La gentillesse des hôtes, l'agencement et la décoration des chambres et des parties communes.
La terrasse sur le toit, un peu difficile d'accès mais offrant une vue extraordinaire sur la ville et la campagne, valait bien l'effort pour y parvenir, cerise sur le gâteau !
Malgré l'heure d'arrivée que nous avions respectée, les hôtes étaient absents et la procédure en place pour récupérer les clés est longue et mal aisée. Les messages envoyés par les hôtes ne sont pas toujours parvenus au bon moment.
Le petit déjeuner très quelconque et peu copieux n'est pas servi sur le site mais dans un café au personnel peu aimable travaillant avec les hôtes de la résidence. Cette prestation ne correspond pas à la classe de l’établissement, c'est dommage.

La casa es una residencia antigua del siglo 16, entiendo que quieran darle el "toque antiguo" pero una cosa es que este ambientada, y otra cosa es vivir como en el siglo 16, realmente aterrados, el colchón era viejo, de resortes, se clavaban en el cuerpo y hacía ruido, el baño era un espanto, te tenías que duchar con una regadera desmontable, había un olor a humedad y viejo tremendo, nos hospedamos en la suite Blu, que tiene dos habitaciones, y en una imposible entrar del olor, realmente desagradable estadía, HUIMOS APENAS DESPERTAMOS! entiendo que quieran darle el toque antiguo, pero necesita más comodidades y dedicación.

The opportunity to stay in an aged residence in a medieval city is priceless.
The Residenza Fabroni kept very well maintained the characteristics of the property, furniture and period utensils, which made us go back in time.
Other 2 highlights of the stay were the view of the city, especially from the terrace of the property, and breakfast at the cafeteria Café Poliziano.
The parking lot is at 100 metres from the property. Good to take only the essentials in the backpack because on the way there are many stairs.

The host Natalia (unfortunately we didn't met her) was very polite and helpful on the phone. The position was excelent at the center with a nice view and the nearby cafe which served the breakfast was wonderful
This is an old historical building and tradition must be kept, ok I agree. But this does not mean that everything inside should be "old". Beds/mats/bathroom should be updated and some kind of air-conditioning is a necessity! We arrived on a day with very high temperatures (38-40 celcius) and even at night we had to leave all the windows open in order to have a chance to sleep!

Excellent experience staying here, it was lovely, in the heart of the old town. Natalie was extremely helpful, Montepucliano is not to be missed, definitely worth the trip. Amazing terrace to sit and soak up the views while sampling the local wines. Pay the extra for full breakfast it is well worth it.

Photos were not very representative. The place was not very inviting - we were the only ones and we had even to switch on the lights on the common areas when returning after dinner. The owner, although kind and willing to provide useful info before our arrival, was not shown up during our stay.

Our stay at this hotel was amazing. Upon arrival we checked into our suite and asked where we should head for lunch. They gave us an amazing recommendation and the place even gave us a little taste of champagne for joining them. The lunch recommendation was spot on and we had some great drinks and snacks. The hotel was perfectly situated to explore the whole town. After our day on the town we returned for the rooftop wine and local products tasting. This just blew us away. They served us so many different types of wine and amazing local products from bread, meat, cheese, peppers, tuna, the food just kept on coming and the wines served were all wonderful. We laughed and listened to music and learned about the wines and overall had the BEST experience. Our stay was comfortable and cozy and the views were amazing. The kindness of the owners will not be forgotten and if we are ever able to return to Montepuciano I wouldn't stay anywhere else! We also got to go to the famous cafe in the town for breakfast as part of our room rate which was an incredible experience in itself as well!

Pros: The rooms were historic and well maintained, there was a great rooftop terrace that had an amazing view, the location was great - right at the heart of the city
Cons: The room we stayed in had a shower head that kept falling so it definitely needs to be replaced, the building has no lift so be prepared to carry your luggage and its quite a trek up the building

The staff was excellent at communicating where to park and how to get to Fabroni. The two bedroom apartment was huge, with a large deep long bathtub. The views from all rooms were spectacular. Breakfast at POLIZANO Cafe was top notch. The building held much rustic charm and was quiet at night. It is truly a special place. Rooftop access was lovely for a before or after dinner drink. The location is central to everything. Natalie and David did all they could to
make our two night stay perfect.
If you require modern amenities, this may not be your top choice.

The breakfast is not what is advertised on the website. The site mentions 3 choices but you actually get a croissant at a local cafe.
I was assuming this was a boutique hotel. It is really just an old residence from the 40s that has never been updated. Everything is OLD. The beds were as hard as a rock. It was also quite cold at night.

The property is so dusty. I understand it is a historical stay but you need to dust and vacuum. The bed was so itchy and full of dust mites. They only give 1 roll of toilet paper and the hot water was all gone after one person had a shower.

Superb apartment in historic building, furnished beautifully to suit the era. Natalia was so welcoming, showed us all around the house and fabulous roof terrace and told us to treat house as if it were our own. Lovely Italian breakfast at Caffe Poliziano just around the corner was included.

The most amazing village and it was a privilege to have been able to stay in it and experience living there for a few days. The apartment really gives you a feeling of what life was like in times past. Great views from the roof terrace.
We didn’t have anyone on site except for check in day. there is a small communal fridge for guests and a kettle in the dining room but nothing else not even running water because the kitchen was locked. We had steep narrow steps to access our room and while the views were amazing the sound of people on the roof terrace was easy heard in our room below and carrying our luggage up was a problem, travel light if you stay here there are a lot of stairs!

Great location, right in the heart of Montepulciano. Very cozy room, with view on the street. This is definitely one of our favorite places. The owners are very nice and helpful. Breakfast is in a coffee shop which has an amazing view from the terrace.
In case you have many and heavy bags to carry, it can be a challenge as there are quite few steps to climb up to 2nd floor

The view was incredible and the location was ideal. The preserved 1900 vibe was pretty cool to experience.
There was hardly any return in communication from this place. I had been trying to communicate with them using phone calls, emails and WhatsApp of multiple provided numbers since November ‘21, and. Plus only infrequently receive replies from the day we arrived. While there, replies were very inconsistent and it was a huge frustration during our stay. On their website, things were advertised that weren’t as such, partially due to covid, but mainly due to the lack of communication on their part. They didn’t provide any assistance until I was to the point of just wanting to leave. Once I expressed this, there was a little help in coordinating experiences but we wasted time due to their lack of communication and completely missed out on an entire day of exploring.

quirky and unique - interesting to stay in a former town doctor’s residence!
Sound insulation awful; super noisy from street / rest of house. One of our walls had doors directly to the main common area; when people were in there, it was like they were having conversations in our room. Bed was uncomfortable. No wifi in our room, and only one suite has Tuscan hills views from the master bedroom. No amenities ie soap, shampoo, coffee, water, etc. Tricky to find, instructions weren’t great.

Amazing amazing view from the room and the location is super central
The breakfast at the café nearby is also super good and diverse (eggs, bread, fresh fruit, biscuits, brioche, juice and warm drink)
The only less good point is that the room had AC but it was not enough to keep the temperature cool. We also stayed there in one of the hottest weeks of the year but still, I think the AC should be stronger. If travelling there in a less hot season, all should be perfect.

Everything was amazing! The staff was so helpful and went out of their way to help us enter the historical district. The room had a wonderful and idyllic view over the Tuscan landscape. We also enjoyed the terrace of the residence, which was a great place to relax and enjoy the view. Thank you for everything! We will come again!
