Location is WONDERFUL! Easy access to pool, beach, restaurants, and, shops. We loved the location.
Property management company was responsive throughout our stay and immediately addressed issues we first discovered.
The property was NOT clean and upkeep is not good. This includes: Black mold in showers, clogged sink (full of hair), 3rd floor grill that was covered with grease and food, 3rd floor deck area (kitchen area) that was covered in smoot, grease, and dirt. Third floor deck area that has dirt and black mold/smoot on the doors. The oven was not clean and had food particles and drippings inside (this cause the smoked alarm to go off when we attempted to use the oven). We found 3+ cockroaches during our stay and the main level (send floor) bathroom door could not be closed all the way and locked.
Property management company did clean oven, fixed the bathroom door, brushed down the grill, and unclogged the drain. This was appreciated however, the grill area was not cleaned. We cleaned this ourselves and documented with pictures.
The property has so much potential with a proper cleaning and upkeep as the location in second to none.

The house was beautiful, clean, and very large - more than enough room for our party of 6. Conveniently located within walking distance of food, shops, ocean, and pool. Benchmark was great to rent from and highly recommend!
It should be noted that the designated Rosemary beach area for this property is very small. This was the only downside but a big deal for us. We ventured out to visit the many little beach towns along 30A and found a lot of gorgeous, spacious public beaches to visit instead.

It was wonderful, despite the stolen bicycles the very first day. Three of our bikes were stolen. And despite three nights in a row, fire alarms went off in the middle of the night. We did not get this resolved for awhile. The place was lovely and we loved it.

First off I’d like to say the area was great. The house could use some work. The first night we got there I spilled a few drops of water on the ground and wiped it up. Seeing all the dirt on the napkin made me think that maybe the floor was dirty so I wiped a few other spots and found out the floor was disgusting. There was food everywhere and clearly hadn’t been cleaned a a very long time. With us having young children we couldn’t keep it like this. My wife and I spent the entire next morning mopping the three floors. furthermore, two of the King beds were completely uncomfortable and need to be replaced immediately. One was completely flat and felt like sleeping on a board. The other was as slanted in myWife’s side and appeared to be broken.

This property has the perfect location. It is one block off of 30A, meaning you have about a two minute walk to shops and restaurants, a 5 minute walk to the beach, and a 2 min walk to the pool. The location made our vacation so easy and enjoyable. There is a free tram available in the neighborhood but we didn’t have to use it because we were so close to everything. The Seacrest Beach community is charming and feels very safe. The kids loved riding around the neighborhood on the 4 bikes that came with the house.
The property had plenty of room for our two families of five. Everyone had their own space and it did not feel crowded. It was clean and looked just like the pictures. The kitchen was well stocked and we were able to cook most meals at the property. There is a grill on the 3rd floor deck.
Check in/check out is a breeze. The management company was easy to communicate with and left clear instructions.
The only negative thing that I can say is the management company supplies very little extra in terms of household items like dish soap, Kleenex, laundry pods, etc. Be prepared to buy those things if you are staying longer than a day or two. Not at all a deal breaker, just something to be aware of.
We had the very best time and will definitely book again!

We stayed here with two couple and two small children. The upstairs balcony is a wonderful place to hangout. The beach was only a 7 minute walk, much quicker than waiting on the tram. The pool was also only a 5 minute walk. We appreciated the bikes on the property and used the natural gas grill on the upstairs balcony. We were disappointed in the kitchen, it wasn’t stocked with cookware the way we wished it was. There was also only ceramic dishes. We would have loved some cheap plastic plates so we weren’t so concerned with breaking something with the kids. The other downside that we didn’t pay much attention to in the listing is the living room is on the 2nd floor. So no matter what bedroom you’re in, prepare to climb steps. May not be the best for someone with mobility issues.

This home was beautifully designed and with the layout across three floors, provided everyone enough space between two sets of grandparents, parents, and kid. The check-in and check-out process was easy. The proximity to the beach allowed a shirt and direct jaunt to the ocean, though the tram option was also nice to have for the grandparents. We had a lovely stay and plan to return!

