We had to wear our shoes in the Condo until we bought floor cleaner and mopped the entire space. Furniture needed steam cleaning and Table needs to be replaced. The Balcony was awesome but also very dirty, floors furniture and railing. HVAC was not working when we arrived. DX coil was frozen up due to clogged filter and coil. We cleaned the unit after it thawed. Luckily there was a new replacement filter and two in our party are HVAC guys. It began cooling the space and continued to do so while we were there after cleaning. I understand that the owners can’t always be there to see that regular maintenance and cleaning is being done, I’m pretty sure they’re paying for it. We had a great time and not discouraging anyone from staying here. I’m saying the maintenance and cleaning is subpar at best.

Be prepared to pay excessive fees.. parking garage is super small, oh but there is a overflow parking lot across the road... that only parks maybe 10 vehicles.. so someone more than likely is going to have to pay to park in the public parking for the week. Attempted multiple times to speak to the property owner on the phone but they refused to talk to me in any other form than via email. Condo was ok but the service getting into the room die ti the broken key pad was uncalled for. And then they acted like i was the bad guy when i wanted repaid for the 3.5 hours my family had to stand in the hallway waiting to get this issue fixed. (An issue they knew they already had).. did i mention we had to stand there with over 400.00 in groceries in the hall way.. waiting while we convinced them that the key pad was broken.... The did agree to pay me back 45.00 for my troubles tho! Wahoo.. havent seen it yet tho....

Maintenance did fix the TV’s. Multiple times, we came back to the condo to find that the entrance door was cracked open. We noticed the door was not latching well. My 8 year old son just pushed it and it popped open without entering the door code. The parking was not bad at all unless you’re in a large vehicle. Overall, these were all minor inconveniences and we did enjoy the location of the building and the pool area. It is walking distance to a lot of stores and a short driving distance to all of the popular restaurants.

The space is great but everything is so outdated and it seems everything is about to break to the touch. One of the toilets was completely loose, furniture are broken, tv’s are so outdated and the channel line up so small that we couldn’t watch tv. One of the fans was broken, the refrigerator handle was so loose, the sofas are so dirty, the drawers in the bedroom furniture had crumbs in them, we had to buy new cooking pans to be able to cook, I could go on but it is never ending. Im giving it two stars because of the space, it is great for a big family, otherwise it would have been a one star.

The parking was a nightmare, ended up costing 84 a week extra per car for public parking because the small lot for the 22 story building stayed full including the designated parking spot. Also the listing said it was park on deck walk straight into room. This was an outright lie. Its 2 flights of stairs to the first floor you come to sith rooms, ours was 4 flights. One elevator was broken so there was a 20 to 30 minute wait on elevators.

The parking is horrible. The elevators rarely work, which was ok being on the 4th floor. The condo itself was not clean and needs serious maintenance. The location is good. We will not stay here again.

My group was very worried about previous reviews but everyone ended up enjoying the place. Yes, the parking does suck especially for bigger cars, yes there’s still only one elevator that works and takes forever but the stairs weren’t bad at all. Only had to wait for the elevator due to my bf having foot surgery so he was using a knee scooter/crutches. The place could use a little bit of updating but everything was working. The TV’s only had like 7 channels but that didn’t bother us. We had an issue with the second master suite tub not draining but once I contacted the rental company late at night, they sent maintenance the next morning. The AC was working just fine and was cool our entire stay. Location was awesome, walkable distance to many restaurants and Walmart. Had an amazing view every morning from the master rooms and balcony. The bakery and daiquiri shops across the street were great! The pool was very clean and well kept. The few workers we saw were friendly and would open the gates for us since our hands were full. Honestly would stay here again.

We had to call maintenance upon first arrival cause the bunk bed was unstable for a teens weight to sleep in. They did come and fix it quickly so that was a plus. The heat was on upon arrival and it smelled so musty. Parking ramp is so tight for bigger vehicles. The condo is extremely filthy. They did a surface clean which I understand doing between people staying. However this place needs a deep clean. Layers of dust on the curtains (which also had stains all over), pictures, walls, ceiling fans, dust balls hanging on the ceiling. All the comforters on the beds smelled and had so many stains. We had to wash them before we could use them. The furniture in living room wasn’t much better. They provided 1 dish towel and dish cloth, no hot pads, dryer takes forever to dry your clothes. This condo could be a really nice if someone actually cared and cleaned it properly and had it stocked properly. I emailed about how dirty it was and some of the broken items we noticed that were previously broken and no response. Also no beach rules posted anywhere so make sure you do your own research to avoid getting a civil violation notice. Seen lots of those handed out.

We stayed a month in this condo so I did a deep clean when we arrived. Some things do need to be fixed and updated. There were no bed bugs as previously stated. The management was very good at getting back to us quickly.

One of our guests noticed several small bites on arms and neck after the first night. We figured it was sand fleas from being on the beach. By the end of the week, the bites flared up and she went to the doctor. Doctor confirmed bed bugs and now they are out several co-pays, time from work, and have likely spread these to their own home.

First off, I’m not a high class fancy person. I just ask for cleanliness. I got to the condo at 4pm, the code I received was not correct. I had to call left multiple messages finally got in at 4:20pm. Walked in the door to nasty floors, dirty countertops, dirty walls, broken doors, disgusting furniture, nasty black mold under the sinks, nasty sheets on the bed full of sand, bathrooms smelled AWFUL like urine, I called them and complained the lady said they would give me a refund, however, being fall break I literally spent 3 in a half hours calling everywhere around no where had any openings at all to fit my crew. So I asked for at least a partial refund and no response has yet to be given! We literally spent $100 on cleaning supplies, I cleaned it the best I could, cleaned and put sheets over all of the furniture so we could Atleast sit down. This is absolutely the worst place I have stayed for the outrageous money spent. I have never been so disappointed.

