This house is secluded on top of a hill overlooking the Catskills and Gunk mountains. Can’t beat the views and the size of the property. It easily accommodated the 10 of us, 6 adults and 4 children. Comfy beds throughout. Big kitchen.

My family stayed at this property for a long weekend and it was wonderful. We absolutely loved sharing meals on the deck with the gorgeous view, having a blast in the pool and winding down every night by the fire. The house was so family friendly as we had 6 kids staying there and there was plenty of space for everyone. We would definitely recommend this location for anyone looking to spend some time away.

We had a great time at Bella Vista. The house is very comfortable and cool during the heat of summer. For our group of 9 adults and two little kids, there was plenty of space to spread out as well as come together in the communal spaces. We enjoyed the pool and all of the balconies. The sunsets with beautiful mountain and water views were perfect each evening. The house was well-stocked with everything we needed for our stay, and communication with the hosts was very easy. We’d recommend this house and would gladly return!

This house and property are beautiful. My spouse and I rented this house as a gathering spot to reconnect with friends from around the country. The setting and view is amazing. Nights by the fire, under the stars were a favorite pastime. The house is beautifully maintained and comfortable. Thank you so much for an amazing stay.

This vacation was during a heat wave and the pool was wonderful and very clean. The house was immaculate when we arrived and there was nothing we could want. We had a BBQ the first night, propane provided by our hosts with extra tanks if needed. The kitchen was plenty large for all nine of us - our kids in their 40's and their kids - 9 in total. Every piece of equipment and pots, pans, dishes, utensils were abundantly provided, and we cooked 6 out of 7 nights. So much to do in the area and the house (with temps in the 90's most of the week outside) was nice and cool! We would all return without a doubt to have even more fun in the future!

We had a wonderful stay at Bella Vista. The house was comfortable and well equipped. We enjoyed the tranquility while sitting outside to enjoy the view and sitting around the large kitchen table playing games at night :)

We really enjoyed our stay (4 couples + kids). The views are beautiful, house is spacious, kitchen very well stocked and functional. The open layout was GREAT for hanging out with a large group/cooking meals. The basement (with an added bonus of toys/games!) was a good space for the kids to play. Two of the upstairs bedrooms were much bigger with king beds and lots of extra space. Just something to know if you are splitting the house amongst a bigger group. The only downside was that there was a pretty major ladybug infestation while we were there - mostly in the kitchen area above/around the dining table and in 3 of 4 upstairs bedrooms. If it were just a few it would have been NBD, but there were a couple hundred in the 2 days we were there. Many were dead on the floors when we arrived (which we vacuumed..maybe the house hadn't been occupied in awhile?) & many live ones. They were irritating to have all around the dining table, and we found them on the bedspreads. Not sure if we just happened to be there at the perfect time for them to come, with the weather warming up a little, but we were surprised to have that volume inside the house. Anyway, it didn't ruin our stay but it was a nuisance. I did reach out to the owner asking if there was anything we could do (mainly to help them out because there were so many and didn't know if they were aware), and she let me know that we could vacuum them and they were harmless. Overall, the property is nice and we enjoyed our trip.

Really enjoyed our time in this beautiful home! It's rare to find a place that can sleep so many. We did a getaway for the weekend with several other couples, and we were all able to sleep comfortably. Instructions were clear, and the host was extremely communicative and helpful!
We loved having access to a big kitchen and the firepit and grill outside was such a treat.
Only thing I'd say so folks in the future are aware, the 2 twin beds in the rooms are actually trundle beds. Just an FYI!

We had 9 - Me & my husband, 2 of my sons and their wives, 3 of my sons who are single. Everyone had a nice room and there were plenty of bathrooms for all. Kitchen was well stocked. Enjoyed lounging in the mornings while drinking coffee and playing family games at night. Hiking was also very good and town was cute.

Beautiful views, lovely home, and easy to deal with owners all in a wonderful setting. If you are looking to get away from it all in a secluded Catskills location yet be close enough to good restaurants, lots of shops and plenty of outdoor activities, this is your place. We stayed here for four days and had a wonderful time - five stars all the way.

We had a fantastic family weekend at Bella Vista! The house is roomy, the fireplace created a lovely relaxing atmosphere, the kitchen had everything you’d need, and the views were so pretty! All of the bedrooms were beautiful, the house was decorated so nicely throughout. The hosts were extremely responsive and helpful with any questions we had.

This house was overwhelmingly beautiful. Pictures do not do it justice. You have the entire top of the mountain to yourself, with unparalleled views and a gorgeous back deck to enjoy it all. The view from the master bedroom porch was my favorite! Sunset was utterly magical. The house has a stunning gourmet kitchen and the living spaces were perfect. Each bedroom was unique and inviting. If I could live here forever, I would! The hosts left firewood for us for the outdoor and indoor fireplaces and a tank of gas for the grill, which we used every day. If you are looking for a perfect gateway, look no further! We will be back!

We found this home a comfortable place for our family. Our grandkids especially loved the swing set, toys and open spaces available. The open kitchen, well stocked for cooking, was great. It is a little bit further away from Kingston then we had originally wanted but it was easy to get in town. And the view was worth it!! It was a very peaceful place to hang out.

The outdoor views are incredible. The last road leading to the house is a little tricky to navigate, especially at night.
The kitchen is very well equipped.
We only used the 4 bedrooms upstairs. Not sure about the basement accommodations.

The setting was ideal! We needed a home base for our daughter’s wedding. The bridesmaids got ready at the house, which was perfect. The deck and sunsets were beautiful. Kitchen was great and well stocked. Loved this beautiful hideaway.

Our group had a blast at this property! It's really pretty and away from everyone. I wish the dishwasher was more functional, but overall it was a great experience and I would visit again!

