I had waited to post my review as I looked to rectify some matters with the owner and property manager. However, nothing was handled . First off , I’d like to say the property and view was amazing. The view was great and the sense of security was as well. However, on the second day i woke up to no water. I was without water for the entire day and heard from no one. I reached out to Pauline (who shows the property) and was told there was no water and that she didn’t know when it would be restore . This is now daily number 2. Finally early morning on what would’ve been the third day , I reached out to Pauline only to be told “I am out of water too and don’t know when the water will be restored.” I reached out to Julie (property manager) who said that is a general problem on the “French side of the island”. A gent by the name of Fred came out and said he would put on the back up water through the cistern and that it would fix the issue. However, it only supplied water to one side of the villa. There was no water in either the 2nd or 3rd bathrooms toilet, or showers. That being said, the toilet hadn’t been flushed in about 3 days so the stench had began to smell throughout the house. After another day .. I called back to Fred and explained that there was no water aside from the kitchen and master bedroom. He then came back and said it was fixed but even still . The water was scalding hot and neither bathrooms could be used because the water couldn’t be adjusted. What I found odd is that I spoke with the family staying directly next door (in another villa) and they had no water issues. Now, although the view was great and the pool was nice . I paid full price for the villa which was well over 2k to be given minimal amenities . Being that Pauline , the owner and Julie says it’s a common cause on the island .. this information should’ve been shared. I waited for 2 weeks trying to handle this the right way with the owner who said she’d refund me some monies only to be told she will no longer honor that. ITS NO FAULT OF HERS.. this is misleading and I feel like I was taken advantage of by everyone at the property. The water was out for my ENTIRE trip. I wasn’t able to host nor use any of the showers or restrooms aside from the master bedroom .. if that’s the case why charge anyone full price . As a consumer I feel duped , taken advantage of and ID NEVER EVER suggest renting from them. Next door had water. This isn’t over

The villa was as expected, with the exception of the pool. The pool was so infected, that we could not even see the bottom of the pool for a week. Also, including the amount of chlorine being regularly added for that week, in a attempt to correct the problem, insured that it was unsafe to use for a week. The problem was not chemical, but an in ineffective pump and filtration system, that was/is the cause, not rain or any other environment issue. This can/will occur, until the equipment problem is corrected. Even when the pool was not infected, a broken pool step, made it very difficult and unsafe for my wife to inter and exit for the one usable week. A kettle would have been nice, to use with our French press coffee maker. On a positive note, Pauline was very helpful and attentive. Fred & Rose.

Villa was in great shape and a perfect space for our family of 6. Location is convenient to access the island with easy proximity to locations like Grand Case and Orient Bay. We basically used the Villa to sleep and enjoy easy mornings to start and plan our day. We were out every day by 11AM and not back most nights until 8PM or so as we were out exploring and enjoying all the beautiful beaches that St. Martin offers and restaurants/bars after a day at the beach! Supermarket, pharmacy, and awesome French bakery are within a 5-minute drive. The pool is small but works for a quick dip to cool off. The kitchen and outdoor grill are perfect if you want to stay in and cook dinners. Not really walking distance to anything, so best to have a car rental if you would like to get out and about. The area is quiet and gated, we didn't have any issues with water or electricity, and every amenity at the home worked well. A fun week of some island adventure with perfect weather!

Stayed here with my husband and 2 year old in May. The house is well kept and the perfect size for a small family with a pool and great outdoor seating. Location wise you are less than 10 minutes to Orient Beach, Grand Case and other beach options along with being very close to a good bakery and grocery store. Property manager is very responsive and even provided a crib for our stay. Only suggestion would be to add a fan in the main room to help with mosquitos this time of the year when it rains. Loved this house and St. Martin and will definitely return!

Excellent séjour cadre idyllique

This was the perfect location for my family of 4. The owners and property management team (Julie & Fred) are very responsive to all your needs and we’re so friendly. The pool could have been a little warmer, but there was unseasonably high winds the week we were there. Kids loved the pool regardless of the temp. The view is amazing and all the beaches nearby were perfect. Can’t wait to be back.

