I use VRBO a LOT and this is one of the best properties we’ve stayed in. Location to Main Street, brand new interior in a cute bungalow with a beautiful backyard, on a nice street. Too many amenities to list. Very thoughtful touches and great beds/cosy feel in the entire home. I would give more than 5 stars if I could. Thx for sharing your beautiful rental!

These are the best beds we’ve ever experienced at a rental home! Maybe even better than our very own. We also loved how spacious the bedrooms, kitchen and backyard were. This place was just perfect for our stay over the Christmas holiday.

We really enjoyed our trip to Fredericksburg & staying at 40 winks was a large part of that. It’s a cute little house w/ a garage & hot tub available for use. It was clean & cute. 2 couples staying for the weekend to celebrate my birthday. Adorable house in a quiet neighborhood with a great back yard. We spent part of the day at Enchanted Rock and it was easy to get in and out of town. House was spotless and had everything we needed. The hot tub was a nice addition! We would definitely recommend this property to others looking to stay in Fredericksburg.

Rental process was easy and upon arrival at Forty winks we were very happy to see the home and all the extras! You will only need to pack your necessities as Emily has thought of everything! Coffee makers -2 choices; washer and dryer on site; access to the garage and the hot tub was wonderful! We will be back!!!

This is the third year my family of six has spent a lovely Thansgiving at Forty Winks. The house is always sparkling and Emily is available if we need her, though we never do b/c she has already thought of everything. This property was amazing! We had originally booked this house for middle July but had a family emergency so we had to change our dates. Emily was amazing and very caring - she got our dates changed without any issues.

40th Wine Getaway
We had a wonderful time! This place is perfect, within walking distance to main street and many other shops! The hot tub was WONDERFUL after a day of wine and walking! Having a full kitchen was was a blessing, we were able to come back cook hang out and just relax!

My husband and I were in Fredericksburg to visit family. The property was centrally located and close to Main Street. Everything was very clean, the kitchen is well stocked and the beds were fine. We will stay here again the next time we are in Fredericksburg.

Good and bad
The place is very cute and has been redone very nicely. Enjoyed the hot tub. Little things missing like no lamp in living room and no closet or any type of hanging area for clothes in main bedroom. But my biggest issue is the extra charge for every person over TWO. Then don't say it sleeps 8. Also the quite large damage deposit was actually charged to my card...not pre-approved. That was not cool.

I adore this house! It's immaculate, walking distance from restaurants/shops, & perfect for my family's annual Thanksgiving weekend. Emily is nearby and always super helpful. Break Away Weekend!
Cute house with lots of homey sweet touches. Everything you need to have a weekend get away. The beds were super comfy with nice linens, the house was very clean and the kitchen had everything you need. Have stayed recently at other properties only to have to make a run to the store but not here... they even provided laundry soap to keep the towels done. Hot tub was a nice way to end the day with a small fire. (they even had firewood) All in all lots of memories made here and definitely recommend staying here.