Loved our unit on the 4th floor. Plenty of space. Beautiful views! Elevators had issues but stairs weren’t bad bc we were on the 4th floor. Property parking isn’t easy if you have larger vehicles. Room floors weren’t very clean. TV’s were upgraded smart tvs! All-in-all, we had a great time!

Building property-Only one elevator was working for our One week stay. The code to the gate from the beach to get back in wasn’t working. The condo-one bathroom did not have a shower curtain, same room did not have a door hinge for the bathroom door to shut. Living room door handle broke (screw was rusted and looked like it had been glued before) so everyone had to go through bedrooms to get on the deck. Had to buy frying pans cause some of the ones there were crusted and dirty looking. There is a fairly new table on the deck with no glass in it, just sitting there (poor sight to see). I emailed them about “the condo” cause I didn’t want to have to leave a review but I never have gotten a response back, although I didn’t tell them about the pans, I just wanted to make them aware incase cleaners haven’t ever told them.

The inside of the unit is not well maintained. The floor had not been mopped . There were several broken items in the condo. Ice maker, mirror in one bathroom was only up because it was leaning on the towel holder. Ocean had storm runoff and had green algae floating for three days and the pool was closed due to painting the outside of the building but there were no workers there two of the days.

We booked our most expensive vacation to date, and couldn’t wait to all be together as a family of 10 for our first trip to Panama City Beach. However, when we arrived, the parking was the worst situation we have ever seen! We had one spot in the complex, and then were told that we had one overflow spot. However, it was always packed. So we ended up parking our two additional vehicles in the pay parking for $48.00 each for the week. This parking lot is far enough away that carrying groceries was close to impossible. As far as inside— Bedding was provided, but all of our beds were full of sand when we got in them the first night. The floors made our feet black and were covered with sand. One bathroom had no working outlets. One bathroom had a large mirror that was falling off the wall and was literally being held by the towel rack. One bathroom’s fan did not work and sounded like a helicopter taking off. The ice maker in the refrigerator didn’t work, so we spent $10 a day on ice. Also, the bath towels had holes all through them. The handle to the balcony was falling off the door. Finally, the little pots and pans that we did have were so disgusting that we didn’t want to use them. The biggest issue that topped it all was that Monday through Friday (our whole vacation minus one day) the pool was CLOSED till 5pm for painting. We have a 4, 7, and 13 year old that live for the pool. A pool is a MUST for us when booking a condo each year. When we booked this condo, we had a pool. We notified the company about these issues. They said that someone from maintenance would be in in a day to fix the outlet and mirror. However, no one ever came. They did bring us a new set of pans and silverware that was much appreciated. When asked about the pool they said we were the only ones to call about it (which was a lie because we met many others that were furious as well). They also said that they didn’t know they were painting this week which even the pool man said was a lie since this is contracted work. We asked to have the manager’s number to discuss being compensated for the pool since it was a huge loss of our trip. They would not give us the number. Others in the condo were being compensated with dinners. We got nothing. We loved the area and the beach…even though it was covered in seaweed the whole time. However, all ten of us agree that we would NEVER come back to Ocean Ritz. We spent way too much money to be mislead.

We enjoyed our stay at unit 401. Other than the living room furniture needing updated or thoroughly cleaned, it was a great stay. The views from the patio were amazing and the access to everything was great! We would rent again.

Pros: nice location in the beach, not very crowded. Cons: definitely false advertising as the nicest condo in Ocean Ritz. The beds were very uncomfortable. And for the cost of our stay we expected nicer sheets, or at least a mattress protector. The lighting in the bathrooms was awful, you basically took a shower in the dark. The couch and chairs in the living room gave us the heebie jeebies. There were multiple stains. We had to borrow tools to tighten the legs on the dining room chairs because they were so wobbly. On to the kitchen, the pots and pans were disgusting. You could at least invest in a full set of pots and pans. I had to use one pan for every item I cooked, it took 90 minutes to cook breakfast. The refrigerator smelled like old fish when we arrived. I read in a previous review that it smelt of fish for them as well. The ice maker was “MacGyver’d” with different items to hold it together. We did not use the ice. I would not stay here again. For the money we paid, this condo is not for families. The cheap sheets, pots and pans, lighting, and poor repairs reminded me of somewhere I would’ve stayed with a group of college friends. Oh, and we had to have a tv replaced while we were there. The living room tv was broken and the picture was blue. They replaced it 4 days into our stay. Also the cable package they had only had 5 channels because they didn’t get the HD channels. We did have a very rainy day and the TV’s were useless unless you bought your own firestick or roku, which we ended up buying. Overall we were very disappointed. I do not recommend staying in this unit.

Enjoyed stay with family

Loved the size of this condo for a large family. It was easily accessible to the beach and hand a fantastic deck!

The location was great. Loved being so close to Wal-Mart. The view was worth every dime. Being on the beach was so fun. Parking wasn't great. Small spots to park and extra vehicle has to go across the street. Could use some maintenance, just some paint here and there, closet doors weren't attached in one room, lamp broken, light bulbs needed replaced in some lamps, but nothing that was too terrible. We could only get about 5 channels on the Cable package, that was a little frustrating! The balcony was nice! Overall, a great trip
