Very friendly and hospitable hosts! They are very kind and helpful in all matters. Room was very spacious, clean and comfortable. Breakfast was plentiful, tasty and nutritious. Great localization, near restaurants, with nice view at the castle. Hosts also offers trip to Wardzia. That was great time :)

I want to express my gratitude to the best hosts ever: Seyran and Bella. They are so hospitable and kind and friendly! They accept guests just like their best friends or closest relatives. You feel the atmosphere of a home in this hotel. You can have tea or coffee any time, you are welcomed by a bottle of a homemade great wine, you can also find a bottle of pure water for every guest in the room. Private parking is a bonus. The rooms are renovated and are very clean. The famous castle is right in front of the hotel and one can't help enjoying its site by visiting this amazing museum under the open air with its maze and fountains and gardens just like from a Thousand and One Nights tale. The best is the breakfast which is included in the price. Bella's freshly baked khachapuri and gata are the best. Thank you, Seyran and Bella. we will be definitely back.

Staying at this hotel felt like being part of a warm and welcoming family. The owners were incredibly nice and helpful, treated us to vine and at the next day showed us a place where we could get our car repaired. The breakfast they provided was simply fantastic, with a wide variety of delicious options to choose from. Our room was clean and tidy, and the view of Rabat from our room was absolutely breathtaking. We thoroughly enjoyed our stay and highly recommend this hotel.

When you arrive to Hotel after a whole day trip, a smiling faces grates us. tea/coffee/home made wine... clean and white sheets, an amazing panorama of Rabati. And at the morning-the breakfast was ready at the exact time according our request. Home made Khachapuri. Well-cooked eggs-The white is cooked but the yolk is still liquid. Wonderful local cheeses, when you are eating you are feeling the milk. And nothing is Salty. Good quality cucumbers and tomatoes in this period (first week of May). chocolates, candies, homemade jams, biscuits, wafers...After this breakfast almost we could not eat anything till arriving Tbilisi at the evening times.

Hands down one of my favourite guesthouses. The hosts, Seiran and Bella, greeted me with tea, offered homemade wine for me to enjoy, and serve a beautiful and delicious breakfast. The guesthouse is warm and homey, with a very comfortable bed and a strong, hot shower. Seiran was also able to take me out to see Vardzia for a good price. The location of the guesthouse is great too, just across the street from the castle, next door to Mimino restaurant, and a short walk to the bus station. Would love to stay here again.

We trully loved staying here, especially because of the most friendly owners we met in Georgia. They provided us their homemade wine and chacha, delicious sweets and food and was very helpfull with planing our next trip to the mountains. Eventhough they did not speak much english and we dont speak georgian or russian at all, we were able to comunicate just fine.

Very nice owners, we have been to a lot of places but I don't remember to meet such a nice owners. We had a very good breakfast, clean, big room, with a nice view on the castle. They welcome us with wine and sweets made in home.

This was great experience, and we were very kindly treated during the whole stay (2 adults with 2 kids). The accommodation is very conveniently located close to the city center with great views over the fortress.
The room was spotless and the owners were very friendly.
We were greeted with tea and homemade cakes.
Finally (after visiting the fortress) we were invited for the dinner with the family and their friends.

The hotel is led by a couple who were simply wonderful, offering us tea and coffee and anything we could possibly need. At lunch their family invited us for an incredible feast, and for a small amount they drove us to the border to Turkey. We even got a hug in the end :)

This is the best guest house we have ever visited. Hosts are amazing people. There are no such words to describe how wonderful they are ❤️
They improved our room to the bigger one with the view of the fortress for free (and the fortress is really amazing and breathtaking, that's definitely a place to visit), prepared coffee, delicious homemade traditional Armenian pastry and incredible wine.
The room is so cute and makes you feel like you're at home. Everything is very, very clean and decorated with love.
Breakfast is so huge, you can barely deal with half of it, but everything is soooo tasty - homemade khachapuri with homemade cheese was incredible.
The only thing I regret is that we were here only for one night. It would be great to spend here at least a week and enjoy this calm, beautiful views and these unbelievably incredible people.
If you are planning to visit Akhaltsikhe it would the best option to stay here. Many thanks to Seiran and Bella, they are beautiful people.