We had a great stay and the property was in very good condition. The pictures should be updated to reflect the current furniture and bbq equipment, but everything was in good order. The unit is a little difficult to find the first time, which is not unusual for all properties in St Martin. Great two weeks!

We had a great time at Annie’s house, I highly recommend staying there. It is beautiful, very clean and well located.

This Villa is as beautiful as the photos show. It is located in an excellent location overlooking Pinel and Tintamarie islands. St Barts also visible from the deck. It’s minutes to Orient Bay, Anse Marcel and Friar’s Bay Beach. And also some of the best dining in the French West Indies— Grand Case Our property manager Julie was amazing and helped greet us and brought us to the Villa from Pinel island Ferry parking. The road to the Villa was a bit tricky to find until you got the landmarks down. Julie also helped arrange dining reservations the eve of mardi gra and carnival in Grand Case. Our table was amazing. Fred the other property manager facilitated our check out The villa was perfect size for my husband and I and my brother and his wife. There is a third bedroom and I’m certain you can comfortably house 6 adults. The open floor plan of kitchen/dining/ living room and covered outdoor living space is awesome. Beautiful views out of the two front facing bedrooms. We enjoyed the pool and the bbq grill worked great the two dinners we elected to eat in. We did have one day where water was out in Orient bay. However it was a non issue as the property has its own cistern. One call to Fred and we were back in business We would definitely recommend this Villa to those who prefer having a private space from the hotels yet really being only minutes from great food, beaches and shopping Thank you Julie and Fred for making our stay so special!!

Everything is perfect about this property. It is very comfortably furnished, the appliances all work and the physical setting is glorious. We spent a major part of our time watching the view down the coastline.

Fijne woning , van alle gemakken voorzien , heerlijke tijd in het huis gehad met ons hele gezin ( 6 personen ). Je heb wel een auto nodig ,niets is op loop afstand te bereiken, voor ons was dat geen bezwaar

We stayed here for 11 nights over Christmas 2019. The villa was just gorgeous and the views and pool were unbelievable. Like others said it is very difficult to find. Especially at night when we arrived. It would have been preferable to have been met at the airport as has happened when we have stayed at other VRBOs. We did expect that for the price that we paid (600 euros/night). Fred and Julie were most helpful for our entire stay however. The location requires that you have a car. You cannot walk to a beach or store. The posting shows that beach chairs and beach towels are included but this is not true. This was important to us because we went to the beach everyday. Julie contacted the owner about this but we received no response. Only other problem was that, as with other islands, the electricity would sometimes go out. One night we were without power from 9:30 until 2:00. We sat in the dark listening to our neighbours' generators. Very frustrating. It is not unreasonable to assume that there would be a generator when you are being charged a premium price and the rental beside you has one. Finally, we are a very quiet family. Be forewarned that although this villa says that parties are not allowed, the neighbouring villa does allow parties (says this on their VRBO listing). This may not be an issue for everyone.

The A/C works perfectly on all 3 rooms and all the furniture looks very nice appointed. The view is great from any place in the villa. The place is 15-20 minutes from anywhere (Orient Bay is about 13 minutes) and the supermarket is only 5 minutes away. Definitely will stay here again!!!

Perfectly located for food and the view was perfect. Great for sunbathing and the pool was refreshing. We brought in a masseuse and did a couples massage on the deck. It was perfect.

We loved being in a neighborhood, yet a few minutes drive to Grand Case & it terrific restaurants ( Cottage, Villa, Spiga. President, and especially Rainbow with the water view). Hope Market & L’Express Boulangerie are even closer. Steep access road & driveway, parking a bit tight. Rooms are spacious & the outdoor area, including pool, are great.

We had a beautiful stay at Cul-de-sac. Perfect for 2 couples. The home had everything we required for cooking at home however close to great restaurants. Never tired of the amazing views.