My girlfriends and I go away every summer for a long weekend and it is always a challenge to find somewhere to fit at least 10 people. We got to the house and just couldn't believe how great it was! Private property, on top of a hill, overlooking neverending mountains, the river and a lake! It was breathtaking! Such an eclectic assortment of furniture, art and decor! Always had something to admire. The bedrooms - were all large, the master with the deck and master bathroom - amazing! The kitchen and deck was our hangout for most of the weekend. The view - no words, and the beautiful tree with hummingbirds all day and butterflies was something to look at for hours. We talked about this being our go to in years to come. My contact with the owner was great, either through email or via texting. Highly recommended. Thank you! Lot's of great memories made and so many laughs.

A lovely and comfortable place for a reunion, with wonderful views
This is a spectacular place to stay! It has a beautiful view of the mountains and lakes, plenty of outdoor chairs on and around the deck to enjoy it. The interior of the house is lovely and spacious. It's elegant and comfortable at the same time. The adults loved the gourmet kitchen, and our four year-old granddaughter (who lives in a 2-bedroom apartment in Manhattan) asked, "Can we live here forever?" We certainly hope to be able to return for further family reunions...it's a perfect place for them. Our thanks to Alexandra for all of her help, and for the beauty of Bella Vista!

Beautiful Property!
My family & I absolutely loved our time at Bella Vista. There was plenty of room for our large group & the views were stunning. We loved sitting on the back deck, relaxing and watching the sunset every night. While fairly secluded, it was still just a short drive to lots of fun activities. The hosts were also lovely & provided lots of info/recommendations. Truly a wonderful family getaway - we hope to return in the future!

Great place for families and quiet time
This is a large house, meticulously decorated and cared for, in a spectacular location. The house is on a large plot of wooded land with a lot of outdoor space, including a lawn, playset, firepit, grill, deck and porches facing East and West. Spectacular sunsets and mountain views. The house is full of amenities and the hosts responded almost instantaneously to text messages asking questions.

You'll like it all
House is great. View out the back from the deck is wonderful. We stayed 3 nights with family and the house served us so well and contributed to a meaningful wedding trip. Hosts are awesome - super responsive, kind, helpful. I left a small charger and cable at the house and texted the host when I got home not expecting they would be able to send it to me - they did! And did it with a kind, generous attitude. Great house, and you’re in for a great rental experience.

Beautiful home!
The host was very responsive and kind! The home is beautiful, clean, had a stocked kitchen (basic necessities), and plenty of linen and towels. Our group really enjoyed the stay and would totally come back! One small thing to note is that one of the bedroom is the basement, which is finished and we’ll equipped. It wasn’t a problem for us because it was like a second living room and nice to have the additional handout space other than the main living room. Thank you!

I and my family stay in this home for my father's funeral and repast. The accommodations were amazing... the views serene... and the space was just what we needed. The house was fully stocked from dishware to spices. The host was kind and gracious during our time of sorrow and the checkin and out process was clear and concise. This house was amazing!! I stayed for a long weekend with a group of 7 friends to celebrate my 30th birthday and it was a delightful experience. The huge kitchen is absolutely stocked with anything you could ever need for cooking, the bedrooms are lovely and the views from the balconies are to die for, especially at sunset. The plan for the weekend included activities around NY but we ended up skipping a lot of them in favor of staying in and enjoying this gorgeous property and cozy house. Even on a rainy day we had the best time snuggling up by the fireplace.The only negative I can think of is that a couple alarms started beeping when we were there. When we arrived there was a smoke alarm beeping loudly and a couple days later a carbon monoxide sensor started going off. Both gave us a bit of a scare but we quickly noticed that they just needed new batteries which was easily handled. Also, ticks and other bugs were definitely present in and outside the house but this is to be expected in the middle of the woods.

We enjoyed a peaceful stay at Bella Vista. The view from the back deck is beautiful, and we especially appreciated the lovely sunsets. The location is perfect, with many activities close by. The house is spacious and well equipped for a family gathering.

The property is great! And very well maintained. We had a lovely stay and very much enjoyed the spectacular view.Our experience got off the a rough start when we indicated that we were visiting for a wedding and might like to have a small (20-25 person) gathering the night before the party. The host replied, "Please be advised only the people listed on the booking are allowed on the Bella vista property at any given time, we strictly enforce this rule. ". This was even though they advertised that events were allowed. Huh?Then there is the issue of number of guests. There is the advertised price and the indication that up to 18 people are allowed. But wait - there is a charge for all guests over 10. Gotcha!We did eventually negotiate with the owner and have our small gathering, but were charged an extra $250. I see this fee as nickel and diming. It's complicated. The host really did seem to try and make our stay a good one, and it was. But the initial negative reply, the extra guest fee, and the rather large event fee made for a very rocky start. But as I write in the title - all's well that ends well.

Nice house for large family gathering
We enjoyed our stay at this lovely property. The house is warm and spacious, and we appreciated the large bedrooms and multitude of bathrooms! The property is convenient to several small towns, yet private. The house itself could use some attentions- the dishwasher is not seated into the counter correctly and some faucets are quite loose, but was clean and comfortable. We were able to clean off the back patio, and it was a perfect gathering place for the family. However, the top decks, the front porch, and the play set were so bug infested and covered with webs as to be unusable. All in all, this is a lovely property for a large family- clean, quiet, and convenient

Gorgeous sunsets!!
Had an excellent time staying at this property. We were a multi-family group; ages ranging from 62yrs- 1yr old. This property & area had something for everyone! We especially liked sitting by the fire pit & watching the sunsets from the deck & 2nd story porch. Came home fully relaxed! Thanks again for the great stay!