Having travelled to some 26 countries in over 80 trips, this is possibly the best B&B I have had the pleasure to stay at. Breakfast is huge and delicious, the rooms are exquisitely decorated and the hosts, despite having modest English skills are incredible. They gave us some great tips, reserved a table for us in a nearby resraurant on our first night because we arrived late, and provided us with a bottle of their great home made wine every evening! Free parking in the driveway of the property, just steps away from the castle and best restaurants in town.
The town of Athaltsikhe is certainly not the nicest place we have visited (with the exception of the exceptional Castle which is magnificent), but we will be missing this place just because of the hosts of this exceptional property.
These are just tips, not criticisms:
The shower ideally would have its enclosed cubicle because it can become a bit messy since it is open, but the floors dry very quickly and it was not a real issue.
The windows should have insect screens, it would save up on a lot of electricity since at night it was fresh but we had to close the windows due to insects.

Bella and Seiran are wonderful hosts, very warm and helpful, welcomed us with wine, advised a great restaurant just next door. The room and bathroom were spotlessly clean and very cozy. In the morning a delicious family breakfast was waiting for us. It was by far our best stay in Georgia!

Bella and Seran are fantastic hosts and made us feel very welcome in their home. When we arrived we were greeted with tea and cookies. The room was spacious and clean. The bed had comfortable feather mattress toppers on it. The air conditioning worked well and the wifi worked pretty consistently. The breakfast spread was soo much for two people and delicious. Bella treated us to some homemade baklava on our last morning which was wonderful. Seran was also available to drive us to see Sapara Monastery for 20 GEL. The location is also very convenient to Rabati Castle, the entrance is just across the street. We truly enjoyed our stay at Hotel Julia and would recommend it to anyone. Our hosts went above and beyond to make our stay comfortable - Seran even drove us to the bus station and gave us a parting bottle of homemade wine the morning of our departure.
No complaints, aside from the rain which no one could have helped. :)

I feel like I should pay more for this hotel. I am super sensitive about cleanness but in this hotel, I couldn't find any spot which is dirty. Incredible!

I was welcomed with a cup of coffee and provided with a plan of the Rabati Fortress which is located next to the hotel.
The landlord and the landlady are exceptioally kind.
They organised my departure to Gyumri, because there were no marshrutkays available.
Hotel Julia is an excellent place to stay.

My hosts always cared a lot for me and their other guests. They really made me feel like home over the whole stay. Very delicious breakfast with great variety of home-made cuisine (including tasty welcome snacks after arrival). Hotel only few steps away from Rabati fortress. Extraordinary support regarding private transport to near Vardzia cave city and other destinations. My stay in Georgia really would not have been the same without staying in Hotel Julia. It was my pleasure.

We had the best stay at this cute little hotel. The owners are the nicest people and make you feel like at home from the moment you enter. They took care of us so well, welcomed us with tea and cookies, prepared a delicious breakfast at the time we wanted, offered their homemade wine in the evening, etc.
The room and bed were very comfortable and clean and we could always stay and work in the living room too. When it was cold at night, they turned on the heating for us. The location was amazing too, right in front of Rabati Castle. We did not want to leave anymore and extended our stay for two mire nights. Everything was just perfect!

The most lovely couple runs this hotel. Bella and Seiran do everything to make your stay awesome. They do their best to learn and speak English and if they get stuck, there's always translation by phone :-) We were welcomed with coffee, tea and cookies and got a bottle of very nice, homemade wine. The family has a wine yard for generations already. You can also try the homemade chacha (wodka). We're no drinkers, so we passed. The hotel is right across the very nice castle. There's a good restaurant next door and Seiran made sure we got a nice table there. The room is good, as is the airconditioning. Despite being at the road, it is nice and quiet. The guest rooms are upstairs, Seiran helped getting our luggage up and down (thanks!). Breakfast was very good, way too much for us.
The only minor thing was the bathroom. It is very small, and there's no seperation of the shower. So when you take one, the whole place gets wet. But since everything else was excellent, we won't complain about that.

Love everything here, owner was nice, kind and always smile. Looking after us when arrive and leave..i totally understand why everyone give 10 to this place.
