To start off, our trip was originally intended to be for New Years 2022 but due to Covid, we had to cancel. The host was more than accommodating and allowed us to push the booking an entire year back for New Years 2023. That truly deserves praise. The property is tucked away in a small neighborhood bordering Lake Texoma. It's almost out in the middle of nowhere, but still close enough to stores and restaurants to where you aren't completely alone. The property itself backs up to the lake with a small path to the shoreline. There's a lot of land surrounding the house for activities and games. Inside, there's a ton of room to accommodate 12+ people and the layout with 5 main bedrooms (plus a room of single beds) is fantastic for large groups/multiple families. The internet was stable, which is great considering the location. Direct TV in every room was awesome. The location, layout, setup, and hosts make this a 4 star property. The only thing really preventing this from being a 5 star property was the condition of the small things. The fire pit was rusted through, the ping pong paddles were unplayable, the badmiton racquet was broken, the outdoor speakers and tv didn't work, etc. Those small items made the experience itself okay rather than great. All of those things seem easily fixable and I hope they do fix it because it's a great property and those things would make the overall experience fantastic.

Overall this home had a little of everything for everyone to enjoy. This home is very spacious with plenty of restrooms. We traveled with a large family group and we all had space (even the pups). The water was a little low to launch our boat on the nearby ramp but the kids loved the trail to the water. My only suggestion would be for this home to have a much larger place to burn wood for smores (a firepit to gather around) :) We plan on returning and thank the host for the great communication!

Seriously fabulous spot. Lots of activities at and near the house. Boat ramp is a 2 minute drive. The beach is a 2 minute walk. We will definitely be returning.

Location was great, ideal for our family vacation. Walking path straight to the water and a dock in walking distance as well. Quiet and peaceful. Everything we were looking for.

Kids and adults had a great time at this property.

5 bedrooms downstairs to accommodate the adults and then an upstairs room for 2 handfuls of kiddos. Lake access with a nice sandy beach was perfect for our families. We will certainly be back again. Bring your pooch as the fenced in back yard is huge!

Our family had a great time staying here and access to the lake is down a short path by the home. House was fully furnished and owners were very thoughtful in keeping plenty of activities and amenities stocked for us. We'd definitely return again.

It all went smooth

We loved the location of this property. We enjoyed playing games that were provided as well as the comfortable beds and spacious rooms! The house itself was exactly what we needed and wanted for the weekend we had planned!

The property owner was very attentive to our needs. The house could use some maintenance but the set up and location are awesome. The thing that concerned us was the mold in the bathroom off the dining room. Definitely would stay there again though! Great price for the amount of room!

This home exceeded our expectations, from the great spacious layout of the interior to the relaxation area and wrap around porch The fenced in yard was perfect for play time for our 3yr old grandaughter. Rented house for 3 families plus grandparents and friends. Location had a boat ramp down the street and across from the islands of texoma. Perfect location and roomy open house with lots of bedrooms. Great back yard.

Outstanding lakefront property. Home slept everyone comfortably and had excellent outside space to set around a fire pit. Also large game/den area for visiting with family. Would stay here again!

Clean, comfortable, and roomy

Too many stickers in the yard

The house and property are located in a lake sub division. However, it is every quiet and peaceful. We encountered many deer and quite a few snakes. Lake front is a little deceiving. It’s about 150-200 yards to the water through some very sandy and heavily wooded property. The Corp of engineers actually owns that 150-200 yards and it is not mowed and maintained. You will need a 4wd vehicle to get down there or a side by side. Side by sides are legal in this neighborhood. The beach is super nice and secluded. Our family loved it. The internet is very spotty and there is no TV service. For what this place cost per night the owners could do much better in that area. Most of the houses around here have satellite tv. When asked about tv service the repose, was there’s plenty of dvds in the cabinet. I’m 58 and like to watch the news and sports. With poor internet that was even spotty at times. Other than that we loved our time here. We will definitely shop around next time for a better price. Don’t book last minute like I did.

What a lovely home it was! We enjoyed it all! Lots of space to accommodate all of us. I enjoyed the kitchen, two fridges, showers were a breeze for small children seeing one had two opposite sides and shower heads. Everything you need is already there from soaps to towels all I should of brought was food n clothes. Loved everything about it only hated we had to leave. Will return if allowed and hope to make it a vacation spot for just my little family. Thank you for having us.

1- Didn't like the fact i couldn't turn the fan up in the bedroom. 2- I love hot showers, didn't get one. 3- Need more cooking ware, that's being broad i know. 4- There was no outdoor lighting to get in the front door, I'm sure bulbs burned out. And food for thought, if check in is at 4pm, it gets dark early this time of year, so i think the lights should be on if a client is arriving. 5- There's no cable boxes in bedrooms I understand this is me being picky, and i could list some other things, but i think these are sufficient enough to maybe adjust. Thank you for letting me and my party stay at your house.

We had a total of four families and the house was perfect. There are five bedrooms, 4 with king beds and 1 queen. The loft sleeps 8 (4 twin beds with trundles). The house was great and we all had the best time! Plenty of yard to play games and a short walk down a wooded trail to the lake. The kids loved that part! A few things to bring that were not at the house on our stay: dish soap, limited kitchen towels, foil, wine opener, cutting board. We will definitely stay here again - we had the best weekend!

Love this place, stayed here last sept, this year hosted a meeting with co-workers. Place was perfect great time great place to stay
