VRBO agents told me it is VRBO policy that cancellations should be responded to within 24 hours. Since our multiple cancellation requests were never accepted VRBO still thinks we stayed at the property! Regarding VRBO: beware! I spoke with agents at least three times. While they agree the property manager has not adhered to a number of their policies, they have done nothing other than try to contact the manager themselves (unsuccessfully, surprise!). More than once agents said they would be back in touch with me with updates, but I never heard back. So they’ve left it up to me to try to get the property manager to respond and address policy violations. While their advertising makes it seem as though they protect the traveler, VRBO is simply a middle man and does nothing to actually fix issues that come up between travelers and property owners. This is corroborated by the 1.04/5 rating on BBB (700+ reviews).

We had a wonderful stay at the villa for a week in June. Pool was great, rooms were lovely and spacious. Communication with Aart was very good and he was very attentive when we had any issues. About a 10 minute walk into Alvor which is great on an evening. Quite a lot of noise from the local hotel next door during the day and a couple of evenings, but other than that would highly recommend this place.

Perfect for a group our size (10). Lovely outside cooking area and the pool was a great alternative to the many beaches in the area. We could not fault it in any way - although the number of steps that you have to climb on a regular basis might cause elderly guests problems

Great place to stay for the an extended friends and/or family trip!

We stayed here as a family of 9 to celebrate my 60th birthday. The group included my 3 year old grand daughter as well as my adult children and their partners. This suited us down to the ground. Lots of space, lovely pool, quiet environment but close to Alvor town and harbour, with nearby Moleys sports bar (super friendly and great value food) to watch the rugby world cup matches! Would certainly recommend this lovely villa.

Aart was fantastic

We stayed at the villa for a week - we were a family group of adults and teenagers. The villa was perfect for our group as there were so many different terraces - plenty of space to gather all together but also all have our own space! The facilities overall were excellent. The only thing I think could be made a bit clearer was the number of steps in and around the villa - we counted 133 in total! Whilst just about ok for the older members of our group, for anyone with mobility issues or very small children it might be tricky. Overall though this is an absolutely fantastic villa in a great location. Thank you!

The Villa is set on top of the hill overlooking the town with a sea view and only a 10-15 minute walk to the centre of Alvor. The accommodation is excellent, although you may find it difficult to cook for a large party of 12 in one oven, although the BBQ is fantastic and there are restaurants a plenty close by. The property manager, Aart greets you on arrival which is a lovely touch and shows you around the property. The only downside to the property is accessibility if you are not fit and active as there a lot of steps leading to the villa itself. We thoroughly enjoyed our time here. So much so we have booked again for next year. Thank you for having us all and we can’t wait until next year. The Newcombe family.

Would recommend to everyone

Having been to Alvor several times before we decided to bring the whole family out to experience what Alvor has to offer, Villa Vita Nova did not disappoint anyone.It is an absolutely stunning villa with lovely views over the horizon. Whether you wanted to be on your own, or together as a family, every room in this very spacious villa was immaculately presented. The pool was also very impressive and to our surprise there was a box of pool equipment ie. lilo, balls, bats, rings etc. for us to use. Night lights came on in the evening and it was just beautiful.As the details state it’s a 10 minute walk to the lovely town of Alvor, with a supermarket just a 5 minute walk from the villa and on the way to the town. It’s about a 20 minute walk to the beach.Aart called in to greet us shortly after our arrival and all communication with Aart, throughout the whole booking process and any other query after, was excellent.This is truly an amazing villa and we would recommend it in the highest possible terms to any future holiday maker.
