The house location and amenities were very good but we didn't receive information regarding check-in and check out procedures. Initially we had some difficulty locating the property as the name of the property was not signed. We sent a message through to the owner but didn't receive any reply. The contact mobile number was no longer in service. These details need to be updated. Limited mobile reception and not having Wifi available made communication and booking activities on line difficult. It would be grest if Wifi could be added to the property given the poor mobile reception. A collection of DVD'S or a smart TV to allow access to streaming services would also be great addition. The bathrooms would also benefit from body soap being available.

Lovely house in a great position. Very close to the beach and a great cafe. Very comfortable set up though the exterior rooms particularly were very cold. Communication with manager was sporadic at best and arriving in the dark added challenges but we muddled through and had a very enjoyable weekend.

The property is in an excellent location and in reasonable condition.
However that is where it ends.
Communication with the host is nearly impossible!
We raised issues through our stay which are still unanswered - no wifi info details were added during stay and therefore nil access during stay.
After checking out we raised issues about being charged for a unit which we did not use and two weeks later no response - beware when booking,example -if you honestly advise your group has a 2yr old you may get an additional unit which is of no value but could cost $90 a night!
We unfortunately left a birthday present for a child at the property and two weeks later advice is that the host is still waiting to hear from the cleaners?
This respone only came after repeated messages to the host and phone calls to the booking agents.
All bathrooms on property are ok but provide minimal soap etc to commence your stay
First negative review I have ever submitted however I find this treatment of travellers who book in good faith very disrespectfull.

Comfortable and more than enough room for a large family with the local pub within walking distance with great food along with great views and easy access to the beach

Lovely place to stay
The location is perfect. Literally you can walk out of the garden gate onto the waterfront. The house is roomy and well equipped. We will be back!

Great location, spacious, clean and tidy.
Bedroom and bathroom idea is wonderful.
Some extra towels would be a good idea. (one per person for 5 days, not enough)

Very enjoyable stay.
The property was exactly as expected. Very clean, quiet and very spacious. We were a party of five grand parents mum and kids. And we had plenty of room and access to the beach as from the rear of the property.
We would definitely stay here again.

We were all impressed with the layout of the property and would definitely recommend it to friends and would love to stay again at sometime.The only negative that we could say was unfortunately the property manager was very slack in responding to initial message - took a couple of weeks to respond but was however apologetic once she finally responded.

We were unable to get a hold of the property manager either via the app or the mobile number advertised on the sign at the front of the property therefore one of our guest party had to sleep on the couch.The house itself was fantastic but no supplies at all like oil for bbq or event salt and pepper was disappointing.

Orford holiday house
Great location, beautiful house right on the beach, very spacious and accommodates 10 no problem with most amenities... downfalls were the beds are as hard as rocks, no tea towels, bath plug leaked water and the bathroom fans were very dirty that let off a musky, mould smell..... no communication between us and owner on where to collect keys nor any other information we needed to know.. would we stay again? Yes! Would we rush back to book again for the price probably not but location was perfect. Cheers jamie

Orford Family Get Away.
A central waterfront property with walking track access to hotel, cafes and beach. Excellent outside covered areas and good configuration for family accommodation with Britt helpful in meeting our particular needs.

Lovely location
Great property with plenty of room for a large group. Kitchen facilities were lacking (mugs, bowls, pans). Location was great, near the beach and close to what we needed.

Very well located and nice place. Plenty of space and beautiful view. You can even stargaze at night. Definitely worth every penny. The only thing that is letting it down is the fact that there was a hiccup with the cleaning process, when we arrived at 6pm, the gent was still cleaning the place up. And unfortunately, since it was so rushed, when we get back to the place at 7.30pm, there was still some spot (including cups and cutleries) that wasnt properly cleaned. Otherwise beautiful place, and the owner and the helper was very nice and accommodating.

Lots of space, comfy beds, good location
Our group of 3 adults and 4 children enjoyed the space of this property and it's proximity to the foreshore path and river mouth. The bed and couches were comfy and overall we had a good stay. It was disappointing that the kitchen had no basics - no salt and pepper, sugar or oil, given the price we were paying. The owner might also like to fix the fitted bath plug as it doesn't seal properly making filling the bath a challenge.

Good for large groups
House was great for our group of 6 adults and 4 kids which is hard to find. Secure yard on the waterfront it was very convenient and enjoyable. I think for the price some pantry basics and soap etc could be provided for guest convenience though.