We had a great time staying in Royal Seaview. We traveled as three families with small children, and the layout worked great: two families stayed on the first floor (each with their own bathroom) and one on the top floor, with the kids in the bunk room on the middle floor. (The only downside was that every bathroom is connected to a bedroom, which can be tricky if you want to use a bathroom after the kids are asleep). The house was clean and as pictured. It was a pretty short walk to the beach, though we’d recommend reserving beach chairs because it was fast enough that lugging chair’s and other stuff down there got old (if you take a wagon, they make you carry it all the way down the stairs to the beach, which from a practical standpoint means carrying a wagon full of stuff down the stairs unless you want to make multiple trips up and down). The house is very close to the shops/restaurants in Seacrest, and a short walk to all the stuff in Rosemary Beach. The top deck was fun for hanging out and grilling. The property management company was quick to respond and fix an issue we had with one of the A/C units. Overall, was a fun place to stay.

Loved this home! Great location within the community—close to the beach entrance, pool and local shops. Spacious, well-appointed rooms. Kitchen was well-stocked. Nice third floor deck with a glimpse of the ocean and outdoor kitchen. The only downside was the location of the bunk room. It was the only bedroom on the second floor, which forces a parent to stay in the bunk room, if you have younger children. I would recommend putting the bunks on the bottom floor. Washing machine was malfunctioning, and we weren’t informed in advance. I was told repairs were going to be made immediately following our stay. Overall, we loved the home and would rent again.

This was our first rental NOT from a hotel and so I naturally felt a bit of trepidation. Benchmark made the experience easy to navigate from taking my reservation, answering my one million questions, guiding me through the process and assuring me that we'd have an easy go of it. The property was everything the pictures displayed and more. We had a small hiccup or two and they were quick to answer and help. I would recommend Benchmark and definitely will use them again!

Royal Seaview was exactly as described and we enjoyed our stay very much (despite the terrible weather, rained every day!) The home is decorated in a tasteful, beachy decor. There was plenty of room, the beds are very comfortable, beautiful bathrooms, a well equipped Kitchen, had everything needed to prepare a meal and the outdoor kitchen on 3rd floor was so nice for the night we grilled seafood. The house was very clean and the (4) bikes that were included were an added plus and much appreciated .I can't say enough about Benchmark Management, they were very attentive, checked on us several times during our visit, everything was handled by email & text with all codes being sent to us prior to arrival, so check in is a Breeze! I would definitely recommend Benchmark Management!

The house was gorgeous! Two bedrooms on first floor, kitchen, living area and bedroom on second floor with a master bedroom and huge balcony and grill on third floor. You can see the gulf from third floor balcony. House was very clean and well kept. Also, this property is located in the front of neighborhood which was very close ( walking distance) to restaurants, beach and shopping! The pool is just one street away - amazing pool

We stayed with our two children and their families.Our group was 6 adults and 4 children ages 5-9. This home is beautiful, comfortable and well located. The beach is a 5-10 minute walk as is the pool and restaurants. The kitchen is well equipped though only has a Kuerig coffee maker, so we brought our own. The dining table seated our group comfortably. The kids loved the bunk room. We made great use of the 3rd floor covered porch every evening. There is a second living space on the third floor as well if you need a quite space to get away. Benchmark management was quick to respond to any issues we had. If we were to plan another beach trip this place would be tops on my list.

Highly Recommend

Overall we were very impressed with the property and the management. The house is in a good location - about a 10-minute walk to the beach with kids and gear. A few pros and cons.
Pros: Again great location in Seacrest - close to the beach, the village and the neighborhood pool. Very clean property. Massive tv in the living room. Master shower is huge and functional.
Cons: We were surprised at how little the place was stocked (dishwasher detergent, laundry detergent, toilet paper, etc) Although I believe this is standard for some homes. We immediately went to Publix. Wifi in master is pretty slow but then again didn't really need it. Ice machine was not on when we arrived.
Again there is nothing negative to say at all. We had a very positive experience. It would just be a nice touch if it were stocked a little bit more. Would stay at this location again and would use Benchmark - they did a phenomenal job and made the process very easy.

Loved this home! Great location within the community—close to the beach entrance, pool and local shops. Spacious, well-appointed rooms. Kitchen was well-stocked. Nice third floor deck with a glimpse of the ocean and outdoor kitchen. The only downside was the location of the bunk room. It was the only bedroom on the second floor, which forces a parent to stay in the bunk room, if you have younger children. I would recommend putting the bunks on the bottom floor. Washing machine was malfunctioning, and we weren’t informed in advance. I was told repairs were going to be made immediately following our stay. Overall, we loved the home and would rent again.
