Big room with comfy bed and nice bathroom. Location within easy walking distance of town walls and right near bus stop. checking in was super easy at the restaurant and one of the staff actually walked me to the room on her way home. Elva was super helpful over messages about arrival time/check out etc. Also great to get a discount at their restaurant of the same name in the town. Recommend!

Adjacent road fairly busy/noisy in the day but fine at night once all the bus loads of day trippers have gone.

A very clean and quite room having all amenities. Highly recommended for staying in San Gimignano!

It's a great location, a little hard to find, but the owners where responsive to ohone calls and helped us find the location and get inside. The rooms are modern and clean. You have the necessities in the kitchen area, that is available to all guests. The discount in the owners pizzeria was a nice touch :)

After entering there is no indication that just outside the door there are two steps down. You have to go down them for the lights to trun on. So i tripped and fell and bruised my foot. There is also no available parking for the guests (only paid parking nearby)

Amazing location!!! Beautiful room!!! Lovely window with natural light and view!! Huge room and beautiful decoration! Classic and renovated. Very comfortable and clean. My room had a lovely view to La Toscana's Montain Landscape 🤩 It was nice to have a small kitchen to use. Not for cooking but to wash and cut some fruits in my case.

With the window open It was a bit noisy because of the cars passing quite fast. And there is a restaurant on the ground floor so there is some noice from there. But it closes quite early. So the noice all in all is not a big deal. The owner is the chef of a restaurant close by. The check in was in the restaurant. It was at 6pm, and when I got there, the owner was not there and the people working at the restaurant were not informed. I waited some minutes and then he showed up. He had a "chef" attitude.... Not a big deal but it would be nice if he is being late, to let the workers know so they can inform the customer, or at least saying sorry for the delay..... Also it was mentioned by written that the hotel customers would have a 15% discount but I only got 10%..... Not a big deal the negative sides, they were not directly related to the room, which was amazing !!!

Check in was very poor. The rooms are not actually located in the town, they are a 5 min walk outside the town perimeter. Upon arrival was told I could not check in until 18:00. Very poor communication

Staying was great! And the connection between Il Feudo apartment and Il Feudo Restaurant was a fantastic promotion! The restaurant was amazing, best tuscany food ever!!!

The proximity to the center is perfect, unlike other small medieval towns. There is also a supermarket 3 minutes' walk away. Large, comfortable and clean room.

I'm sorry that for the price there is no breakfast. I suggest a partnership with a cafe/restaurant.