Overall, we loved this VRBO villa. I was in St. Maarten for a Medical Conference for 1 week. I received an itinerary for the villa ahead of time along with 2 maps, and directions. I was traveling with my sister, our husbands, my nephew, niece, and her boyfriend. We encountered a couple issues, beginning with the directions. They were confusing. If you go to this VRBO, when you leave the airport and if you get to the beach road, you've gone the wrong way. When you leave the airport (SXM), go RIGHT. I highly recommend printing or obtaining a road map BEFORE you go to St. Maarten, the island DOES NOT HAVE GPS. We thought it was an option with our rental cars, it is NOT. Second issue: there were tiny ants/bugs in the kitchen. No matter how much we cleaned crumbs, food, and dirty dishes, they were present on counters, floors, and cupboards. The kitchen was clean and well-stocked, but we had ants the entire time. Third issue: 2 days we went without water. Julie, our hostess, was apologetic and sent bottled water and a hand-pump shower to help accommodate. There was construction down the road and we think that is why water was out, and it was several houses, not just ours. However, this happened 2 days prior to departure and the day of departure. This hindered our ability to do our laundry and shower prior to a long day of travel. In any case, despite these 3 main issues, we absolutely loved the villa. We had to be sure to park along the wall with the villa to not hinder our neighbor from parking, and the cats next door would walk into the villa if we didn't keep watch, but the pool was refreshing and cool in the evenings, all appliances worked, beds were comfortable, plenty of space and dining areas for any occasion, grill worked nicely, it was easy to clean (sweeping out sand, dishwasher for dishes, etc.) and everyone was exceedingly comfortable. Though the villa was a little difficult to find, it was located in a gated community and had an amazing view of the ocean, second to none. We felt secure and safe, neighbors were polite and quiet, and I would definitely stay here again in the future. There were 3 showers (no bath tubs) and 2 toilets (master bedroom had its own toilet, other 2 bedrooms shared a toilet, but had separate showers). I think Julie and Fred (he met us at the villa to answer any questions and to welcome us) did a great job in making this trip wonderful, I thank them both, we will definitely be back!

We loved this house. We stayed for 2 weeks in low season. The house is in a gated community and is very secure. It is located directly in between Grand Case and Orient Bay so both places are only a 10 minute drive away. There's also a grocery store (Price Leader) and restaurants within 5 mins away. Both the house and the pool were cleaned twice while we were there. Just FYI if you're allergic to cats - The neighbor next door has 7 cats and they became our porch cats while we were there. We ended up loving them and looking forward to their visits. We really loved the private pool. It has disco lights inside the pool! We loved watching the sunset while taking a swim. The management company was very good and answered our calls immediately. We left 2 days before the hurricane hit so I pray that this area is still as beautiful as it was when we were there.

We had a wonderful time staying at Villa Caraibes. The house is as presented in the pictures. Updated and nice to have the pool with great views. Staying in Cul de Sac was convenient for beaches such as Anse de Marcel, Orient Bay, and Ile de Pinel. Good restaurants in Orient Bay and Grand Case closeby.

I had the pleasure to spend a family Thanksgiving week in this Villa. It is located in a gated community with a beautiful view. Think about sipping your coffee and watching the see the sunrise each morning. The pictures are TRUE!! The villa is well equipped and very clean. Minutes to shopping centers, grocery, restaurants, and Orient Bay beaches makes an ideal and convenient location. Julie and Fred are most accommodating and checks on you from time to time. I highly recommend this reasonable priced beautiful gateway

My family of 4 just returned from a 1 week stay at villa caraïbes. It was much better than what you see on the pictures! The "serenity virus" inoculates as you step in The pool areas are not only relaxing...the view is one of the most spectacular i've seen even in pictures! The house is immaculate and fully equiped with air condition units everywhere. The master suite with view is amazing with its "5 stars hotel" bathroom The orient bay beach, grand case and pinel island restaurants has to be done to understand "the french side atmosphere". Julie is an excellent host, responding immediately to every wish or question. Listen to her recommendations, you won't regret it! For a trip to spend time on beaches and good food, this is the perfect location and for an affordable rate you get the most breathtaking ever! I would definitely recommend friends and family to visit this great home

Nous avons passé 2 semaines dans cette magnitude Villa de standing super équipée et située dans un quartier sécurisé et avec une vue époustouflante sur l'îlet Pinel et tintamarre . Idéalement située et à proximité des commerces et des plages nous garderons un super souvenir de nos vacances à Saint Martin grâce également à Julie la manager qui nous dés notre arrivée nous a très bien conseillé sur les bonnes adresses et les bons plans de l'île . Nous reviendrons, c'est sûre .
