Felt regimental uncomfortable breakfast not very good I like continental but if you was first down for fruit it wasn’t replaced only 2 pieces of toast per person never asked if we would like more although other guests were asked only one jam and one marmalade per table so if you both did not like marmalade only one of you got the jam

Fantastic stay at Arbour house. Sarah was very welcoming and our room was lovely and clean with fresh tea and towels provided each day. Such a great location as well for swanage town.

Breakfast was really nice but we would loved for there to have been a cooked option as well. But very nice breakfast otherwise and lots of choice.

Very friendly welcome from Frazier & Sarah, shown to our lovely room with double aspect windows,bags carried up for us . Arbour House would put to shame some of the private Hotels in the U,K Quiet location easy parking yet only 10 minutes from beach & town ,will definitely return.

Room was clean with a excellent view. Breakfast was continental only which was a shame.

Slightly on the expensive side for a guest house

The continental breakfast was excellent and there were other possibilities if you asked for them. The room and en suite were both very clean, quiet and felt private and secure. When we were out, Sarah cleaned through the room and remade the bed and put my iPad to charge (I'd forgotten my charger and so she lent me one). We parked on the allotted parking area at the front of the house. I was sad to leave.

You'd have to be ridiculously fussy not to like Arbour House.

Lovely room, as pictured. Friendly owner (Sarah). Good amenities and close enough to centre and beach but away from traffic and other noise.

The rooms were serviced daily. The host was friendly and discreet and eager to be of help and offer recommendations. The breakfast was fresh, diverse and plentiful.

This was an excellent bed and breakfast and the hosts were very welcoming. Ideally placed within walking distance of the centre.

Arbour House is a lovely place to stay in a quiet location. The room was clean and spacious. There was a good selection for breakfast.

near main road so can be noisy with cars and lorries passing by. no mini fridge in room

Very cosy, clean, lots of loving details in the room, very comfortable bad and a fantastic breakfast cooked by Sarah! Fraser gave us a warm welcome and offered to help with the baggage.

Good location, near center. Breakfast was the same menu every morning, but you could choose. It was prerared indoors and was delicious.

The bathroom was verry small. It had all the necesaries, but small. I asked for a socket switch (we came from Europe), but they didn't have one. I had to buy one from the city center. But that didn't bother me that much.

No Consistency with parking arrangements . Told no parking till after 4, then on day before departure 2 new guests parked a 10-30.

Propertly is spotlessly clean, very well maintained and decorated. It is in an excellent position, little more than 200m from the seafront. It is in a quiet location. Breakfasts are excellent and filling and there are room tea and coffee facilities and daily bottled water. Some rooms have large wall screen TV's with DVD players. There are games books and DVD's to borrow. The hosts are very friendly and supportive of needs and requests. Beds are comfortable, rooms are well ventilated with good soundproofing.There is outdoor seating space in the front garden.

Two parking bays and provided off road, if you arrive at peak beach hours there may only be parking in adjacent roads. Room 1 is smaller and more compact than first floor rooms and shower/ washroom space is restricted. The room size is not the size quoted on Booking.com Reservation was made on Booking.com but this is not usable for payment at the site, a debit card is needed. We were told this appeared on our confirmation from Booking.com, but it is not on the document we downloaded. Children under 12 are not normally accepted. Details of age were given to Booking.com but not available to the property.
