Perfect location, friendly helpful staffs.
The room downstairs got uncomfortable smell. Something bites me in mid-night, should be kind of flea.I have to stay in my car over night. This was my third time stay in this motel, last two times, I got the room upstairs, feeling was not bad.

The location is perfect, being in the centre of town albeit with limited parking. The property came under new management only 2 months ago (August or September 2024). The new owner has many plans to further improve the place as finances allow. He told us they had to scrub the place when they first arrived. It certainly looked very clean and freshly painted with basic but tasteful furnishings when we were there. He was also very helpful with our request for an extra blanket, and with useful information like where to find the cheap supermarket, which happened to be only 2 blocks away. Very convenient when you're trying to budget your finances in a strange place.
The kitchen space was small. It just fitted 2 groups preparing meals, but wouldn't hold any more working concurrently. There are only 9 rooms in the place, so it's not like 20 people will want to be in there at the same time. The owner had his own plans for addressing this, and we gave him some more ideas, so hopefully this will improve over time.
The ensuite in our room didn't have a basin in it as it was very small. Brushing our teeth at night was interesting in the tiny communal toilet next door.
Parking is on the street. We didn't have any problems with it, but were advised not to leave valuables in it.

Plenty of parking, quiet area. Friendly and helpful staff, cosy and welcoming. Had a lovely Korean dinner next door to the complex.

The shower was hot had decent pressure. Beds were comfy.
Was meet by a guest, whom didn't have a clue about booking. For the price for room there are better options.

Location was great everything you need is just around the corner. Bed is comfortable and linen was freshly wash. Quite and I feel safe during my stay

Was quiet and was clean even though facilities in room were tired and needed some DiY.
When pointed out to manager no mirror and one of electric sockets in room was not working he acted promptly to rectify.
The only hand basin was in the very small toilet so not great for brushing teeth etc.

maintenance was very poor, leaks may have been repaired but the damage hasn’t been touch. walls were full of marks, hand basin was stained around the plumbing. beds were cheap but okay, bedding was very basic, fitted sheet and 1 thin quilt per bed. one quilt was badly pilled and unusable.

- No soap or body wash left. Had to ask for it.
- No holder in shower to leave soap or anything else.
- It is dated, paint peeling & uneven floorboards.
- No air con. This did not impact me but be aware if you are staying on a hot night.
- It smells of rotten eggs but that’s not the properties fault. The area it is located in Rotorua all smells like that.

The staff was very friendly and accomodating, I traveled to Rotorua for Tarawera Ultramarathon and the location was perfect with free parking outside the building.

smelled moldy, had to keep our ground floor window open into an alley, strange guy woke us up in the morning as he climbed the fire ladder next to our window to get to the room above us, door to the room enters into the bathroom (!), noisy washing machine on other side of wall

Parking out front is nice. That was literally it.
Where to start ? Filthy is an understatement, whilst I appreciate this is budget accommodation, they could atleast hoover, or clean.... The house was completely odorous and not with the smell of sulphur (that's an added extra), but with food. The communal areas have clearly never been cleaned. The on suit bathroom smelt like unite and I never took my shoes off because I didn't want to walk on the filthy carpet.
I usually wouldn't post a bad review but on this occasion unless they spent two days cleaning my one room the issues I had could not be rectified.
On the plus side, the man checking us in was genuinely nice , helpful and friendly.

Excellent location with quick access to the bath house and local restaurants. Service was friendly and professional. Wi-Fi was easy to access and fast enough for researching traveling
Expensive for relatively barebones accommodations - for over 100 dollars soap and shampoo wouldn’t be outrageous to ask for

the whole place smells bad. shower is dirty. my bed sheet and duvet cover having marks and spots seems dirty. so i end up covering them with my own things to sleep on.

Everything. There was no soap the fire alarm wasn't working toilet seat moved and it was just very over priced for what they offered

The reception is really nice, very flexible check in time. Central location , walking distance to Cafe, restaurant, and cinemas. Off street parking.

The quilt is really heavy. there is no TV in the public area and kitchen is really tiny, not much can be used. No coffee or anything for the morning
