The house was very nice and excellent staff. Daniela was most accommodating.

The parking location is on the narrow street. The door locks in the room are a little challenging to work.

The hosts were delightful and accommodating. We do not speak Italian, but the hosts worked hard to bridge the gap and all of our needs were met with cheer.

This property was lovely. Clean. Welcoming. We had a balcony terrace, however, it was difficult to sit and enjoy the view as the balcony had high walls.

Staff was super friendly, helpful, and attentive! They went above and beyond, despite the language barrier, to make sure we had what we needed. I gave them a 10 instead of a 9 for this reason. Free refrigerated bottle water, breakfast, and free advice on where to go and what to do. Thank you! Rooms were large, updated, and meticulous. Room was just like the pictures on the website. Beds were super comfortable (more than my bed at home)! Lots of closet space. Breakfast outside in the garden under the tent. Nice! There are a couple beaches within walking distance. The closest one is more like a cement slab where locals keep chairs. Keep your sandals on, it's rocky! There looked like a couple others with actual sand, but we didn't make it there. They looked nice and not overcrowded (tourism is not full speed after COVID yet, so this may change significantly). Every site we wanted to see was within driving distance of this location (we finished with Rome already, so I refer to historical sites outside of Rome). Free parking on the street, lots of room. Don't know where the misunderstanding was, but we booked for a room with a balcony and an ocean view and were placed in a room downstairs with the view of the neighbor's hanging laundry. I immediately contacted Expedia and they contacted the property. We were moved to the correct room. Other than that, the hotel was about a 1.2-1.5 km walk to all the restaurants in Civitavecchia. That wasn't too bad if you are ok with it. Took about 20-30min each way. If it was hotter, it would not have been good. We did pass a train station on the way to the restaurants, so it is doable to not have a car if you are good with walking relatively flat roads.

Great stay. Very friendly. Beautiful home and fabulous views from the rooftop. Simonetts and Gianfranco are the perfect host and hostess. Hope to go back for another visit.
