It was a wonderful stay, the hosts were extremely warm and helpful. Every detail was well thought through, the rooms are recently renovated, clean and comfortable. The coffee shop is really nice, with beautiful paintings of renowned local painter. I enjoyed every minute of it and highly recommend it :))

The family that runs this ryokan is so lovely – they greeted me at check-in and personally showed me to my room, explained how the onsens work, and even gave me a personalized drawing! The provided yukata and towels were comfortable and the room was clean and modern.
It's obviously not their fault, but the construction on the main building across the street was extremely loud and went on until the early evening on Friday and Saturday. I was really looking forward to sitting on the balcony but I wasn't able to do that as much with the construction.

The hospitality shown to us by Kazuki and his family was exceptional. From the messages and information provided when we booked through to our friendly greeting on arrival it was a great customer experience. The accommodation is in a great location which is quiet during the evenings but close to several bathing houses and the ropeway. The room and facilities are clean and comfortable. We ate breakfast at their premises across the road and also took in the art gallery. We were provided with Yakuta and towels for the bathing houses and enjoyed exploring the town at night- it’s beautifully lit by lanterns. The accommodation is within walking distance of the train station if you have average mobility. We left our luggage at the tourist information centre directly across from the station who delivered to our hotel for a very small fee. We stayed in Kinosaki the following day after we checked out and arranged to have our luggage sent back to the same location so we could easily collect before boarding the next train in the afternoon. Highly recommended this town and the accommodation. We wished we had spent longer there so we could explore nearby caves and coastal attractions.

We loved lots of things about this property from the warm, attentive owner and staff to the facilities and the location.
Our tatami room was super clean and modern with a traditional feel. It’s located at the edge of the village and easy walking distance to the onsens, restaurants and shops.
The owner welcomed us personally, gave us tips on the onsen to visit, recommended restaurants and made a reservation for us. He even drove us to the station when we left.
The on-site cafe is a bonus with a very good breakfast and great coffee.
There is nothing we can fault.

Our stay was amazing! I think that when we booked and read the comments we only believed that it was a place with good comments but without a doubt no review really makes the judgment from the experience, comfort and hospitality that you receive during your stay. The owner of the place was always willing to help us and guide us in a friendly and smiling way. The room is cozy and very well located. There are two onsen within a couple of minutes walk and the hotel provides you with everything you need to have a complete experience. The breakfast is amazing! Our last day we chose the traditional Japanese and it was an incredible experience, the food was delicious, very nice presentation and the staff was very friendly in explaining what each meal was. We will definitely return and recommend it to our family and friends.

Stayed for two nights and both were exceptional. The staff were incredibly kind and helpful. It’s family run and everyone was very sweet. Breakfast was included both morning and were very tasty. We were given a ride back to the station for our departing train.
The location is right at the end of the made onsen path, and was super close to two of the seven.
I have nothing bad to say about Utsuroi Tsuchiya Annex!

EVERYTHING!!
We were greeted by an owner himself who gave us a good introduction into Kinosaki and the property itself. All information was printed out. We were then showed to our room and given traditional tea.
A tray with yukata, belt; toiletries was brought in.
Owner went above and beyond on number on occasions - he came to see us shortly after check in and informed that there won’t be any trains running on the day of check-out due to typhoon. He then took me to the tourist centre so I can purchase coach tickets. He also took us to the station at 6am! I can’t express how impressed we both were. Kinosaki itself is a beautiful place. The property is furnished in a classic way with modern touch. There’s a private onsen on site which doesn’t require bookings. I’ll be back as soon as I can!

The staff were absolutely fantastic! Kind, helpful and highly efficient. The room was a charming modern take on traditional Japanese motifs.
If anything, placing information about the opening times of the in-hotel bath on the sign might help prevent confusion in the mornings.

Kind and attentive staff. Room is spacious with a comfortable outdoor seating area. The cafe downstairs is delicious and features works by a local artist worth discovering. Located a short walk from the best onsens.

Really enjoyed our time at this Ryokan. It's family run and everyone was super kind and helpful. The annex used to be a fire station that was redesigned to add more rooms to the existing Ryokan. All rooms are thus very modern and we really liked the style. The private hot bath is nice too. The breakfast was excellent - both the Japanese and the Western option. The train station, onsen and all shops and restaurants in the village were in walking distance.

The location is wonderful and spacious. They have their own special café and make delicious food. The family is very kind and considerate of all guests and they will help you with anything you need. They are a very special family.

Wonderful and attentive staff who go out of their way to help. The food was amazing and completely worth the extra cost. I accidentally booked the traditional room instead of the newer western room but honestly it was for the best. The experience is unique and being in the main building keeps you closer to the staff. It feels like you’re at a home stay. 10/10 would go again.

The staff were amazing and extremely accommodating despite me speaking next to no Japanese. The rooms were incredibly clean, the bath was refreshing, and the food/coffee delicious. The location was also superb for soaking up the beauty of Kinosaki onsen, and was particularly close to Mandara-yu, Kono-yu and Goshono-yu onsen (which you can visit for free on your stay). My favourite of all baths was Satono-yu, which would be a great, spacious introduction to onsen for foreigners. Tsuchiya provides umbrellas, yukata, and complimentary shuttles to the station too, so don't worry about the rain! This place was the highlight of my recent trip to Japan - I will be coming back next time I visit :)
I cannot flaw this place, I would recommend it to everyone.

The host is very kind and heart-warming. He said it's a family business and welcomed us like old friends.
Not to mention the private onsen. The private onsen is great for people not used to being naked in the pool.
Anyway, they are friendly, nice, and the room is perfect. The cafe on the first floor is amazing. Do order their breakfast. It's lovely. Cafe is great as well.
The location is a bit far from the main river street. It would take some tim, like 5 to 15mins to walk to the street. But the host might offer to drive you there if he has free time. Not a big problem overall. And it's good to take a walk after onsen.

The hotel owner and his wife were both very kind and friendly. We were greeted with a self-made card and green tea upon check-in and immediately felt very welcome. When we lost one of our onsen day passes and face towel, they gave us a new pass and towel for free. We even received a small farewell gift when checking out and our luggage was transported by them to the station.
The room itself was very cozy and clean. We loved the hanging chair on the balcony!
Moreover, the private spa was nice, too.
It's also great that their café is directly in the building. We had really great matcha latte there.
All in all we had an amazing stay. Arigatou gozaimashita!

Everything during our stay was brilliant- we were greeted with a personalised card and tea. Our room was big, bright and spotless. Everything we needed for using the onsen was provided with a clear explanation. The owner even got us a dinner reservation at a gorgeous sushi restaurant. We will definitely stay again and have recommended to friends!
